Find Your Florida Lifestyle

Tell us where in Utah you are moving from, your budget, what matters most (beach access, walkability, a larger home, luxury living or retirement) and when you plan to move. The page recommends the communities and the homes for sale that fit, and the same answers start your plan.

Homes Matching Your Criteria

Live listings from the MLS for each community, by the kind of home: waterfront, condominiums, houses and new construction.

Your first step: BreakThru Florida Home Buying Plan

Before You Book a Flight, Know Where to Buy, What Your Money Buys and What to Look Out For

You are not simply buying a home in Florida. You are making a decision about the life you want next, from a place where you cannot drive past the house. The plan starts with a conversation about what the move has to do for you, and ends with a short list of communities and homes worth your time, what each would cost to own, and a tour schedule built around you.

What you receive

  • A buying consultation about what you want the move to do, what worries you and what must be true for it to make sense
  • A side-by-side comparison of the South Florida communities that fit, with the trade-offs of each
  • A first shortlist of homes for sale that match, chosen by an agent rather than a filter
  • An ownership-cost review for the homes you like: property tax, insurance, flood and association fees
  • A tour plan: live video tours now, and an in-person trip scheduled so one visit covers what matters
  • How buyer representation and compensation work in Florida, in writing, before any tour

What happens next

  1. Tell us where you live now, where you are looking, your budget and your timing.
  2. A local agent replies within one business day to schedule your buying consultation.
  3. After the consultation, your agent prepares the community comparison, the shortlist and the cost review.
  4. You tour by video or in person when you are ready, and decide what happens next.

Free and without obligation. Nothing you tell us is shared with a seller, and you sign a buyer agreement only when you are ready to tour.

Plan My Move · Find My Florida Home

How do I buy a home in Florida while I still live in Utah? Work with a licensed agent based in South Florida. Once you have had a consultation and signed a written buyer agreement, that agent streams home tours to you, compares communities, prices insurance, reads association documents and has you on the phone during the inspection. Save one trip for the finalists if you can. Closing documents can often be signed in Utah by courier or online notary.

Big households from the Wasatch Front usually ask one question first: where does the basement go? The bedrooms, the storage and the yard a Utah floor plan gave you still have to fit somewhere, along with water within a short drive and a monthly cost you could explain line by line before closing. Salt Lake City, Lehi, Provo and St. George send different buyers here, and all of them meet slab foundations, roofs that set the insurance price and a hurricane season where the winter inversion used to be. Each is manageable with the right county and the right records, which is the work a brokerage representing you in South Florida does before you book a flight.

What Should a Utah Household Expect to Spend Moving and Owning in Florida?

A moving bill you can quote today and a monthly figure you have to build before you sign. The truck or container across the country, the car shipment, the flights and the deposits are paid once and known early. The figure that decides the move repeats: principal and interest, a county tax bill based on your purchase price, wind and flood policies, association dues or a CDD assessment, and the pool service and yard crew that take over from the snowblower and the autumn sprinkler blowout. Larger households should also price the cooling for a bigger house, since the air conditioner runs most of the year. We leave the total blank on purpose, because a Parkland house with dues and a Vero Beach house without them are different budgets. Enter real quotes for one listing beside your Utah costs in the Florida Home Cost Calculator, and the comparison fits your household rather than an average.

Does Utah’s Flat Income Tax Make Florida the Cheaper Place to Live?

It helps on the income line, but the housing line often takes some of it back, so weigh both. Utah applies a single rate to personal income and Florida applies none, so a salaried household gains the most and a retiree drawing on savings the least. Utah assesses a primary residence on only part of its market value; Florida also limits the tax on a primary home, through a homestead exemption and an annual cap on assessment growth, but neither applies until you live there as your permanent residence, and the assessment first resets to your price. Insurance climbs: a hurricane deductible of its own, a flood policy a Lehi house never needed, and premiums that rise with the age of the roof. Gated community dues and, in a condominium, the building’s own insurance add more. A Salt Lake buyer who assumes a cheaper year and picks an older beachfront building can spend more than before. Compare one specific home with your current one, and have a CPA confirm the income side.

Which Parts of South Florida Give a Utah Household the Room It Needs?

Inland suburbs, in most cases, because land near the ocean is scarce and the same money buys less of it. A Salt Lake household that needs more bedrooms than a coastal budget allows fits Parkland, Coral Springs or Plantation, where larger houses sit on wider lots and the beach is a drive east. A Lehi or Provo household working remotely for a Silicon Slopes employer wants a real office, fast internet and an airport within reach, which the same suburbs and North Palm Beach provide. A St. George owner already comfortable with heat and mainly after the ocean and a boat looks at North Palm Beach or Vero Beach, trading house size for water. Ski runs and red rock canyons stay behind; beaches, paddling, fishing and long flat bike routes replace them. Give your agent your bedroom count and your weekend habits, and the search opens in the county that fits.

Which Doubts Stop Utah Buyers, and What Answer Does Each One Get?

Five doubts, each answered by something in writing inside the Florida Home Buying Plan. Utah buyers doubt they can judge a suburb from a screen in Salt Lake, fear a house that costs more to own than the listing suggested, worry about losing the right home during a weekend at a Provo game, suspect they will rank below a buyer who can walk the kitchen in person, and hesitate to trust a brokerage they have never sat across from. Each doubt and the answer you receive follow.

  • Judging a suburb from a screen: an area comparison written around your commute, your bedroom count, your price range and your week
  • The cost above the listing: an ownership review for each finalist, with insurance, dues and any CDD figures gathered during the inspection period
  • The home lost during a game: new matches shown on camera, closets and garage included, within days of listing
  • Ranking below an in person buyer: one agent assigned by name, a dated schedule, a phone line into the inspection and every document read before an offer
  • A brokerage never met: a broker of record whose Florida license you can verify, a written agreement setting out our duties before any tour, and confidentiality for everything you share

Should a Wasatch Front Sale Come Before the Florida Purchase?

Yes when the Utah equity funds the purchase; no when you can carry two homes for a season and want to move once. Utah listings tend to cluster in spring and summer, while South Florida is busiest in winter, so the overlap needs planning rather than luck. Two bridges sit between the options: a short stay in your sold house as your buyer’s tenant, or a Florida contract that depends on your sale, which some sellers accept. Utah closings run through a title company, and its officer can give you a dependable date once the buyer’s loan is approved. Our broker can refer you to a licensed Utah agent through a referral between brokerages, and a mortgage lender should weigh in early on carrying or bridging two homes. Your agent ties the Florida contract dates to the Utah closing so the moving truck has one destination.

Rent a Florida House for a Year, or Buy Right After Leaving Utah?

Buy right away when the suburb, the job and the household are settled and you have spent a July here; rent for a year when any of those is still open. A lease is the practical way to learn the humidity, the summer storms and the rush hour on your own commute, and to test whether a slab house truly holds your household, its gear and its holiday storage. Renting also means a new job here can begin before the Utah sale closes. The cost is a year of rent, another move and a later homestead start, since the exemption depends on owning and occupying the home on January 1. Households with several cars should also confirm that a rental’s parking rules fit them. Your agent screens rentals with purchase level care and keeps watching the suburbs you liked, so the lease ends with a closing date rather than another search.

How Does a Utah Buyer Tour and Close Without Flying Out?

With live video tours, a phone line into the inspection and a closing signed in Utah, all scheduled around a two hour time difference. Florida afternoon light reaches you in your late morning. A written buyer agreement has been required before any showing since August 2024, video tours included; we review it with you first, including how your agent is paid and how it ends. Your agent shows the rooms and the parts a camera usually skips: closets, the garage, the attic hatch, the yard after rain, the noise from the nearest road. Commutes and airport runs are timed at the real hour. Utah closings already run through title companies, and Florida closings do too, sometimes with an attorney, so courier documents or an online notary session let you sign at home. Call the title company on an independently found number before any wire.

Where Does Utah’s Claim on Your Income End After the Move?

At income with a Utah source, once your domicile has truly moved, plus a final Utah filing that covers the months before the move. Utah taxes personal income; Florida does not. After the change, Utah’s claim narrows to income earned there, such as rent from a Utah property or a business that stays behind, and the timing of a stock sale or the sale of a company around the move date can change the result. Domicile rests on facts you can document: trading your Utah license for a Florida one within 30 days of becoming a resident, registering to vote here, filing a declaration of domicile with the clerk of court and spending most of the year in Florida. Florida’s homestead exemption belongs only to a permanent residence, so keeping a Utah house as well raises the question of which state is home. Sit down with a CPA or tax adviser to sequence the sale and the move, and treat the Utah State Tax Commission site under Sources as the official reference.

How Much House Does a Utah Budget Buy, and What Changes About the Home?

Near the coast, a smaller one story house on a tight lot, a townhome or a condominium; inland, a larger and newer house on a wider lot, and more again on the Treasure Coast. The Utah basement has no equivalent here, because the water table sits close to the surface and houses are built on slabs, so bonus rooms and storage must fit above ground or not at all. Compare bedrooms, bathrooms, closets and garage bays instead of total square footage. Walls are concrete block under stucco, openings carry impact glass or shutters, roof age sets the insurance price, and termites replace the furnace as the thing to inspect. Condominium buyers face one more check: at three stories and above, Florida orders a milestone inspection of the structure and a reserve study of its key components, and a short reserve becomes an assessment the buyer inherits. We show both kinds of home on video before you narrow the search.

  • Bedrooms, closets and garage bays counted on every tour, since the basement rooms are gone
  • The roof permit date and the wind mitigation report, which together set the windstorm premium
  • Flood exposure: the map zone, the ground height and an early flood quote, because a new federal policy usually becomes active only after 30 days
  • For an apartment building, its milestone findings, reserve study, budget and pending assessments
  • Any association or CDD charge on the tax bill, built into the monthly cost before an offer

How Practical Are Trips Back to Salt Lake and St. George?

Practical from Salt Lake City, slower from St. George. Salt Lake City usually offers nonstop flights to South Florida, though the airports served and how often change with the season, while St. George and the smaller Utah airports connect through a hub. The two hour difference keeps a Salt Lake office within reach for most of your workday, and a Florida evening call lands in a Utah late afternoon. If you expect frequent trips to the Silicon Slopes or to family along the Wasatch Front, Parkland, Coral Springs and Plantation keep the airport drive reasonable, while Vero Beach adds well over an hour. Time spent in Utah can also count in a residency review if you hold on to a home or business there, so give your tax adviser your travel pattern. Your agent times the airport drive at your real departure hour before you decide.

Where in Florida Should a Utahn Live?

Each link opens that community’s page, with the homes for sale there now. Your agent adds the streets, the buildings and the trade-offs a listing does not show.

Before You Fall in Love With a Florida Home, Understand What It Costs to Own

The price is one number. The mortgage, property tax, homeowners insurance, flood insurance and association fees are the ones you pay every month. Put your own figures into the calculator, mark which ones are real quotes and which are still estimates, and compare the total with what you pay where you live now.

Why Work With BreakThru Realty Instead of Searching for Homes Yourself?

Anyone with an internet connection can search Florida homes. When you are buying from another state, the information you do not have matters as much as the listings you can see: the insurance that costs more than you expected, the special assessment the condominium has pending, the street that does not fit your daily routine. Our role is to help you understand what you are buying before you commit.

  • Find Your Community. An area comparison built from your commute, budget, schools and the way you live, before any listing is sent, so you choose between real neighborhoods rather than reputations.
  • Explore Homes Remotely. Your agent tours each home live on video, walks the street and the building, and attends the inspection with you on the line, so distance stops being the reason you miss the right home.
  • Understand Ownership Costs. Property tax at the reset value, homeowners and flood insurance, association fees and reserves, set beside the price of every home you like, so the monthly number is real before you offer.
  • Negotiate With Confidence. Local market information, an offer strategy talked through with you, and the contract deadlines worked through to closing, with the Florida specifics explained before they cost you.
  • Close With Local Representation. A licensed Florida broker of record, a written buyer agreement before any tour, and a closing you can usually sign from where you live, with wiring instructions confirmed by phone.

You are not simply buying a home in Florida. You are making a decision about the life you want next. We will help you make an informed one.

Questions you may be asking

I am months away from moving.
That is the right time to start. The plan tells you which areas to watch, what homes there cost to own and what a realistic offer looks like, so the trip you eventually book is spent on the right streets.
Can I really buy without being there?
People do, and it takes more care, not less. Your agent tours live on video, walks the street and the building, attends the inspection with you watching, and coordinates a closing you can sign remotely where the title company and your lender allow it.
Does a buyer's agent cost me anything?
Buyer-agent compensation is negotiable and set out in the written buyer agreement you sign before touring. In many South Florida sales the seller or listing broker offers to pay some or all of it, but that is never certain, so we explain the position on each home before you tour it.
I can search listings myself.
You can, and you should keep looking. What a listing cannot tell you is what the insurance will cost, whether the building has an assessment coming, or how the street feels at eight in the morning. That is the part the plan covers.
I have a home to sell first.
Most out-of-state buyers do. The plan works through the order: selling first and renting, buying first, or a contingency where the market allows it. We can introduce an agent where you live now, and for anything about bridging the two, consult a lender.

Questions People Ask Before Moving

What does the Florida Home Buying Plan include, and what does it cost?
It is free and commits you to nothing. The plan puts six things in your hands: a consultation about what the move needs to achieve for your household, a comparison of the suburbs and coastal areas that fit, homes an agent selected for you from the current market, an itemized cost of owning each favorite, a touring plan, and the representation agreement explained before any showing. Within one business day of your form arriving, a local agent calls to book your consultation.
Will my Utah income tax end when I move to Florida?
Mostly. Florida has no personal income tax, so once your domicile has truly moved, Utah’s claim generally narrows to income earned in Utah. Expect a part year Utah return for the year you leave, and plan the timing if you intend to sell a business, stock or property around the move. A CPA or tax adviser should map it with you, and the Utah State Tax Commission is the official source.
Can I find a large home with a basement in South Florida?
Large homes, yes; basements, almost never. The water table sits close to the surface, so houses are built on concrete slabs. Larger, newer houses on bigger lots are more common inland, in places such as Parkland, Coral Springs and Plantation, and on the Treasure Coast. Compare bedrooms, closets and garage space rather than total square footage when you measure them against your Utah home.
What is a CDD, and will my Florida home have one?
A CDD, or community development district, is a special district that financed roads, drainage and utilities in some newer communities and repays the cost through an assessment on the property tax bill. Many established neighborhoods have none. The charge is separate from association dues and is not reduced by homestead, so we check each finalist’s tax bill and include it in the monthly cost.
How do I buy a Florida home while I still live in Salt Lake City?
Begin with a planning call and sign the written buyer agreement; after that your agent tours for you live, usually around your late morning given the two hour difference. The agent compares communities, times the drives, gathers insurance quotes and joins the inspection with you on the phone. One trip for the finalists is worthwhile if you can make it, and closings can often be signed in Utah.

To request a tour, call (786) 914-1017 or email sales@breakthrurealty.com.

Should we sell our Utah house before we buy in Florida?
Weigh certainty against convenience. Listing in Utah first tells you exactly what you can spend but likely means renting here for a while. Buying here first gets you the right home, with two sets of bills until Utah closes. A brief stay in the sold house as the buyer’s tenant can bridge a gap. Consult a mortgage lender before you decide, and we can refer you to a Utah agent.
