BreakThru Realty Editorial Policy

BreakThru Realty is a licensed Florida real estate brokerage, and everything on this website is published by it: listings, housing market reports, area guides and Journal articles. This page explains where that content comes from, who reviews it, how artificial intelligence is used, and how to tell us when something is wrong.

Who Publishes This Website

BreakThru Realty LLC publishes breakthrurealty.com. Tyson E. Sam, the brokerage's founder and broker of record (Florida license 3565210), is responsible for what it says. Anyone can confirm a Florida real estate license on the Department of Business and Professional Regulation's public search at myfloridalicense.com.

Listings

Property listings come from BeachesMLS, the multiple listing service BreakThru Realty belongs to, and refresh through the day. The listing brokerage enters each one, so its price, description, photos and status are that brokerage's information, shown as delivered. Listing information is deemed reliable but not guaranteed; buyers and tenants should verify anything that matters to them before relying on it.

Housing Market Reports

Every figure in a housing market report is calculated by software from BeachesMLS data and shown with the date it was calculated. Nobody types, rounds or adjusts the numbers. Tyson E. Sam reviews the method and the written guidance around the figures, not each number. The market data methodology page explains every calculation and what the data does not cover.

Monthly Editions

BreakThru Realty Research publishes a monthly South Florida Housing Market Report. Each edition is frozen when it is published, so the figures quoted from it never change afterwards. An edition says "Reviewed by" only after the broker has read it; until then it says only that he reviewed the methodology. An edition is rebuilt only if it was published in error, and never edited by hand.

Guides, Area Pages and Articles

Area pages, buyer and seller guides and Journal articles are written for people deciding whether to buy, sell, rent or invest in South Florida. They describe homes, places, costs and processes. Market figures on them come from the live reports, never from a writer's memory, and the Journal assistant rejects any article that states a price, rent, rate or inventory count of its own.

How We Use Artificial Intelligence

BreakThru Realty uses AI writing tools to help draft some of its content, including Journal articles. A person decides what is published. Journal articles are proposed and drafted by an AI assistant; a member of the BreakThru Realty team chooses each one, is recorded as its reviewer, and it is scheduled at least 24 hours ahead so it can be edited or cancelled before it publishes. The assistant cannot publish on its own, cannot add links to pages that do not exist and does not research the web, so specific claims need sources the team supplies and checks.

What "Reviewed By" Means

A page names a reviewer only when that person has read the words on it. Pages whose figures are calculated automatically credit the reviewer of the method instead. Pages that name no reviewer make no claim to have been reviewed by anyone in particular; the broker of record remains responsible for them.

Sources

Market data comes from BeachesMLS. When a page describes a government program, a law or a public agency's rules, our standard is to name the organization that runs it and point readers to its own published details, because those rules and limits change. Where our own experience is the source, the page says so.

What We Do Not Publish

We do not show star ratings, review counts, awards or rankings without a source a reader can check. We do not describe the brokerage's track record with numbers that belong to someone else; the founder's career figures are labelled as his. We do not publish earnings claims for franchises or businesses. We do not type market statistics by hand.

Fair Housing

BreakThru Realty supports the Fair Housing Act and Florida fair housing law. Our pages describe homes, buildings and places, not the people who live in them, and do not state a preference for or against anyone based on race, color, religion, sex, disability, familial status or national origin.

Our Commercial Interest

BreakThru Realty is a brokerage, not a news organization. It is paid when clients buy, sell, lease or invest with it, and its pages invite readers to work with it. Where a page presents a partner's service, the partner is named on that page.

Not Professional Advice

Nothing on this website is legal, tax, lending, insurance or inspection advice. For a decision that depends on one, consult a real estate attorney, a tax adviser, a mortgage lender, an insurance agent or a licensed inspector.

Dates and Updates

Market reports show the date their figures were calculated, monthly editions carry their month, and Journal articles carry the date they were published. Live listing and market pages change every day, so quote them with the date you read them.

Corrections

If something on this website is wrong, email sales@breakthrurealty.com or call (786) 914-1017 with the page address and what needs fixing. Written content is corrected on the page. A market figure that is wrong because the underlying MLS record is wrong changes when that record is corrected. A monthly edition is not rewritten after publication unless it was published in error.
