Living in Tamarac

Tamarac was incorporated in 1963 and grew through the sixties and seventies as a city of retirement communities, then filled in with family neighborhoods, townhomes and, more recently, the new houses of Central Parc. It sits in west central Broward County with Coral Springs, Margate and North Lauderdale to the north and Sunrise and Lauderhill to the south. Commercial Boulevard and McNab Road cross the city east to west, and University Drive, Pine Island Road and Nob Hill Road run north to south, with Florida's Turnpike, the Sawgrass Expressway and Interstate 95 each a short drive away. Sawgrass Mills and the arena in Sunrise, the shops of Coral Springs and downtown Fort Lauderdale are roughly twenty to thirty minutes away, depending on the hour. Public schools are assigned by address through Broward County Public Schools, so confirm the school for the specific home before you rely on it.

Canals, Lakes and Golf Course Neighborhoods

Much of Tamarac was built around water and golf. Canals and lakes run behind the houses of the Mainlands, Westwood and Heathgate, and The Woodlands and Woodmont were laid out around golf land, with lake and fairway lots throughout. The water is fresh and part of the drainage system, and none of the current Tamarac listings records ocean access, so a canal or lake lot buys a view, privacy behind the house and a place to fish rather than a route to the Atlantic; confirm with the drainage authority what a canal allows before you plan a dock or a boat. On the golf side, Woodmont Country Club anchors the north of the city and Colony West Golf Club lies within it as well. Ask whether a membership comes with a home, what it costs and how the course is owned, because golf land across Broward has been redeveloped. For every waterfront or fairway lot we check the bank or seawall, the flood zone and the elevation certificate.

55 and Over Communities, Villas and Townhomes

Tamarac began as a retirement city, and communities for residents 55 and over remain a large part of it. Kings Point in the west holds gated condominium buildings and coach homes from the nineties and around 2001, and some sections of the Mainlands and Westwood are age restricted while their neighbors are open to all ages, so the age rule follows the section, not the street name. Villas and townhomes fill much of the rest: the Woodmont enclaves such as Cypress at Woodmont and the Pines at Woodmont, Plum Harbor and Springlake from the nineties, and the gated townhomes of Hampton Hills from 2006. Each association sets its own age, approval, pet and leasing rules, and the fee covers different things from one to the next, so we pull the documents for any community before a buyer offers. For a condominium building of three stories or more, ask for the structural inspection status, the reserve study and any assessment as well.

Neighborhoods

Tamarac reads best section by section. In the center, the Mainlands of Tamarac Lakes hold the original canal and lake houses, with Heathgate and Sunflower to the north. In the west, Westwood adds houses from the seventies on canals, Northwood ranch houses and villas, Kings Point its condominiums and coach homes for residents 55 and over, and Hampton Hills, Plum Harbor and Springlake their townhomes and villas. Woodmont surrounds the golf courses in the north along University Drive, while in the east The Woodlands offers large lots on tree named streets and Central Parc newer single family houses. Each neighborhood page carries its live listings, recent sales and what to check before an offer.

Selling a Home in Tamarac

Your Tamarac buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your buyer may already be working with BreakThru Realty. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your Tamarac home against the requirements those buyers have given us, from the section and the age rule to the canal, the golf view or the garage, and contacts the ones it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents search, priced from the matched closed sales: a Mainlands or Westwood house is compared within its own section, because an age restricted section and an all ages section sell to different buyers; a Woodmont home by its tract, its view and its club terms; a house in The Woodlands by its lot; and a Kings Point unit by its building and floor plan. The strategy is then built around your objectives: your timing, your price and your next move. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if a fast, as is sale matters most.

Investing in Tamarac

Investors in Tamarac usually buy single family houses to lease by the year. Houses from the seventies in Westwood, Heathgate, Sunflower, Northwood and the all ages Mainlands sections are bought to renovate and rent to families, and the newer houses of Central Parc lease with less work up front. Townhomes in Hampton Hills, Plum Harbor and Woodmont can work where the association allows leasing; the communities for residents 55 and over apply the age rule to tenants, and many associations approve every lease or require a period of ownership first. Duplexes and small apartment buildings are rare. Before you offer, we model the rent from current Tamarac leases and the resale from matched closed sales. Get Your Investment Property Analysis and we send the comparisons for the property you are weighing.

Tamarac Real Estate FAQ

Where is Tamarac, Florida?
Tamarac is a city in west central Broward County, roughly twenty to thirty minutes northwest of downtown Fort Lauderdale depending on traffic. Coral Springs, Margate and North Lauderdale lie to the north and Sunrise and Lauderhill to the south, Commercial Boulevard and University Drive cross the city, and Florida's Turnpike and the Sawgrass Expressway are each a short drive away.
How much does a home in Tamarac cost?
The range is wide for a city of its size. Villas, townhomes and condominiums in Kings Point, Springlake, Plum Harbor and the Woodmont enclaves sit at the lower end, the canal and lake houses of the Mainlands, Westwood and Heathgate in the middle, and golf course houses in Woodmont and the large lots of The Woodlands at the top. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices for houses and condos.
Is Tamarac only for residents 55 and over?
No. Tamarac began as a retirement community and still has many communities for residents 55 and over, such as Kings Point and age restricted sections of the Mainlands and Westwood, but Central Parc, Heathgate, Sunflower, Hampton Hills and Springlake are open to all ages, and so are other sections of the Mainlands and Westwood. Confirm the age rule for the specific section with its association, because an age restricted section can sit beside an all ages one on the same road.
What does waterfront mean in Tamarac?
A canal or a lake. Many houses in the Mainlands, Westwood and Heathgate back onto freshwater canals, and lake and fairway lots run through Woodmont and The Woodlands. No current Tamarac listing records ocean access, so the water is a view, a quieter backyard and a place to fish rather than a route to the Atlantic. For any waterfront lot we check the bank or seawall, the flood zone and the elevation certificate, and we ask the drainage authority what the canal permits.
Do I have to join a golf club to buy in Woodmont or The Woodlands?
It depends on the community, so ask before you offer. Woodmont surrounds the courses of Woodmont Country Club, and The Woodlands was built around golf land where listings now describe preserves, walking trails, a new clubhouse and plans for new homes. Each association and club sets its own terms: ask whether a membership is required or optional with the home, what it costs, whether it transfers and who owns the course, because that decides what happens to the view if the land changes hands.
What is my Tamarac home worth?
A free valuation from us starts with the closed sales that truly match your home: the same section and age rule for a house in the Mainlands or Westwood, the same tract and view for a Woodmont home, the same lot size and water for a house in The Woodlands, and the same building and floor plan for a Kings Point condominium or coach home. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask about a cash offer.
Do you already have buyers looking for homes in Tamarac?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
