Living in Lauderhill

Lauderhill was incorporated in 1959 and grew west from State Road 7 through the sixties and seventies, then filled its northwest corner in the eighties. The city sits in the middle of Broward County: State Road 7 runs along its east side, University Drive crosses the northwest, and Broward Boulevard, Sunrise Boulevard, Oakland Park Boulevard and Commercial Boulevard carry traffic east to Fort Lauderdale and Interstate 95 and west to Sunrise and the Sawgrass Expressway. Downtown Fort Lauderdale and Fort Lauderdale Hollywood International Airport are each about twenty to thirty minutes away, and the beach roughly half an hour. Central Broward Regional Park, home to the county's cricket stadium, sits in the middle of the city, and Inverrary in the north was laid out around golf courses. Plantation lies to the south, Sunrise to the west, Tamarac to the north and Lauderdale Lakes to the northeast. School assignments follow Broward County Public Schools by address, so confirm the schools for the exact home before you rely on a listing.

Houses From the Fifties to the Eighties

Most of what sells in Lauderhill is a single story concrete block house, and the decade tells you a lot about it. East of State Road 7, Browardale, Broward Estates, Rudell Park and Westwood Park hold houses from the mid fifties to the late sixties on fenced lots, many enlarged to four bedrooms. West of State Road 7, the Flair subdivisions and Holiday Village filled central Lauderhill in the sixties and seventies with three and four bedroom houses, garages and, on some lots, a pool or a canal. In the north, Boulevard Woods and the Boulevard plats near Inverrary added larger houses from the late seventies and early eighties, and west of University Drive the City of Lauderhill sections brought houses from about 1979 to 1989 with vaulted ceilings, one car garages and lots on freshwater canals and lakes. Most of these streets list with no mandatory association. For an older house we ask for the roof age, the windows, the electrical panel, the permits for any converted garage or addition and the wind mitigation report, which can lower the insurance.

Townhomes, Condominiums and Small Income Buildings

Lauderhill's newer homes are mostly townhomes. Georgetown, east of State Road 7 near Central Broward Regional Park, holds gated three story townhomes and condominiums built from 2006 to 2008, and Azalea Isle, recorded on the Calcutta First Addition plat off NW 55th Way, is a community of townhomes completed in 2023 and 2024 with three bedrooms and a one car garage. Sienna Ridge in Inverrary adds two story houses from 2001 under an association, and Boulevard Forest a gated street of mid nineties houses. The city also has many older condominiums, a number of them in Inverrary and some for residents 55 and over, which appear on the condo pages when they list. In the middle of the city, plats such as Sunshine Villas, Fern and LDC Estates hold duplexes, triplexes and fourplexes from the late sixties to the early eighties, many sold with tenants in place. For any association we read the budget, the reserves, the leasing rules and any assessment before you offer.

Neighborhoods

Lauderhill reads in three bands. In the north, Inverrary takes in Sienna Ridge, the Boulevard plats and the condominiums around Inverrary Boulevard, Boulevard Woods holds larger early eighties houses with no association, and the City of Lauderhill sections west of University Drive are the eighties houses on freshwater canals and lakes. In the middle, the Flair subdivisions and Holiday Village are the sixties and seventies houses of central Lauderhill, Sunshine Villas is the neighborhood of duplexes, triplexes and fourplexes off NW 16th Street, and Azalea Isle is the new townhome community off NW 55th Way. East of State Road 7, Browardale, Broward Estates, Rudell Park and Westwood Park hold houses from the fifties and sixties, and Georgetown the gated townhomes near Central Broward Regional Park. Each has its own page with live listings and recent sales, and the canal, pool and income property pages cut across them.

Selling a Home in Lauderhill

BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before a Lauderhill home is listed, a broker compares it with the requirements of the buyers already working with us, the bedrooms, a pool, a canal lot, no association and the budget, or for an investor the rents in place, and reaches out to the ones it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the home goes to the rest of the market through the MLS listing that cooperating agents search, priced from the closed sales that truly compare: a Boulevard Woods house against other larger houses near Inverrary, a Flair house by its condition and permits, and a triplex in Sunshine Villas by its leases and rents as well as its building. Throughout, the plan is built around what you want from the sale, from the timing and the price to your next move. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer when a fast, as is sale matters more than the asking price.

Investing in Lauderhill

Lauderhill gives investors two kinds of purchase. The first is a small income building: duplexes, triplexes and fourplexes in Sunshine Villas, Fern, LDC Estates and a few plats east of State Road 7 sell with leases in place, and some single family houses carry an efficiency that the buyer has to check against the permits. The second is a single family house in Flair, Browardale or the City of Lauderhill sections leased by the year to a family, with tenants weighing the central location between Fort Lauderdale, Plantation and Sunrise. The cautions are the ones every older income property brings: confirm that every unit is permitted, read the leases and the rent roll rather than the listing summary, price the insurance and the roof early, and if a tenant pays with a housing assistance voucher, learn what that program requires of the owner. A building of two to four units can usually be financed with a residential loan, so confirm the terms with a lender. Before you offer, Get Your Investment Property Analysis: we model the rent from current Lauderhill leases and the resale from the closed sales that match the property.

Lauderhill Real Estate FAQ

Where is Lauderhill, Florida?
Lauderhill is a city in central Broward County, a few miles west of downtown Fort Lauderdale. State Road 7 runs along its east side and University Drive crosses its northwest corner, with Plantation to the south, Sunrise to the west, Tamarac to the north and Lauderdale Lakes to the northeast. Interstate 95, Florida's Turnpike and Interstate 595 are each a short drive away, and the beach and Fort Lauderdale Hollywood International Airport are roughly half an hour by car.
How much does a home in Lauderhill cost?
Prices follow the type and the decade. Houses from the fifties and sixties east of State Road 7 and in the Flair subdivisions sit at the entry point for a detached house, townhomes at Georgetown and Azalea Isle sit nearby, and larger houses in Boulevard Woods and the City of Lauderhill sections, along with duplexes, triplexes and fourplexes, reach the upper part of the market. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices; the pool, canal, townhome and income property pages break the market into its parts.
Can I buy a duplex or a triplex in Lauderhill?
Yes. Duplexes, triplexes and fourplexes list in Lauderhill, most of them in Sunshine Villas, Fern and LDC Estates in the middle of the city, built from the late sixties to the early eighties, with a few duplexes east of State Road 7, and many sell with tenants in place. Ask for the leases, the rent roll, a year of expenses, the permits for every unit and the roof and electrical ages, and confirm the zoning, because a unit added without a permit can affect the appraisal, the insurance and the loan. Buildings of two to four units can usually be financed as residential property, including when you live in one unit, so confirm the terms with a lender.
Do Lauderhill homes have homeowners associations?
Most houses do not. The plats east of State Road 7, the Flair subdivisions, Holiday Village, Boulevard Woods and the City of Lauderhill sections list with no mandatory association, which leaves fences, parking and leasing to the owner within the city code. Sienna Ridge, Boulevard Forest, Georgetown, Azalea Isle and the condominiums in Inverrary have associations, some with a gate, and each sets its own fee and rules on rentals, pets and vehicles, so we pull the documents before you offer.
Is Lauderhill on the water?
In places. Lauderhill has no ocean frontage or ocean access, but freshwater canals and lakes run behind houses in the City of Lauderhill sections west of University Drive, in Holiday Village, Westwood Park and the Estates of Wimbledon, and behind some Azalea Isle townhomes. These waterways belong to the drainage system, so they suit a view and a kayak rather than a boat that goes to sea. For a waterfront lot we check the survey, the bank or seawall, the flood zone and the elevation certificate before you offer.
What is my Lauderhill home worth?
A free valuation starts with the closed sales that truly match: the same plat and decade for a house east of State Road 7 or in the Flair subdivisions, the same canal or lake frontage in the City of Lauderhill sections, and for a duplex or triplex the rents in place and the condition of each unit, adjusted for the roof, impact windows, a pool and any converted garage. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask about a cash offer for an as is sale.
Do you already have buyers looking for homes in Lauderhill?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
