What We Ask, and Why

The questions are the ones that decide which homes are worth your time. Where you want to live comes first, because it is the one thing a renovation cannot change. The all-in budget, covering the purchase and the project together, tells us how much house and how much work fit. The size of project you are open to and your timeline decide whether we look for a refresh you can finish in weeks or a house worth rebuilding. Nothing on the form asks about credit, income or debts.

What Happens After You Send It

An agent reviews your answers and contacts you to talk through them, usually with a first set of homes that match the location and have the potential you described. From there the journey is the one on the How It Works page: tours with a different eye, a Potential Check on the home you would buy, the purchase, your team, and the project. There is no obligation in sending the form, and you can stop at any step.

If You Already Own the Home

The program is built around buyers, because finding the right house is where a brokerage earns its place. If you have already found or bought a home and want introductions to design and construction professionals, tell us in the notes. If your plan is to renovate and then sell, or to sell as-is and buy something with more potential, we can talk through both sides of that decision.

Talk to a Lender Early

How the project is paid for shapes the search as much as the budget does. Some loans finance the purchase and the renovation together and have their own rules for contractors, bids and timelines; a cash purchase with a later loan works differently again. Consult a mortgage lender about renovation and construction loans before you tour, and bring what you learn to the first conversation.

Is there a cost to start?
There is no charge to send the form or to talk with an agent about your plans. How a buyer’s agent is paid is set out in the buyer brokerage agreement you sign before touring homes, which your agent explains at the start.
Do I need to know what kind of project I want?
No. Many buyers start with only a neighborhood and a feeling that the homes they can afford there need work. The first conversation is about how you want to live; the size of the project follows from the homes that fit.
Which areas does the program cover?
The counties BreakThru Realty serves in South Florida and the Treasure Coast: Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River.
Can I apply to be part of the series from this form?
The series has its own short application on the series page. Starting a project here does not put you on camera, and applying there is always optional.
