Living in Surfside

The Town of Surfside, incorporated in 1935, covers nine blocks of the barrier island between 87th Terrace, where Miami Beach's North Beach ends, and 96th Street, where Bal Harbour begins. Collins Avenue runs along the ocean with the condominium buildings on its east side; Harding Avenue, one block west, is the town's main street, with cafés, restaurants, kosher markets, the post office and town hall; and west of Harding the residential streets are named in alphabetical order for writers, from Abbott Avenue to Irving Avenue, ending at Bay Drive on Indian Creek and Biscayne Bay. The Surfside Community Center at 93rd Street and Collins has pools, a water slide and a beach pavilion, and a paved beach walk runs behind the dune from the Miami Beach line to Bal Harbour. Children attend Ruth K. Broad Bay Harbor K-8 Center, Nautilus Middle School and Miami Beach Senior High, and several private and religious schools are close by. Surfside has a large observant Jewish community: The Shul on Collins Avenue, Young Israel and other congregations are within walking distance of most homes, and many buildings run a Shabbat elevator. The 96th Street bridge leads to Bay Harbor Islands and the Broad Causeway to North Miami, and Bal Harbour Shops stands at the town's northern edge.

Oceanfront Condominiums on Collins Avenue

Most homes in Surfside are condominiums on the ocean side of Collins Avenue, and the town's zoning holds them to a modest height, so the newest buildings are boutique rather than towers. The buildings span six decades: Spiaggia from 1965 and Four Winds from 1967, 9500 Oceans from 1970, Champlain Towers North from 1981 and Champlain Towers East from 1994, Mediterranean and Rimini Beach from the late 1990s, Solimar from 2001, The Waverly from 2003, Ocean Seven from 2014, Fendi Château from 2016, the Four Seasons Surf Club from 2017 and Arte from 2021. Champlain Towers South at 8777 Collins Avenue collapsed in June 2021, and Florida answered with the milestone inspection and structural integrity reserve study laws that now apply to every building three storeys and taller; the older buildings on Collins have been through or are going through that work, and its results, the reserve funding and the assessment history decide the real cost of a unit. Listings describe direct beach access, heated pools, beach service, semi-private elevator foyers and Shabbat elevators, so compare what each building actually includes, and ask each association for its approval process and its rules on leasing and pets.

Houses West of Harding and the Bayfront

West of Harding Avenue, Surfside is a town of single-family streets on two historic plats, Altos del Mar in the north and Normandy Beach in the south. The original houses date from the late 1940s and early 1950s, single-storey homes on lots of roughly five and a half to eight thousand square feet, and today they come to market three ways: fully remodelled, as original homes to renovate, or as sites, sometimes two lots assembled, for a new two-storey house. New construction is a steady part of the market, and the land page lists the lots for sale. At the western ends of the streets, homes on Bay Drive and the waterfront lots of the interior streets face Indian Creek and Biscayne Bay with seawalls and docks, and their listings describe ocean access with no fixed bridge on the route north to Haulover Inlet; we confirm the route, the bridge clearances, the dock permit and the depth for the boat you keep. For every house we check the flood zone and elevation certificate, the permit history of additions, and the town's single-family zoning on height, setbacks and lot coverage, which decides what a buyer who plans to rebuild can actually build.

Neighborhoods

Surfside is small enough that buyers think by side of Harding Avenue and by building. The single-family streets are the Altos del Mar plat in the north, nearer Bal Harbour Shops, and the Normandy Beach plat in the south, nearer the Miami Beach line, with waterfront lots on Indian Creek and the bay at the western end of both. On Collins Avenue, The Surf Club at 90th Street holds the Four Seasons residences and the buildings across the avenue, Spiaggia is the mid-century building in the middle of the town, The Waverly is the gated oceanfront building from 2003, Fendi Château is the boutique beachfront building to the north, and Solimar is the pair of full-service towers at the Bal Harbour end. Each page carries its live listings and recent sales, and the oceanfront, waterfront, luxury, land and price pages below cut the whole town the way buyers search it. Bal Harbour to the north and Bay Harbor Islands across the bridge are separate towns with their own markets, although all three share the 33154 ZIP code.

Selling a Home in Surfside

A Surfside condominium is priced by its building, line, floor and view as much as its size: a direct ocean view against a city or bay view, a corner line, a renovated kitchen and bathrooms, a Shabbat elevator and beach service, and above all the building's fee, its milestone inspection result and its assessment history, which buyers now read before the photographs. A house west of Harding is priced by its lot and its street, by whether it is a remodelled home or a site for a new one, and by the flood elevation, with the Indian Creek and bayfront lots in a market of their own. Your buyers compare Surfside with Bal Harbour, Bay Harbor Islands and North Beach, so we price from the closed sales that match your building and line or your street and lot. Begin with a free valuation drawn from the latest Surfside closings, ask us for a full comparative market analysis when you are ready to list, or request a guaranteed cash offer if a fast, as-is sale suits you better.

Investing in Surfside

Investors in Surfside usually buy one of four things: a hotel residence at the Four Seasons Surf Club that earns through the hotel's rental programme, a unit in an older oceanfront building such as Spiaggia or The Waverly to renovate and lease furnished to winter residents or to an annual tenant, a house west of Harding to lease to a family who wants the schools, the synagogues and the beach, or an original house or a lot to rebuild and resell. Each has its own checks. A condominium rental depends on the association's rules on minimum lease terms, how often a unit may be leased and tenant approval, and on the town's own rules on short-term rentals, so confirm both for the exact unit. A rebuild depends on the town's zoning and permits, the flood zone and the FEMA substantial-improvement rule, which requires an older house below flood elevation to be brought up to current standards once the work passes half its value. The rental pages show live Surfside rents, the land page lists the lots, and the price-reduced page tracks sellers who have cut the price.

Surfside Real Estate FAQ

Where is Surfside, Florida?
Surfside is a town in Miami-Dade County on the barrier island north of Miami Beach, between 87th Terrace, where Miami Beach's North Beach ends, and 96th Street, where Bal Harbour begins. The Atlantic Ocean is on its east side and Indian Creek and Biscayne Bay on its west. The 96th Street bridge leads to Bay Harbor Islands and the Broad Causeway to North Miami and Interstate 95, and Miami International Airport is about half an hour away.
How much does a home in Surfside cost?
The range inside Surfside is wide. Studios and one-bedroom units in the older buildings on Collins Avenue and across from the beach are the most attainable way in, two- and three-bedroom oceanfront condominiums and the single-family houses west of Harding Avenue sit in the middle, and the Four Seasons Surf Club, Fendi Château, Arte and the Indian Creek waterfront houses carry the highest prices. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS.
Is Surfside the same as Bal Harbour or Miami Beach?
No. Surfside is its own town with its own government, police department and building department. Bal Harbour Village is the separate municipality north of 96th Street, and Miami Beach's North Beach neighbourhood begins south of 87th Terrace. Surfside shares the 33154 ZIP code with Bal Harbour and Bay Harbor Islands, so check the municipality on the property tax record before you compare prices or rules.
What should I know before buying a condo in Surfside?
Treat the association's documents as part of the listing. Florida now requires milestone structural inspections and structural integrity reserve studies for buildings three storeys and taller, and the older buildings on Collins Avenue have been through or are going through that work. Ask for the inspection report, the reserve study, the budget, the assessment history and the rules on leasing and pets, and compare what each building's fee includes, from beach service to a Shabbat elevator.
Can I buy a single-family home or a home with a dock in Surfside?
Yes. West of Harding Avenue, Surfside is a town of single-family streets on the Altos del Mar and Normandy Beach plats, with houses from the late 1940s onward, remodelled homes, new construction and lots to build on. At the western ends of the streets and along Bay Drive, homes face Indian Creek and Biscayne Bay with seawalls and docks, and listings describe ocean access toward Haulover Inlet. Dock permits, water depth, the seawall and bridge clearances vary lot by lot, so we confirm them for every waterfront home we show.
What is my Surfside home worth?
Request a free valuation and we build it from recent closed sales that match your building, line, floor and view, or for a house, your street, lot, condition and flood elevation, rather than a townwide median. When you are deciding whether to list, we prepare a full comparative market analysis for the Surfside home, and an owner who needs to sell quickly can ask for a guaranteed cash offer instead.
