Investment & Institutional Division

Investment & Institutional Division

Underwritten on the rents in place, and reported on the client's schedule.

The Investment & Institutional Division serves the two clients who buy and sell real estate as a business: investors building or selling a portfolio of income property, and the banks, servicers, asset managers and funds that need a broker to value, manage and sell what they own.

Departments in the Investment & Institutional Division

Investment Properties & Multifamily Department

Buying and selling income property, from duplexes and fourplexes to apartment buildings, underwritten on real numbers.

REO, Bank-Owned & Institutional Assets Department

REO listing, broker price opinions and asset services for banks, servicers, asset managers and funds.

Who the Division Serves

Investors buying duplexes, small apartment buildings and other income property, owners selling it, and institutions disposing of real estate: REO from foreclosure, assets held by funds and servicers, and property owned by government entities.

How the Work Is Done

Investors get every property underwritten on the rents actually in place, today's insurance and taxes that reset on sale, not on what a listing says the rents could be. Institutions get a broker who follows their process rather than imposing one: written assignments, broker price opinions to their format, occupancy checks, and reporting on their schedule and in their system.

Frequently Asked Questions

Do you help small investors or only institutions?
Both. The Investment Properties & Multifamily Department works with individual investors buying their first duplex as well as owners of larger portfolios; the REO department works for institutions.
How do you underwrite an income property?
On the rents in place, the actual operating expenses, a current insurance quote and the property taxes as they will be after the sale, which in Florida reset to the purchase price. The seller's pro forma is the starting point, not the answer.
Does BreakThru take REO assignments?
Yes. The REO department takes written assignments from banks, servicers, asset managers and other institutional owners, and works to the client's process and reporting schedule.
Can investors buy bank-owned property through you?
Yes. Bank-owned and foreclosed homes listed on the MLS are on the foreclosures pages, and a buyer's agent can represent you on any of them.
