Private & Off-Market Real Estate in South Florida
Buying and selling quietly, within the rules that keep the market fair
Some clients want to buy a home no one else is being shown. Others want to sell one without a photo gallery of their bedroom circulating online. Both are possible in South Florida, within limits set by multiple listing service rules and fair housing law. This page explains what private buying and selling really involve, what each route costs you in exposure or price, and what BreakThru Realty does on each side.

What Off-Market Honestly Means
There is no secret catalog of luxury homes waiting for the right name. Off-market property is mostly homes whose owners would sell on the right terms but have not listed, builder inventory that has not been released to the public, and office exclusives a seller has chosen to market quietly. BreakThru Realty will search each of those channels for you, but it will not promise that a home matching your brief exists off-market, and you should be wary of anyone who does. What we can say is that a buyer with a clear brief, verified funds and patience has more ways to find a home than the public search sites show, and that a seller has more ways to sell than a full public campaign.
Buying: Approaching Owners Directly
When the brief is specific, such as a deep-water lot with no fixed bridges to the ocean or a guard-gated estate on a certain acreage, we can identify candidate properties from public records and approach the owners directly. The approach comes from the brokerage, by letter or through the owner’s own agent, and it does not name you. Owners who are not interested are not contacted again. When one is, we value the home from recent closed sales so your first offer is grounded, and we respect the owner’s timeline, which is often the reason they had not listed. Direct outreach takes longer than buying from the market and does not always produce a sale, and we tell you that at the start.
Buying: Builder and Developer Releases
New homes and condominium residences often become available before public marketing begins. Developers hold early releases for reservation lists, and custom builders sometimes have a spec home under construction that has not yet been listed. We register your interest with the builders whose product fits, find out which residences or lots are still unallocated, and arrange private visits to sales galleries and job sites. Any reservation or purchase agreement from a developer is written in the developer’s favor, and deposits on pre-construction condos are governed by Florida law and the contract itself, so your attorney should review the agreement before you sign or send money.
Buying: Office Exclusives and Coming-Soon Listings
Multiple listing service rules allow a seller to keep a listing within one brokerage for a period, or to delay public marketing, in exchange for giving up the exposure of the full service. BreakThru Realty is a member of BeachesMLS and follows its rules on how and when such listings must be submitted. For a buyer, that means an office exclusive held by our brokerage can be shown to you privately, and we can ask other brokerages whether they hold listings matching your brief. We cannot see, and will not claim to see, another brokerage’s private inventory unless its agents choose to share it, and every buyer who asks about a listing is treated the same way.
Selling Privately: The Options Set Out in Writing
A seller who wants discretion has several levels to choose from. The listing can go into the MLS with the address withheld from internet display, so agents see it but consumer websites do not show the location. It can be held as an office exclusive, shown only to buyers our agents bring, or it can be marketed on a delayed timeline. Each step trades exposure for privacy, and less exposure usually means fewer buyers competing, which can affect the price and the time to sell. Before you choose, BreakThru Realty sets out the options and their trade-offs in writing, and you sign the one you choose. If a quick exit matters more than the last dollar, the cash offer page shows another route.
Verified Buyers, Accompanied Showings
Privacy during a sale depends on who is allowed through the door. Every buyer who asks to see a private listing is verified first: identity, and proof of funds or a pre-approval from a mortgage lender, applied the same way to everyone. A non-disclosure agreement can be required before the address or interior photographs are released. Showings are by appointment and accompanied, phones stay away from personal spaces by agreement, and family photographs, awards, documents and anything with a name on it are put away beforehand. After closing, the brokerage does not use the sale, the address or the seller’s name in its marketing unless the seller asks in writing.
Fair Housing Applies to Quiet Sales Too
A private sale does not change the law. Federal and Florida fair housing law apply whether a home is listed publicly, held as an office exclusive or sold through a direct approach, and a seller cannot choose among buyers by race, color, national origin, religion, sex, disability or familial status, or by any other protected class. The verification standard described on this page is about identity and funds, and it is applied identically to every buyer who asks. When a seller wants to limit who sees a home, the limit is on the marketing channel, not on the kind of person allowed to make an offer. BreakThru Realty will not run a private sale any other way.
What Stays Public No Matter What
Discretion has hard limits, and clients deserve to know them. A recorded deed and the county property appraiser’s website will show who owns a home and, after a sale, what it sold for. If privacy of ownership matters, whether to hold title through an LLC or land trust is a question for your attorney, who will also explain federal reporting rules that can apply to entity cash purchases. Permits, liens and code cases are public too. What a private transaction controls is the marketing: no public photo gallery, no open house, no listing history on the portals, and no mention of your name by the brokerage.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- Does BreakThru Realty keep a list of off-market homes for sale?
- No standing list is promised. BreakThru Realty searches the off-market channels for each buyer: owners who may sell if approached, builder inventory before public release, and office exclusives within MLS rules. Whether a home matching your brief exists off-market is something only the search can answer.
- Can a home be sold without its address showing on real estate websites?
- Yes. Within MLS rules, a seller can ask for the address to be withheld from internet display, so the listing reaches agents without its location appearing on consumer sites. It can also be held as an office exclusive, which limits exposure further. The trade-offs are explained in writing before you choose.
- What is an office exclusive listing in Florida?
- It is a listing a seller asks a brokerage to market only within that brokerage, rather than through the full multiple listing service, for a period allowed by the MLS’s rules. It gives the seller privacy at the cost of exposure, and the seller’s written consent is required.
- Does a private sale usually mean a lower price?
- It can, because fewer buyers see the home and fewer compete for it, although a well-matched private buyer can also pay a strong price for discretion. BreakThru Realty explains that trade-off before you choose how to market the home and can show what a public listing would likely attract.
- How are buyers checked before they see a private listing?
- Every buyer’s identity is confirmed, along with proof of funds or a mortgage lender’s pre-approval, and a non-disclosure agreement can be required before the address is shared. The same standard applies to every buyer, as fair housing law requires, and showings are always by appointment and accompanied.
- Will an owner who is approached know who the buyer is?
- Not unless you choose to tell them. The approach comes from BreakThru Realty on behalf of an unnamed buyer, and your identity is released only when you and your attorney decide it should be, which is usually at contract or closing.
