Florida City Real Estate & Homes for Sale

Your next move in Florida City deserves a better strategy: buy, sell or invest with the numbers in front of you.

Florida City is the southernmost city in Miami-Dade County, just south of Homestead, where Florida's Turnpike ends at US 1 and the roads to the Florida Keys and Everglades National Park begin: new construction homes and townhomes, older streets with no association, and duplexes and small rental buildings.

Living in Florida City

Florida City was incorporated in 1914 and is the southernmost city in Miami-Dade County. Lucy Street marks its line with Homestead to the north, Krome Avenue and Palm Drive cross at its center, US 1 runs down its east side, and Florida's Turnpike ends here, as does the busway that carries buses north along US 1. The city keeps its own city hall and police department. Hotels, gas stations and the Florida Keys Outlet Center line US 1 for travelers heading south, the Florida Pioneer Museum keeps the city's early history, and parks such as Washington Park, Fasulo Park and Mayor Roscoe Warren Municipal Park serve the neighborhoods. Farmland surrounds the city to the west and south, with the Redland to the northwest. Recent listings name Florida City, Laura C. Saunders, Gateway Environmental K-8 or Campbell Drive K-8 for the early grades, with Homestead Middle and Homestead Senior High; confirm the school for the exact address with the district. Hurricane Andrew struck Florida City in 1992, and much of what stands today was built or rebuilt afterward.

Gateway to the Florida Keys and Everglades National Park

Location is what Florida City sells first. US 1 leaves the city for Key Largo, about half an hour south in light traffic, and Card Sound Road branches off it as the second route onto the Keys. Palm Drive runs west past Robert Is Here, the farms and the plant nurseries to the main entrance of Everglades National Park, roughly eleven miles away, and Biscayne National Park's visitor center at Convoy Point is a short drive east of Homestead. Homestead Air Reserve Base and the Homestead Miami Speedway are to the northeast. For an owner, that geography means steady demand from people who work in the parks, the Keys, the farms, the base, the hotels and the shops along US 1, and from families who want newer housing at a lower price than the towns to the north. For a resident, it means weekend traffic on US 1 and the Turnpike, so ask how a street handles it before you choose.

New Construction Homes and Townhomes

Since about 2020 Florida City has added more new homes than most of south Miami-Dade, in a ring of small subdivisions on the northwest and northeast sides. On the single family side, Royal Homes West and Baywood fill the northeast, and Aurora and Alba fill the northwest with two story concrete homes of four and five bedrooms, many with a suite on the first floor for a relative. Townhome communities are being built beside them: On Centro, Sunscapes, Alphaville, Green Park, Hadley Place, Palm Cay and Le Jardin, most of three or four bedrooms. Listings name builders such as ONX Homes and advertise closing cost credits, rate buydowns and, in some cases, down payment assistance for buyers who qualify. Before you sign, compare the builder's price and incentives with a resale a few years old a block away, read the association budget, check whether a Community Development District assessment appears on the tax bill, and get the warranty and the closing date in writing. Many builders ask that your agent be registered at your first visit, so bring your representation with you.

Neighborhoods

Florida City is laid out on its own grid of numbered streets around Krome Avenue and Palm Drive, and its neighborhoods follow the plats. In the northwest, Aurora and Alba hold the newer single family homes, On Centro, Sunscapes, Alphaville Townhomes and Green Park are the new townhome communities, and Washington Park and Rockwood are the older streets, where new duplexes and small rental buildings now stand beside houses from the fifties and sixties. In the northeast, Royal Homes West and Baywood are single family communities and Palm Cay is the townhome community by the lake. Hadley Place adds new townhomes on the southwest side, and Le Jardin sits in the southeast. Each neighborhood page carries its live listings and recent sales. A few listings filed under the Florida City name, such as Coral Landings near SW 314th Street, sit outside the city in the Homestead area, and we confirm the municipality on the tax record for every home.

Selling a Home in Florida City

Your Florida City buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your buyer may already be looking for a home like yours in south Miami-Dade. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your home against the requirements of the buyers already working with us, from the price and the bedrooms to a first floor suite or an income unit, and reaches out to the ones it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents search, with the facts buyers here ask first: the flood zone, the association fee, any CDD and the leases on an income property. The strategy then follows your objectives, your timing, your price and your next move. A resale in Aurora or Royal Homes West competes with the builder a few streets away, so we price from closed resales and the builder's current price on a comparable plan. Request Your Property Valuation from matched closed sales, ask for a full comparative market analysis when you are ready to list, or request a cash offer for a fast, as is sale.

Investing in Florida City

Florida City draws more investors per listing than most of south Miami-Dade, for three reasons: newer housing at an entry level price, a steady pool of tenants who work in Homestead, the Keys, the parks and the hotels on US 1, and small multifamily buildings, which are rare in the towns to the north. Five bedroom houses in Aurora, Alba and Royal Homes West lease to large households by the year; duplexes, triplexes and small townhouse buildings in Washington Park, Rockwood and the older plats are often sold with tenants in place; and some owners accept a housing voucher, which brings an inspection and its own payment schedule. Commercial and industrial land on Krome Avenue and US 1 trades on its zoning, while agricultural parcels past the Urban Development Boundary carry strict limits on building. Read each rent roll against the leases themselves, confirm the permits for every unit and price the insurance before trusting a return. Get Your Investment Property Analysis and we model the rent from current Florida City leases and the resale from the closed sales that match the property.

Florida City Real Estate FAQ

Where is Florida City, and is every Florida City address inside the city?
Florida City is the southernmost city in Miami-Dade County, directly south of Homestead across Lucy Street, at the southern end of Florida's Turnpike. Most listings under the Florida City name are inside the city, but a few are not: Coral Landings and Coral Breeze near SW 314th Street and SW 192nd Avenue are in the Homestead area, a mobile home park and some townhomes on Palm Drive sit just outside the line, and agricultural parcels to the south and west are unincorporated. Taxes, permits and services follow the tax record, so we confirm it for every property.
How much does a home cost in Florida City?
Florida City sits below most of Miami-Dade for newer housing. New townhomes in Hadley Place, Palm Cay, Sunscapes and On Centro are the entry point, older houses in Washington Park and the original town plat come next, and the five bedroom single family homes in Aurora, Alba, Baywood and Royal Homes West sit above them, with duplexes and small rental buildings priced on their rents. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Should I buy new construction or a resale in Florida City?
Compare the two side by side, because both are plentiful here. A new home brings the builder's warranty, current hurricane code and often incentives such as closing cost credits or a rate buydown. A resale two or three years old in the same community may already have a fence, window coverings and landscaping, and sometimes costs less. Check the association fee and any CDD assessment on both, and ask the builder for the closing date in writing. We can represent you on a builder contract from the first visit.
How far is Florida City from the Florida Keys and Everglades National Park?
Both begin at the edge of the city. US 1 runs south from Florida City to Key Largo, about half an hour away in light traffic, with Card Sound Road as a second route, and Palm Drive runs west to the main entrance of Everglades National Park, roughly eleven miles from the city. Biscayne National Park's visitor center is a short drive east of Homestead, and Florida's Turnpike starts its run north to Kendall and Miami right here.
What should I know about flood zones and insurance in Florida City?
Check the zone for the exact lot, because it changes between the new and the older parts of the city. Many of the new subdivisions in the northwest, such as Aurora and Alba, sit in flood zone AH, an area of shallow ponding where lenders require flood insurance, while the older streets around Washington Park and Rockwood are mostly zone X. Insurers also price the roof, the windows and the construction, and many new homes here are concrete on both floors with impact glass. Ask for the elevation certificate and an insurance quote before you commit.
What is my Florida City home worth?
Request a free valuation and we build it from the closed sales that match your home: the same community and plan for a new home in Aurora, Alba or Royal Homes West, compared with the builder's current price on the same plan nearby, the same street and condition for an older house, and the rents, leases and expenses for a duplex or a small rental building. For a listing decision we prepare a full comparative market analysis, and owners who need a fast sale can request a cash offer.
Do you already have buyers looking for homes in Florida City?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
