Living in Sunrise
Sunrise was incorporated in 1961 as Sunrise Golf Village and took its present name in 1971, and it grew west from its first sections between Sunrise Boulevard and Oakland Park Boulevard toward the Everglades. Today it is a long city in west central Broward County, with Tamarac to the north, Lauderhill to the east, Plantation to the south and Weston to the southwest. Sawgrass Mills and Amerant Bank Arena, where the Florida Panthers play, anchor the west end beside the Sawgrass Expressway, close to where Interstate 595 and Interstate 75 meet, and office parks near the expressway bring employers into the city. University Drive, Pine Island Road, Nob Hill Road, Hiatus Road and Flamingo Road run north to south, and Sunrise Boulevard and Oakland Park Boulevard cross the city, so most homes are a short drive from an interstate. Downtown Fort Lauderdale, the airport and the beaches are roughly half an hour east, depending on the hour. Public schools are assigned by address through Broward County Public Schools, so confirm the school for the specific home before you rely on it.
Lakes, Canals and Gated Communities
Water in Sunrise is fresh, not tidal. Lakes dug as the subdivisions were built sit behind houses in Welleby, Savannah, New River Estates and Hampton Lakes, and drainage canals run behind streets in Sunrise Golf Village, Welleby and Woodstock. None of the current Sunrise listings records ocean access, so a lake or canal lot buys a water view, privacy behind the house and a place to fish or paddle rather than a route to the Atlantic; if you plan to keep a boat, confirm with the drainage district what the canal connects to and what it allows. For every waterfront lot we check the bank or seawall, the flood zone and the elevation certificate. Gates are common in the west: Artesia is guard gated, Sawgrass Preserve and Regency Club are gated, and sections of Savannah such as The Enclave have their own gate. A gate comes with an association, and the fee, the architectural rules, the leasing rules and the reserves differ from one community to the next, so we read them before a buyer offers.
Condos, Townhomes and New Construction
The tallest buildings in Sunrise stand near Sawgrass Mills. One Metropica, a tower completed in 2020 at 2000 Metropica Way with interiors by YOO Design Studio, and the two towers of TAO Sawgrass from 2009 and 2010 on Flamingo Road offer high rise condominiums with resort amenities, lake and city views and, in each, penthouse residences. Artesia adds Mediterranean style condominiums and townhomes behind a guard gate, while townhome communities such as Twin Fountains, Riverwalk, Villa Welleby and Springtree Villa date from the eighties to the early two thousands. New construction is concentrated at Solterra, where townhomes, villas and houses were being completed in 2026. Association fees in the towers and in Artesia run far above the fees in the older townhome communities, because they pay for more, so compare each fee with what it covers, the reserve study, the insurance and, for the towers, the structural inspection schedule before you compare prices.
Neighborhoods
Sunrise divides naturally from east to west. Between Sunrise Boulevard and Oakland Park Boulevard, Sunrise Golf Village holds the original ranch houses across the middle and east of the city, Woodstock adds houses from the seventies off NW 110th Avenue, and Regency Club and Solterra sit near Aragon Boulevard in the east. North of Oakland Park Boulevard, Welleby, Springtree and Banyan Estates mix houses, villas and townhomes around lakes, canals and the golf course. In the west, near Sawgrass Mills, Savannah, Sawgrass Preserve, Twin Fountains and Artesia offer family houses, gated streets, townhomes and condominiums. At the southwest end, New River Estates and Hampton Lakes sit beside Weston in the 33326 ZIP code. Each neighborhood page carries its live listings, recent sales and what to check before an offer.
Selling a Home in Sunrise
Your Sunrise buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. Your buyer may already be working with BreakThru Realty. BreakThru Realty works with hundreds of prequalified buyers searching for properties, and before you list, a broker checks your Sunrise home against the requirements of the buyers already working with us, from the area and the price to the bedrooms, the water or the gate they asked for, and contacts the ones it fits. Your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents search every day, priced from the closed sales that match your home: a ranch house in Sunrise Golf Village is compared by its condition, roof and windows, a Welleby or Savannah house by its section, lot and water, and a condominium in One Metropica, TAO Sawgrass or Artesia by its building, floor and fee. Throughout, the strategy follows your objectives: your timing, your price and your next move. Request Your Property Valuation for a first number from matched closed sales, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if a fast, as is sale matters more than price.
Investing in Sunrise
Investors buy in Sunrise for steady annual rental demand from households who work along the Sawgrass corridor, at the arena and the mall, and in Fort Lauderdale and Plantation. Three strategies come up. The first is the single family house with no association in Sunrise Golf Village or Woodstock, bought to renovate and lease or resell, where the roof, the windows and the electrical panel decide the budget and the city permits decide the timeline. The second is the townhome or condominium leased by the year, which works only where the association allows it: many communities approve every tenant, some set a minimum lease or a waiting period after purchase, and the fees in the towers change the return. The third, a small income property, is rare here. Before you offer, we model the rent from current Sunrise leases and the resale from matched closed sales. Get Your Investment Property Analysis and we send the rent and resale comparisons for the property you are considering.

Sunrise Real Estate FAQ
- Where is Sunrise, Florida?
- Sunrise is a city in west central Broward County, roughly half an hour west of the Fort Lauderdale beaches, stretching from the original Sunrise Golf Village sections to Sawgrass Mills and the Sawgrass Expressway at the edge of the Everglades. Tamarac lies to the north, Lauderhill to the east, Plantation to the south and Weston to the southwest, and Interstate 595 and Interstate 75 meet near the city's west end.
- How much does a home in Sunrise cost?
- It depends on the part of the city and the kind of home. Garden condominiums in the older communities for residents 55 and over sit at the lower end, townhomes, the tower condominiums near Sawgrass Mills and the houses of Sunrise Golf Village, Woodstock and Welleby in the middle, and gated and lakefront houses in Savannah, Sawgrass Preserve and New River Estates higher, with penthouses at One Metropica above them. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices for houses and condos.
- Are there 55 and over communities in Sunrise?
- Yes. Sunrise Lakes is a large condominium community for residents 55 and over, built in phases, and several townhome enclaves in Springtree and Welleby carry the MLS flag for residents 55 and over as well. Age rules differ: some require one resident to be 55 or older, others more, and the association approves buyers and tenants. Confirm the age rule, the approval process, the fee, any assessment and the leasing limits with the association before you offer.
- What does waterfront mean in Sunrise?
- A lake or a freshwater canal. Lakes sit behind houses in Welleby, Savannah, New River Estates and Hampton Lakes, and canals run behind streets in Sunrise Golf Village and Woodstock. None of the current listings records ocean access, so the water is a view, a quieter backyard and a place to fish or paddle. For any waterfront lot we check the bank or seawall, the flood zone and the elevation certificate, and we ask what the association and the drainage district allow on the water.
- How far is Sunrise from Fort Lauderdale and Miami?
- Downtown Fort Lauderdale and Fort Lauderdale Hollywood International Airport are roughly twenty to thirty minutes east on Interstate 595 or Sunrise Boulevard, depending on the part of the city and the hour. Interstate 75 leads south toward Miami and west across Alligator Alley to Naples, and the Sawgrass Expressway runs north toward Coral Springs, Parkland and Deerfield Beach. We time the drive from any home you shortlist at the hours you actually travel.
- What is my Sunrise home worth?
- A free valuation from us starts with the closed sales that truly match your home: the same section and condition for a house in Sunrise Golf Village or Woodstock, the same section, lot and water for a house in Welleby, Springtree or Savannah, the same gate for a house in Sawgrass Preserve, and the same building, floor plan and floor for a condominium in One Metropica, TAO Sawgrass or Artesia. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask about a cash offer.
- Do you already have buyers looking for homes in Sunrise?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
