Living in Key Biscayne

Key Biscayne is an island village south of Virginia Key, joined to the mainland near Brickell by the Rickenbacker Causeway, the only road on and off the island. The Village of Key Biscayne incorporated in 1991 and runs its own police, fire rescue, building department and parks. Crandon Park, a Miami-Dade County park with a beach, a marina and a golf course, fills the north of the island, and Bill Baggs Cape Florida State Park, home of the historic Cape Florida Lighthouse, fills the south. Between them, Crandon Boulevard carries the shops, restaurants, the Village Green and the community center. Key Biscayne K-8 Center is the public school on the island, and the MAST Academy magnet school is on Virginia Key, across Bear Cut.

Oceanfront Condos and the Beach

Most Key Biscayne homes are condominiums, and the best known line the Atlantic side of the island. At the north end, Key Colony on Crandon Boulevard and the Commodore Club on Ocean Lane Drive date from the 1970s and early 1980s. The Ocean Club on Crandon Boulevard groups towers and villas from the late 1990s and early 2000s, and the older buildings along Crandon Boulevard, Ocean Drive, Ocean Lane Drive and Grapetree Drive include the Towers of Key Biscayne, Casa del Mar, the Sands, Island House and Mar Azul. Oceana Key Biscayne on Ocean Drive and the Grand Bay buildings beside the Ritz-Carlton Key Biscayne are among the newer luxury addresses. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, and the reserves, any special assessment, the monthly fee and the leasing and pet rules decide the real cost of owning.

Single-Family Homes, Canals and the Bay

Single-family homes are the smaller share of the island and the hardest to find. They sit on quiet streets west of Crandon Boulevard such as Harbor Drive, Hampton Lane, Warren Lane, Curtiswood Drive and Glenridge Road, where early-1950s houses stand beside new two-story homes built to current flood elevation. Many of the waterfront homes are on Mashta Island in the bay and on the canals of the Cape Florida sections near the state park, where lots on Cape Florida Drive and the Pines Canal carry docks. Boats run straight out into Biscayne Bay, with the Atlantic around Cape Florida and Stiltsville on the flats to the south. Crandon Park at the north end is a county park and Bill Baggs Cape Florida State Park at the south end is a state park, so neither is part of the village. Can I buy a waterfront home with a dock in Key Biscayne?
