Living in Sebastian

Sebastian is the northernmost city in Indian River County, on the west shore of the Indian River Lagoon near the mouth of the St. Sebastian River. Indian River Drive follows the water past Riverview Park, marinas and waterfront restaurants, with US 1 running parallel just inland. West of US 1 the city is mostly Sebastian Highlands, a grid of single-family streets around Barber Street and Schumann Drive. County Road 512 connects Sebastian to I-95, Vero Beach is about twenty minutes south, and Melbourne Orlando International Airport is about forty minutes north. Families look at Pelican Island Elementary, Sebastian River Middle School and Sebastian River High School, and the Sebastian River Preserve State Park lies to the west.

The River, the Inlet and Pelican Island

Water is why most people move to Sebastian. The lagoon off Indian River Drive is known for its fishing; the Sebastian Inlet, on the barrier island to the north-east, is one of the best-known surfing and fishing spots in Florida, and Sebastian Inlet State Park keeps the McLarty Treasure Museum on the site of the 1715 Spanish fleet salvage camp; and Pelican Island National Wildlife Refuge, set aside in 1903 as the first federal refuge, lies in the lagoon near the city. Waterfront homes here are river condominiums along Indian River Drive and canal lots in Sebastian Highlands. Canal depth, bridge clearances and any water-control structures between a lot and the river decide what boat it can take, so we check each one.

Sebastian Highlands and New Construction

Most homes for sale in Sebastian are in Sebastian Highlands, where houses from the 1980s and 1990s sit beside new concrete-block homes going up on vacant lots. Most of the Highlands has no homeowners association, which is why buyers with boats, trailers and work vehicles look here, and many lots leave room for a pool. Builders sell pre-construction plans on individual lots, and planned communities such as Spirit of Sebastian and the gated Sebastian River Landing add newer homes with an association. For any Highlands lot, check whether it is on county water and sewer or a well and septic, the flood zone, the drainage swale or canal behind it, and the city's rules on parking boats and RVs and adding a shed or fence.

River Condos and Gated Communities

Sebastian's condominiums sit along the river. Reflections on the River is a gated community of condos with garages and resident docks on the Intracoastal, Pelican Pointe is a gated community with lake and golf views, The Inlet at Sebastian is a gated riverfront community with resort-style amenities, and River Run's condos include pond and open-water views. Florida's milestone inspection and structural integrity reserve study apply to condominium buildings three stories or taller; lower buildings fall outside that rule, but their reserves, roof ages and insurance still decide the monthly cost. Ask each association for its budget, its leasing rules and any pet or age rules before you offer.

Neighborhoods

Sebastian is small enough that buyers think in a few areas. Sebastian Highlands covers most of the city west of US 1 and has its own page of live listings and recent sales.
