Living in Haverhill
The Town of Haverhill is a quiet residential town in central Palm Beach County, centered on Haverhill Road near Belvedere Road, with Okeechobee Boulevard a short way north and Southern Boulevard to the south. West Palm Beach and unincorporated county neighborhoods surround it, which is why many houses in the town carry a West Palm Beach mailing address and the 33415 or 33417 ZIP code. The streets are almost entirely single family houses: concrete block ranch homes from the fifties to the eighties on generous lots, a few small subdivisions built from the late seventies to around 2000, and townhomes completed in 2024 at Newberry Court. The town is almost entirely residential, with no high rises among its homes, and groceries, restaurants and services are along the main roads around it. Recent listings name Hope Centennial Elementary, Bear Lakes Middle and Palm Beach Lakes High. Palm Beach International Airport is a few minutes east, downtown West Palm Beach about fifteen minutes away, and Interstate 95 and Florida's Turnpike are each a short drive, so the town works as a central base for a commute anywhere in the county.
Larger Lots, Septic Systems and Land Value
What sets Haverhill apart from the subdivisions around it is the land. In Haverhill Riding Estates and older plats such as Club Estates on Ivory Lane, Towner Park on Toronto Road and Woodland Terrace on Palo Verde Court, lots commonly run from a third of an acre to more than an acre, and a few tracts on Club Road pass two acres, with room for a pool, a workshop, a garden or extra parking where the town code allows. Most of these older houses use a septic tank, some draw on a private well beside public water, and a recent sale on Toronto Road listed its updated drain field among its selling points. The land is now part of the price: a tract on Club Road is marketed with a proposed site plan for several new houses, and a lot on North Haverhill Road is described as approved for two homes, each subject to the town's own approval. Flood zones vary, with parts of the town in zone AE and parts in zone X. For every older house we ask for the septic inspection and pumping record, the well report where there is one, the survey, the elevation certificate and the permits for any addition, shed or pool.
Newer Subdivisions and Townhomes
Not every Haverhill home sits on a big lot. A handful of small subdivisions were built inside the town from the late seventies to about 2000: Briarwood South on Dorchester Mews, Parkview Place on New Parkview Place, Club Road Estates on Club Circle and Park Hill Estates on Park Hill Drive. Their houses sit on lots of about an eighth to a quarter of an acre with public sewer, and Club Road Estates, Park Hill Estates and Parkview Place each have a small association whose fee covers lawn care and the common areas. Club Road Estates, built in 1998 and 1999, is a community of a few dozen houses, and some of its lots back onto a lake. Townhomes are newer still: Newberry Court, recorded as Haverhill Courts, has two story townhomes completed in 2024 on Elderberry Street, each with a garage. These homes suit a buyer who wants the town's location without the upkeep of a large yard, and we compare the association fee, what it covers and the rules on leasing and parking before you offer.
Neighborhoods
Haverhill is too small to divide into many named communities, so this page and its search pages cover the whole town, with one neighborhood page: Haverhill Riding Estates, the larger tracts along Club Road and Huff Road. Around it, older plats such as Club Estates, Towner Park and Woodland Terrace hold ranch houses on generous lots without an association, Towner Park among them with canal lots off Toronto Road. The newer pockets are Club Road Estates, Park Hill Estates and Parkview Place for houses with a small association, Briarwood South for larger houses from the late seventies, and Newberry Court for townhomes. On the north side of town, Palmetto Road and North Haverhill Road hold houses on wide lots, a few of them leased by the year. One listing filed with a Haverhill address, in Ranchette Lake, sits several miles south in unincorporated Palm Beach County, so we confirm the jurisdiction on the tax record for every home.
Selling a Home in Haverhill
BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before your Haverhill home is listed, a broker checks it against what the buyers already working with us have asked for, from a lot big enough for a pool, a boat or a workshop to a house with no association, a short drive to the airport, the bedrooms and the budget, and reaches out to the buyers it fits; your house may be the one a buyer is waiting to find. When no buyer on file fits, the plan reaches the rest of the market through the MLS listing that cooperating agents search, priced from matched closed sales: an older house on a large lot against other large lot sales in and around the town, where the land can count as much as the house, a house in Club Road Estates or Park Hill Estates against the same small subdivisions, and a townhome against townhomes. Because only a few houses sell in the town each season, we widen the comparison carefully to the West Palm Beach streets nearby rather than lean on a town average. Every step follows your objectives, from the timing of your move to the price you need. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer for a fast, as is sale. Or start with See If We Already Have Your Buyer before you sign a listing agreement.
Investing in Haverhill
Investors look at Haverhill for land and for rental houses rather than for apartment buildings, which do not appear among the town's listings. The first approach is the larger lot: an older house on half an acre or more bought for what the land may allow, from an added pool and garage to dividing a tract into new homesites, which depends on the town's zoning, the lot's frontage, the septic or sewer connection and the flood elevation. The second is the annual rental: houses with three to five bedrooms lease to families who want a yard and a central location near the airport and the interstates, and the occasional furnished pool home leases by the month. The townhomes at Newberry Court add a lower entry point, subject to the association's leasing rules. Before you offer, we model the rent from current Haverhill leases and the nearest West Palm Beach ones, and the resale from matched closed sales. Haverhill Real Estate FAQ
- Where is Haverhill, Florida?
- Haverhill is a small town in central Palm Beach County, just west of West Palm Beach, centered on Haverhill Road near Belvedere Road. Okeechobee Boulevard runs a short way north and Southern Boulevard to the south, Palm Beach International Airport is a few minutes east, and Interstate 95 and Florida's Turnpike are each a short drive, which makes the town a central base for a commute anywhere in the county.
- Is every Haverhill listing inside the Town of Haverhill?
- Nearly all of them. When we counted the listings in October 2026, all but one listing filed with a Haverhill address carried the town's parcel code; the exception, a house in Ranchette Lake, sits several miles south in unincorporated Palm Beach County. The reverse also happens: homes inside the town share the 33415 and 33417 ZIP codes with West Palm Beach, and some are listed with a West Palm Beach address. Taxes, permits, code and utilities follow the jurisdiction on the tax record, so we check it before comparing prices.
- How much does a home in Haverhill cost?
- The range runs from the townhomes at Newberry Court and the houses of Club Road Estates and Park Hill Estates, through ranch houses on large lots in Club Estates, Towner Park and Haverhill Riding Estates, to the occasional tract of an acre or more priced for its land. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices; with so few sales in the town, the recently sold page shows exactly what closed and when.
- How often do homes come up for sale in Haverhill?
- Rarely. Only a handful of houses are for sale at any one time and only a few closed in the last six months, so a buyer who wants a large lot or a particular street should set up a listing alert, have a preapproval letter from a lender ready and plan the septic, roof and insurance inspections in advance. The recently sold page shows what closed, and we also watch the West Palm Beach streets around the town for similar homes.
- Are Haverhill homes on septic and well?
- Many of the older ones are. Houses on the larger lots in Haverhill Riding Estates, Club Estates, Towner Park and Woodland Terrace commonly use a septic tank, and some keep a private well alongside public water, while the newer subdivisions such as Club Road Estates, Park Hill Estates and Parkview Place are on public sewer. Buyers order a septic inspection, ask when the tank was last pumped and the drain field replaced, and test any well; lenders and insurers may ask for the same reports, so consult a lender early.
- Which schools serve Haverhill?
- Recent listings inside the town name Hope Centennial Elementary, Bear Lakes Middle and Palm Beach Lakes High, while the one listing in Ranchette Lake, outside the town to the south, names Pine Jog Elementary, Okeeheelee Middle and Palm Beach Central High. Boundaries change, so confirm the assignment for the specific address with the School District of Palm Beach County before you rely on it.
- What is my Haverhill home worth?
- A free valuation starts with the closed sales that truly match your home: the lot size and what it may allow for a house on a large lot, the subdivision and lot type for a house in Club Road Estates or Park Hill Estates, and the plan for a townhome at Newberry Court, adjusted for the roof, the septic system, the pool and any renovation. Because few homes sell in the town, we add the closest matching sales in the West Palm Beach neighborhoods around it. Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are deciding whether to list, or ask about a cash offer if a fast, as is sale matters more than price.
- Do you already have buyers looking for homes in Haverhill?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
