Real Estate Concierge for Professional Athletes

One coordinator for the movers, designers, installers and utilities around your home, with you choosing and paying each one

Buying or renting the home is one task; everything around it is twenty more. BreakThru Realty gives professional athletes and their families a single coordinator for the work that surrounds a South Florida move: movers and storage, car transport, interior designers, security consultants, smart-home and audio-visual installers, cleaners, utilities and internet, so the house is ready when you arrive. You choose every provider and contract with each one directly, and any business connection between the brokerage and a provider is disclosed to you in writing.

A Single Coordinator Instead of a Group Chat

A move to South Florida during a season or a short offseason usually means a dozen providers working to overlapping deadlines, with the player unavailable for most of the day. BreakThru Realty assigns one coordinator who keeps the calendar, books access to the property, confirms each appointment, meets or instructs providers at the home and reports progress to you or whoever you designate. Decisions stay yours: the coordinator brings options and schedules, and you, your family or your business manager approve. The coordinator is the same person who handled the purchase or lease, so the building’s rules, the gate procedures and the property’s quirks are already known.

How Providers Are Chosen and Paid

BreakThru Realty suggests several providers for each job where it can, and you are free to use any of them, none of them or your own. You contract with each provider directly, you receive their quotes and invoices directly, and you pay them directly; the brokerage does not mark up services or take payment from a provider in return for recommending them. If the brokerage or anyone at it has any business relationship with a provider it suggests, that relationship is disclosed to you in writing before you decide. The coordinator checks that each provider carries insurance and any Florida license the work requires, and you can ask to see the documents.

Movers, Storage and the Moving Day Itself

A household moving into Florida from another state uses an interstate mover, which must be registered with the Federal Motor Carrier Safety Administration; a move within Florida uses a mover registered with the Florida Department of Agriculture and Consumer Services. Either way, the coordinator asks for written estimates, explains the valuation coverage options and confirms that the mover can meet a condo building’s insurance certificate and elevator reservation requirements. If the home is not ready, storage should be climate-controlled, because South Florida humidity damages wood, leather, artwork and electronics. On the day, the coordinator can be at the property to direct placement from a floor plan you have approved.

Getting the Cars Here and Registered

Vehicles usually travel on an enclosed carrier arranged through a transport company registered with the Federal Motor Carrier Safety Administration. The coordinator gathers quotes, confirms insurance and asks for a condition report with photographs at pickup and at delivery, so any damage can be traced. Delivery is arranged to fit the building: some gated communities and condo garages restrict large trucks, and the coordinator confirms that before the date is set. Once you establish residency, Florida expects you to obtain a Florida driver license within thirty days and to title and register your vehicles in Florida; the coordinator books the appointments, and whether and when residency is established is a question for your CPA.

Designers, Furniture and a Home Ready Before You Land

Many clients want the house furnished and working before they walk in. The coordinator introduces interior designers whose portfolios fit the brief; Florida licenses interior designers for commercial work, while residential design is largely exempt, so portfolios, references and a clear written scope count for more than a credential. Furniture lead times can be long, and deliveries to condos follow the same elevator and insurance rules as a move. The coordinator receives deliveries, checks items against orders, keeps a punch list of damage and missing pieces, and walks you through the finished home by video before you arrive, with anything unresolved listed rather than hidden.

Security Consultants, Cameras and Smart-Home Work

Security for a home in this division means the property: gates, access control, lighting, sightlines, camera coverage and alarm monitoring. A security consultant can assess the home and recommend a design, and installation of alarm, camera, access-control and low-voltage systems in Florida requires the appropriate state contractor license, which the coordinator checks. Guard services are licensed separately through the Florida Department of Agriculture and Consumer Services. Smart-home and audio-visual installers often need access for days; the coordinator schedules them, keeps them out of each other’s way and makes sure every administrator account and password is set up in your name and handed to you, not left with the installer.

Utilities, Internet and the Accounts Behind Them

Florida Power & Light supplies electricity across most of the region, a few cities run their own utilities, and water, sewer and trash service come from the city or county. The coordinator identifies each provider for the address, arranges start dates so the power and air conditioning are on before deliveries, and sets accounts up in the name and billing address you choose, which may be your business manager’s office rather than the house. Internet options vary building by building and street by street, including whether fiber is available, so the coordinator checks what can actually be installed at the address, ideally before you commit to the home, and books installation ahead of move-in.

Cleaners, Pool and Grounds

Recurring services keep a South Florida home in order whether or not you are there: housekeeping, pool service, lawn and landscaping, pest control, and air-conditioning maintenance, which matters more here than almost anywhere. The coordinator gathers options, confirms insurance and, where the trade requires it, a license, and sets each provider up with access under a clear protocol: individual, time-limited codes rather than shared keys, and a record of who can enter and when. A deep clean before move-in and after the last delivery is scheduled as part of the plan. Contracts, payment and the decision to keep or replace a provider remain with you.

What Stays With the Family

Some parts of a move are personal, and the brokerage stays out of them. Choosing schools, and transferring records and enrollment, are the family’s own decisions and the family’s own paperwork; BreakThru Realty does not rank, recommend or comment on schools, and families use the state and district sources directly. Medical providers, veterinarians and places of worship are likewise the family’s choice. Where paperwork touches tax, such as a Declaration of Domicile or a homestead application, the timing and the decision belong with your CPA or tax advisor; the coordinator can tell you where the forms are filed and keep the dates on the calendar.

Our Privacy Standard

A confidentiality agreement before the first conversation
Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
Your name stays out of our marketing
BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
Showings by appointment with verified buyers only
When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
Address withheld from internet display where the MLS allows
A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
One point of contact
A single named contact at the brokerage runs the file, so your details are not passed around an office.
We work through your people
If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
Documents by secure link, wires confirmed by phone
Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked

Do I have to use the movers or designers BreakThru Realty suggests?
No. The coordinator suggests several providers for each job where possible, and you can choose any of them or bring your own. Either way the coordinator schedules the work, arranges access and reports progress. You contract with and pay every provider directly, so the relationship and the warranty are yours.
Does BreakThru Realty get paid by the providers it recommends?
The brokerage does not take payment from providers in return for recommending them and does not mark up their services. If BreakThru Realty or anyone at it has any business relationship with a provider it suggests, that relationship is disclosed to you in writing before you decide, so the recommendation can be judged on its merits.
Can the home be furnished and set up before I arrive in South Florida?
Yes, with enough lead time. The coordinator schedules the designer, deliveries, installers, utilities, internet and a final clean, receives each delivery against the order, keeps a punch list and walks you through the finished home by video. Condo buildings add elevator reservations and insurance certificates, which the coordinator arranges ahead of time.
Who keeps the alarm and camera passwords after installation?
You do. The coordinator makes sure every administrator account for alarm, camera, access-control and smart-home systems is created in your name, with the credentials handed to you or your designated contact. Installers and service providers receive only the limited, revocable access their work requires, and it is recorded.
Will BreakThru Realty recommend schools for our children?
No. School choice, enrollment and records transfers are the family’s decisions, and BreakThru Realty does not rank, recommend or comment on schools. Families can use the Florida Department of Education and the county school district directly. The coordinator can keep enrollment dates on the moving calendar if you wish.
How do we ship our cars to Florida and register them?
The coordinator arranges quotes from registered auto transport companies, usually on enclosed carriers, with condition reports at pickup and delivery. After residency is established, Florida expects a Florida driver license within thirty days and Florida title and registration for your vehicles. Whether and when residency begins is a question for your CPA.
