Condo Living for Professional Athletes in South Florida

A staffed building you can close the door on during a road trip, bought after reading what the association has written

A condominium suits a schedule of road trips, camps and offseasons away: someone is at the front desk, the roof and the exterior belong to the association, and the unit can be locked for weeks. The same building also comes with a board, a budget, an approval process and, since the Surfside collapse, a set of Florida inspection and reserve laws every buyer should read. BreakThru Realty helps professional athletes choose a building on its documents and its staff, then gets the purchase through the association discreetly.

Lock and Leave, and What It Really Covers

Lock-and-leave is the reason many players choose a condo, but the phrase covers less than it suggests. The association maintains the structure, the roof and the common areas; inside the unit, the owner is responsible for the air conditioning, water heater, appliances and, under many declarations, the windows and doors. A unit left for a month needs the thermostat and humidity set, water sensors or an automatic shutoff, and a plan for hurricane protection if the windows are not impact-rated. Most declarations also give the association a right of access for emergencies, so a key is usually held by management. BreakThru Realty reads which of those duties the declaration assigns to you before you rely on the building.

Front Desk, Lobby and Elevator Access

The way a building controls who reaches your floor matters more than the lobby finishes. BreakThru Realty looks at whether the front desk is staffed at all hours, how visitors and deliveries are logged, whether elevators are restricted by fob to each resident’s floor, and whether the unit has a private elevator opening into its own foyer. It also checks where the service elevator and package room are, how the garage is entered and whether the building has a separate entrance that avoids the main lobby. Those details are asked of management and verified on a walk-through, because a building’s marketing materials describe the amenities rather than the procedures.

Parking, Valet and Room for Gear

In many South Florida towers parking is by valet only, and a space may be deeded, assigned as a limited common element or simply available; each works differently when you want your car at an odd hour or need a second space. Storage is often an afterthought until it is needed for golf bags, bicycles, training equipment and off-season clothing. BreakThru Realty confirms how many spaces convey with the unit, whether self-parking is allowed, whether a storage unit is included or can be bought, and what the rules say about installing an electric vehicle charger, which Florida law permits at the owner’s expense subject to the association’s reasonable requirements.

Association Approval and the Privacy of Your Application

Many South Florida condominium associations must approve a buyer or a tenant before closing or move-in, and the process can take several weeks. The application usually asks for identification, a background check and sometimes financial information, and it passes through the management company and the board. BreakThru Realty asks at the outset who reviews applications, how they are stored and whether an interview is required, and submits the package through your representative if you prefer. Some buildings also hold a right of first refusal. Buying in the name of an entity may change what the association asks for, and whether to do that is your attorney’s decision.

Leasing Rules if You Might Rent the Unit

A player who may be traded should read the leasing rules as closely as the amenity list. Declarations can set minimum lease terms, cap the number of leases per year, bar leasing during an owner’s first year or two, and require association approval of each tenant. Under Florida law an amendment restricting leasing generally binds only owners who voted for it or who acquired their unit after it passed, so the dates in the amendment history matter. Leases of six months or less also carry Florida’s transient rental taxes. BreakThru Realty shows you the exact leasing language before an offer and, if you later lease the unit, can manage it in-house.

Milestone Inspections and Reserve Studies After Surfside

Florida now requires condominium buildings of three stories or more to undergo milestone structural inspections once they reach the age the statute sets, and at regular intervals afterward, and to complete a structural integrity reserve study of the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors. Associations can no longer waive or underfund the reserves that study calls for. Those reports now belong in the document package a buyer receives, and they say more about a building’s next decade than any brochure. BreakThru Realty obtains them early and recommends that you, or an engineer you hire, read the findings rather than the summary.

Special Assessments and the Budget

The budget tells you what the building costs to run and whether it is saving enough; the minutes tell you what the board is worried about. BreakThru Realty reads both, asks the association for an estoppel certificate showing dues, any assessment already levied and anything unpaid, and asks directly whether an assessment is being discussed. Who pays an assessment approved before closing but due afterward is a negotiable contract term, not an assumption. Master insurance costs have risen sharply across coastal Florida and flow straight into dues. If you plan to finance, consult a mortgage lender early, because lenders review the building as well as the buyer and may decline a building with deferred repairs.

Pets, Moving Day and the Elevator Calendar

Condo rules can limit the number, size or breed of pets, and some buildings allow none; an assistance animal is handled under fair housing law rather than the pet rule. Moving in has its own procedure. Most buildings require a reserved date and time for the service elevator, a certificate of insurance from the moving company naming the association, a refundable deposit, and moves only within set hours on weekdays. Large furniture deliveries often follow the same rules. BreakThru Realty collects the building’s move-in requirements while the contract is pending, so movers and deliveries can be booked before closing rather than rescheduled after it.

New Tower or Established Building

A new tower offers current construction, modern systems and warranties, but the developer controls the association until turnover, the budget is untested and the first years often bring disputes over defects. A buyer purchasing from a developer has a statutory right to cancel within fifteen days of signing or of receiving the required documents, and pre-construction deposits are governed by Florida law and the contract, which your attorney should review. An established building has a history you can read: past assessments, completed recertifications and how its board handles repairs. BreakThru Realty’s developments page lists current condo projects across the region, and the brokerage compares new and established options on the same terms.

Questions We Are Asked

How long does condo association approval take in South Florida?
It varies by building, but several weeks is common, and some associations meet only on a set schedule or require an interview. The approval period is written into the purchase contract, so BreakThru Realty obtains the application and requirements as soon as the offer is accepted and submits a complete package, through your representative if you prefer.
Who sees the personal information in a condo application?
Typically the management company that processes it, the screening company that runs the background check and the board members who vote on approval. BreakThru Realty asks each association how applications are handled and stored before you submit anything, and your attorney can advise whether buying through an entity changes what must be disclosed.
What is a structural integrity reserve study?
It is a study Florida now requires for condominium buildings of three stories or more, assessing the remaining life and replacement cost of structural and life-safety components such as the roof, load-bearing elements, waterproofing and windows, and setting the reserves the association must fund. Buyers receive it in the document package, and it should be read in full.
Can I rent out my condo while I am away for the season?
Only if the declaration and rules allow it. Many buildings set minimum lease terms, limit how often a unit can be leased, make new owners wait before leasing and approve each tenant. Short leases also carry Florida transient rental taxes. BreakThru Realty reads the leasing rules before you buy and can manage the lease in-house.
Do South Florida luxury condos allow pets?
Many do, within limits on number, size or breed, and some do not allow pets at all. The rules are in the declaration and the building’s regulations, which BreakThru Realty reads before an offer. Assistance animals are governed by fair housing law rather than the pet policy, and the association handles those requests separately.
Is a pre-construction condo sensible for a player on a short contract?
It can be, if the delivery date and your plans line up and you can hold the unit through construction. Deposits are committed for a long period, contracts favor the developer, and a later trade may mean closing on a unit you will not live in. Your attorney should review the contract, and BreakThru Realty compares it with resale options.
