Executive and Founder Relocation to South Florida
The house found and the family settled before the board, the press or the market hears
A chief executive’s move is news before it is a move. The board may not have voted, the company may be about to announce a headquarters, a founder may be inside a lock-up after a sale, and a photograph of the family outside a Coral Gables house can turn a private decision into a public one. BreakThru Realty runs executive relocations in the order the announcement requires: the search first and silently, the lease or purchase under an arrangement counsel approves, and the household in place on the day the news is allowed to exist.

Timing the Search Around the Announcement
The calendar for an executive move is set by disclosure, not by school terms. A listed company may have to announce a headquarters relocation or a leadership change on a particular date, a founder may be bound by a lock-up or a non-disparagement agreement that limits what can be said, and a board may have asked that nothing be visible until a vote. BreakThru Realty works backward from the date the client’s counsel gives: how long an association approval takes, how long a closing takes, when the furniture must arrive, and therefore when the search has to begin, all plotted so that nothing in the public record or on a moving truck precedes the announcement.
When a Chief of Staff Runs the Search
Most executives in this group never attend a showing until the shortlist is down to two. The search is run by a chief of staff, an executive assistant or the family office, who receives properties as a short memo each, tours the plausible ones with the brokerage, and brings the principal in at the end. BreakThru Realty is set up for that: one contact, a written authorization naming who may instruct and who may sign, a reporting format that matches the office’s, and a rule that the principal’s name is not on any showing request, application or inquiry until the client’s own counsel says it must be.
Moving a Company and Its People
When the headquarters is moving too, the executive’s house is one of many. The brokerage’s commercial side can look at office space in Brickell, downtown Miami, Fort Lauderdale, Boca Raton and West Palm Beach alongside the residential search, and the same relocation process can be offered to the senior team that follows, each under their own confidentiality terms and their own file. Timing matters here as well: a cluster of executives from the same company buying homes in the same month in the same town is itself a signal, and spreading closings, using leases first, or buying through entities, with the attorney’s advice, keeps the pattern from appearing before the company wants it to.
Security Assessments by Your Own Advisors
Executives who travel with protection or who have received threats usually have a security consultant already, and the consultant should see the shortlist before the principal does. BreakThru Realty arranges access for them on the same terms as any inspector: a walk of the property to assess approach routes, setbacks, sightlines from the street and the water, gate and guardhouse arrangements, camera placement, and the distance to the nearest fire and police station. Their report goes to the client, not to the brokerage’s file, and any work they recommend is priced into the offer or scheduled for the period between closing and occupancy.
The Household Side of the Move
The family’s part of the relocation is handled with the same discretion. The county school districts assign public schools by address and will confirm the assignment for any home on the shortlist; private school admissions are the family’s own conversation and the brokerage never contacts a school on their behalf. Household staff who move with the family need housing, which can be a cottage or guest house on the property or a nearby lease. Vehicles are shipped and registered, pets need health certificates, and the move-in is scheduled through the building or the gate so that nobody sees a truck before the announcement date.
Becoming a Florida Resident
Florida has no state personal income tax, which is often part of why the move is happening, and whether a change of domicile achieves what the executive expects depends on where the income is earned, where the other homes are and how much time is spent in each. Those are questions for the client’s CPA and tax advisor, and the brokerage does not answer them. The mechanics that follow their advice are straightforward: a declaration of domicile filed with the county clerk, a Florida driver license within thirty days of establishing residency, vehicle registration, and an application for the homestead exemption with the county property appraiser if the home qualifies.
Airports, Access and the Working Week
Where an executive lives in South Florida is often decided by the airport. Miami International serves the widest international schedule, Fort Lauderdale–Hollywood sits between Broward and Miami-Dade, and Palm Beach International serves the northern counties. Private aircraft use Opa-locka, Fort Lauderdale Executive, Boca Raton and the fixed-base operators at Palm Beach International, and those fields often decide between Coral Gables, the Fort Lauderdale isles, Boca Raton and the Town of Palm Beach for a principal who flies weekly. BreakThru Realty times the drive from each shortlisted home to the relevant field and to the office at the hours the executive actually travels.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- How can a home purchase be kept out of the news until a relocation is announced?
- By keeping the principal’s name off every document until counsel says otherwise: showings requested in the brokerage’s name, the contract signed by an entity or trust the attorney sets up, and the closing timed after the announcement date where the record would otherwise reveal the move. A lease first, with the purchase following, is often the simplest way to achieve that.
- Can an executive assistant or chief of staff tour homes without the executive?
- Yes, and it is the normal way an executive search runs. A written authorization from the principal names the people who may instruct the brokerage, and the assistant or chief of staff tours with BreakThru Realty, receives a memo on each property and brings the principal in only for the final two or three. The principal signs where the law requires and is otherwise left to their calendar.
- Does BreakThru Realty handle the office relocation as well as the home?
- The brokerage’s commercial side can search office space across Miami-Dade, Broward and Palm Beach counties in parallel with the residential search, and the same relocation process is available to the senior team that follows, each under a separate confidentiality agreement and file. The company’s own counsel decides what can be visible and when, and both searches run to that calendar.
- Will moving to Florida change where an executive pays income tax?
- Possibly, and the answer depends on where the income is earned, how the other homes are used and how the days are counted, which is why the question belongs to the executive’s CPA or tax advisor before the move rather than after. Once their advice is in hand, BreakThru Realty helps with the residential mechanics that follow from it.
- How far ahead of an announcement date should an executive search begin?
- Long enough for the slowest step, which in South Florida is usually association approval for a condominium or a gated community, followed by the closing itself. Counting back from the date counsel gives, the search typically needs to start several months earlier, and a short furnished lease can bridge the gap if the right home is not ready in time.
