Living in Sunny Isles Beach
Sunny Isles Beach is a narrow barrier-island city in north Miami-Dade County, incorporated in 1997, with the Atlantic Ocean on one side and the Intracoastal Waterway on the other. Haulover Park and Bal Harbour lie to the south, the town of Golden Beach to the north, and Aventura and North Miami Beach across the water to the west. Collins Avenue runs the length of the city, with oceanfront towers on its east side and bay-side buildings, shopping plazas, parks and the Norman S. Edelcup/Sunny Isles Beach K-8 Center to the west. Sunny Isles Boulevard crosses to North Miami Beach and Oleta River State Park, the William Lehman Causeway reaches Aventura Mall, and the Newport Fishing Pier, Samson Oceanfront Park and Heritage Park are part of daily life.
Oceanfront Condo Towers
The towers along Collins Avenue are why most buyers look at Sunny Isles Beach. The motels of Motel Row, built in the 1950s and 1960s, have given way to generations of oceanfront buildings: 1990s and 2000s towers such as Oceania, The Pinnacle, Acqualina, Turnberry Ocean Colony and Trump Towers, and a newer wave that includes Jade Signature by Herzog & de Meuron, the Porsche Design Tower with its car elevators, the Residences by Armani/Casa, Muse, Turnberry Ocean Club and The Mansions and The Estates at Acqualina. Newer buildings bring private elevators, beach service and resort amenities along with higher monthly fees. For any building, the milestone structural inspection, the structural integrity reserve study, any special assessment and the rules on leasing and pets decide the real cost of owning, and we assemble those documents before you offer.
The Intracoastal, Marinas and Boating
West of Collins Avenue the city faces the Intracoastal Waterway, and that side holds most of the buildings with boat slips and most of the gated communities. Arlen House at the south end, St. Tropez on Sunny Isles Boulevard, the bay-side Oceania towers, Poinciana Island, Winston Towers and Coastal Towers all look over the water, and some offer dockage to residents or sell a slip with the unit. Boats reach the Atlantic through Haulover Inlet at the south end of the city. Slip ownership or rental, dock length, water depth, lift capacity and the clearance under the bridges on the route vary building by building and lot by lot, so we confirm them before you buy for the boat.
Golden Shores and Single-Family Homes
Houses are scarce in a city of towers, which keeps its few single-family streets in demand. Golden Shores, at the north end between Collins Avenue and the Intracoastal, mixes 1950s houses, several sold for their land, with large new two-story homes. Golden Gate Estates is a guard-gated enclave of houses with a private marina on the Golden Beach line, Atlantic Island has waterfront houses with bay frontage, and Poinciana Island offers waterfront townhomes inside a gated community. For a house, check the zoning, height limit and setbacks before you plan a rebuild, and the flood zone, elevation and seawall for any lot on the water.
Neighborhoods
Sunny Isles Beach buyers think by building and by side of Collins Avenue. At the south end, Arlen House sits on the bay near Haulover Park and Trump Towers stands on the ocean. St. Tropez rises on Sunny Isles Boulevard, Oceania spans both sides of Collins Avenue, and Poinciana Island is a guard-gated island community on the water. North Bay Road holds the gated buildings of Plaza of the Americas and the Mediterranean-style Porto Bellagio, Winston Towers lines 174th Street on the bay, and the houses of Golden Shores and Golden Gate Estates fill the north end. Each neighbourhood page carries live listings, recent sales and a local guide from our agents, and the price, waterfront and property-type pages cut the whole city the way buyers search it.
Selling a Home in Sunny Isles Beach
Buyers who look at Sunny Isles Beach are usually comparing it with Aventura, Bal Harbour and Hallandale Beach, and within the city they compare building against building, so pricing starts from the closed sales in your building and line, not a citywide median. Floor, exposure, ocean or bay view, renovation, the monthly fee and any pending assessment separate two units in the same tower, and a Golden Shores house is priced by its lot, its water and its condition. Start with a free valuation built on recent MLS sales, request a guaranteed cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis before you list.
Investing in Sunny Isles Beach
Investors buy in Sunny Isles Beach for winter-season demand for furnished oceanfront condos, for annual renters in the older bay-side buildings, and for new towers that lease at the top of the market. Association rules decide the return: listings show some buildings where a unit can be leased right away and others that set minimum and maximum lease terms, and short-term vacation rentals need a state licence and must follow the city's rules. Financing matters too, because some listings in older buildings say conventional loans are not available, so confirm the building's status before you count on a mortgage. The rental pages show live rents, and the price-reduced page tracks the listings that need a buyer.

Sunny Isles Beach Real Estate FAQ
- How much does a home cost in Sunny Isles Beach?
- It depends on the building. Condos in the older bay-side buildings such as Winston Towers, Arlen House and Plaza of the Americas are the most attainable way into the city, oceanfront towers from the 1990s and 2000s sit in the middle, and the newest towers and the houses of Golden Shores and Golden Gate Estates carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
- Is Sunny Isles Beach part of Miami Beach or North Miami Beach?
- No. Sunny Isles Beach has been its own incorporated city since 1997, with its own government, police and building rules. It shares the 33160 ZIP code with parts of Aventura, Golden Beach and North Miami Beach, and a few listings in the MLS still show North Miami Beach or Miami Beach as the city for a Collins Avenue building, so we confirm the municipality of every home and search under each name for you.
- What should I know before buying a condo in Sunny Isles Beach?
- Read the association documents as closely as the listing. Florida requires milestone structural inspections and structural integrity reserve studies for condominium buildings three stories and taller, so the inspection report, the reserves and any special assessment matter, especially in buildings from the 1960s to the 1980s. Some complexes charge a master association fee on top of the building's own fee, most associations approve buyers and tenants, and some listings in older buildings say conventional loans are not available.
- Can I rent out my Sunny Isles Beach condo?
- Often, but the building decides how. Listings show associations that allow leasing right away and others that set a minimum and maximum lease term, and most approve each tenant. Short-term vacation rentals also need a Florida licence and must follow the city's rules. Check those rules before you buy for rental income; the Sunny Isles Beach rental pages show what condos and homes are renting for now.
- Can I keep a boat at my home in Sunny Isles Beach?
- Yes, in some buildings and communities. Bay-side complexes such as Arlen House, Oceania, Coastal Towers and Poinciana Island have docks or marinas, some units come with a slip, and houses on Atlantic Island and in Golden Gate Estates can have private or community dockage. Boats reach the ocean through Haulover Inlet. Slip rights, dock length, water depth and bridge clearance vary, so we verify them for every home we show.
- What is my Sunny Isles Beach home worth?
- Request a free valuation and we build it from recent closed sales in your building and line, or on your street, adjusted for floor, view, exposure, water frontage, condition and the association's fees and assessments, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
