Living in Miramar

Miramar, incorporated in 1955, stretches across southwest Broward County from the older streets near State Road 7 to the edge of the Everglades at U.S. 27, with Pembroke Pines to the north and the Miami-Dade County line, and Miami Gardens beyond it, to the south. Miramar Parkway runs the length of the city, Pembroke Road follows much of the northern edge, and Interstate 75 crosses the west side with an exit at Miramar Parkway, which puts Fort Lauderdale and Miami within a commute and Naples across Alligator Alley. The city keeps its civic center and the Miramar Cultural Center together in Miramar Town Center, Miramar Regional Park holds its sports fields and aquatic center, and Memorial Hospital Miramar serves the west. Office parks along Miramar Parkway and Interstate 75 bring employers into the city, and Everglades High and Miramar High are among the public high schools within its limits; Broward County Public Schools assigns each address.

Gated Lake Communities of West Miramar

Western and central Miramar were built in the nineties and two thousands as planned communities around lakes dug for fill: Silver Lakes, Monarch Lakes, Sunset Lakes, Silver Shores, Riviera Isles, Nautica, Sunset Falls and Silver Falls, and most recently the Marbella neighborhood at Tuscan Isles. Most are gated, several with a guard at the entry, and the premium lot on any street is the one on the water or at the end of a cul de sac. The houses are larger than the city average, often with four to six bedrooms and a three car garage, and townhouse pods sit inside several of the gates. The lakes and the canals between them are freshwater drainage water with no route to the ocean, so a waterfront lot here is about the view and the space behind the house, not a dock. Each community can bill both a master and a section association, so we pull every budget and the leasing rules before you compare two homes.

Historic East Miramar and Homes Without an Association

East Miramar is where the city began. Welwyn Park, Sun Land Park and the first Miramar sections hold single story houses from the late forties to the sixties on a street grid, and Miramar Isles, The Knolls and Turtle Bay added lake lots and pool homes through the seventies and early eighties. Most of these streets carry no homeowners association, which appeals to buyers who want to park a work truck, add a room or rent out a guest cottage within the city code. It also means no one else checks the work, so we read the permit history for every addition, converted garage and second unit, and confirm whether the house is on city sewer or still on a septic tank. Duplexes and small apartment buildings near Pembroke Road and the county line make east Miramar the part of the city where income property comes to market.

Neighborhoods

In west Miramar, the gated lake communities each have a page: Silver Lakes on the Pembroke Pines line, Monarch Lakes and its pods, Sunset Lakes at the west end, Silver Shores, Riviera Isles, Nautica, Sunset Falls, Silver Falls, Windsor Palms just east of Interstate 75, and Tuscan Isles, home of the newest houses. In the middle of the city, Vizcaya groups its gated sections of houses and townhomes, Country Lakes holds two story family houses from the mid nineties, Villages of Renaissance mixes villas, townhomes and houses, and the Meadows of Miramar holds single story villas. In the east, Miramar Isles, The Knolls, Turtle Bay, Welwyn Park, Sun Land Park and Rodgers Heights are the older streets with no association, and Country Club Ranches holds houses on an acre or more. Every page carries live listings and recent sales.

Selling a Home in Miramar

Most Miramar owners want two answers before they decide anything: who is likely to buy, and at what price. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before your home is listed, a broker compares it with the requirements the buyers already working with us have given, from the gated community and the lake lot to the bedrooms, the pool and the budget, and reaches out to the buyers it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan takes the home to the rest of the market through the MLS listing that cooperating agents search, priced from matched closed sales: a lakefront house in Sunset Lakes against lakefront sales inside the same gate, a Vizcaya townhome against townhomes, and a house in Miramar Isles by its condition and its permits. Every step follows your own objectives, from the timing of your move and the price you need to where you go next. See If We Already Have Your Buyer, Request Your Property Valuation for a first number, ask for a full comparative market analysis when you are ready to list, or ask about a cash offer if a fast, as is sale matters more to you than the last dollar.

Investing in Miramar

Investors in Miramar usually buy for one of two reasons. The first is the single family rental: families who want west Miramar schools and parks lease houses and townhomes inside the gated communities by the year, and the association often decides whether that works, since many approve every tenant, some set a minimum lease and a few require a new owner to wait before leasing. The second is east Miramar, where duplexes and fourplexes in Sun Land Park, Welwyn Manor and Rodgers Heights trade with no association, and an older house can be bought, renovated and leased or sold, subject to the permits and the sewer or septic question. Read the tax bill as well as the budget, check the flood zone of the lot and price the insurance early. Get Your Investment Property Analysis and we model the rent from current Miramar leases and the resale from the closed sales that match the property.

Miramar Real Estate FAQ

Where is Miramar, Florida?
Miramar is in southwest Broward County, directly north of the Miami-Dade County line and Miami Gardens and south of Pembroke Pines. It runs from State Road 7 in the east to U.S. 27 and the Everglades in the west, with Interstate 75 crossing the west side, and both Fort Lauderdale and downtown Miami are within a commute.
How much does a home in Miramar cost?
It depends on which Miramar you mean. Fifties houses in Welwyn Park and Sun Land Park, villas in the Meadows of Miramar and townhomes in Vizcaya, Nautica and Monarch Lakes sit at the lower end; the large lakefront houses of Sunset Lakes, Silver Shores, Riviera Isles and Tuscan Isles carry the higher prices, and acreage in Country Club Ranches stands apart. The market table on this page shows the current median list and sold prices from the MLS, refreshed daily.
Can I keep a boat at a Miramar waterfront home?
Not one that goes to sea. Waterfront in Miramar means a freshwater lake or canal inside a planned community or an older neighborhood, with no route to the ocean, so the value is the view, the breeze and the space behind the house. Associations set the rules on the water: some allow kayaks, paddleboards and fishing, few allow a motor, and docks need approval. We confirm the rules for the exact community before you rely on them.
What should I know about association fees in west Miramar?
Expect two layers in many communities: a master association for the gate, the roads and the shared amenities, and a section or pod association for the street you live on. The total differs widely, from small fees in older sections to much higher ones in guard gated communities that include cable, internet or exterior upkeep. Ask what each fee covers, whether an assessment is planned and what the rules say about leasing, pets and exterior changes.
Which schools serve Miramar homes?
Broward County Public Schools assigns schools by address, and the boundaries change, so confirm the assignment for the exact home with the district before you rely on it. Everglades High and Miramar High are both within the city, and charter schools in Miramar run their own admission. We can pull the assigned schools for any listing you are considering.
What is my Miramar home worth?
Your Miramar home is worth what buyers have recently paid for homes that truly match it, and a free valuation from us starts there. In west Miramar that means sales in the same gated community and section, on the same kind of lot, lake or dry; in the east it means houses of the same age and condition, with the permit history checked. We then adjust for the roof, the impact windows, the pool and any converted garage. Before you list, ask for a full comparative market analysis, and if timing matters more than price, ask about a cash offer.
Do you already have buyers looking for homes in Miramar?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
