Living in Gulf Stream

The Town of Gulf Stream was incorporated in 1925 around the Gulf Stream Golf Club, whose Donald Ross course and Addison Mizner clubhouse still anchor the ocean side of town, and it remains one of the smallest municipalities in Palm Beach County: roughly a mile and a half of barrier island along State Road A1A, called North Ocean Boulevard here, from the Delray Beach line north to Briny Breezes and Ocean Ridge, plus Place Au Soleil on the west bank of the Intracoastal Waterway. The town has its own police department and a town hall on Sea Road, a private day school in Gulf Stream School on Gulfstream Road, the Little Club at the south end with its nine-hole course, and no commercial district at all; Atlantic Avenue in Delray Beach is a few minutes south, the George Bush Boulevard and Woolbright Road bridges lead to Interstate 95, and Palm Beach International Airport is about half an hour north. Residents come for the quiet: a design manual that keeps the streets low and green, a beach with no public parking lots, and neighbours who know one another.

Oceanfront Estates and the Intracoastal

Gulf Stream has water on both sides of A1A. East of the road, the oceanfront estates of North Ocean Boulevard sit on lots of an acre or more that run from the road to the dune, with private beach, lawns to the sand and, on the largest, guest houses and staff quarters; a few are offered as tear-downs where the land and the state permit are the value. West of the road, the core streets reach the Intracoastal Waterway, and Hidden Harbour wraps a sheltered basin off it. Across the waterway, Place Au Soleil puts homes on the Intracoastal itself and on a canal basin, with seawalls and docks, and boats run north to the Boynton Inlet with no fixed bridge in the way. For every waterfront home we check the flood zone and elevation, the seawall and the dock permit, the depth at low tide and, on the ocean side, Florida's coastal construction control line and the state permit that governs anything built seaward of it.

The Core, the Design Manual and the Condominiums

The core of Gulf Stream, between A1A and the Intracoastal on streets such as Gulf Stream Road, Polo Drive, Golfview Drive, Banyan Road, Lakeview Drive and Oleander Way, is where the town's character is written into law. The Gulf Stream Design Manual and the Architectural Review and Planning Board decide roof forms, colours, wall heights, driveways and landscaping, and they favour the Gulf Stream Bermuda style of low hipped roofs and white walls alongside the Mediterranean Revival houses of the Mizner era, so a buyer who intends to rebuild needs the manual before the architect. Condominiums are few and all at the north end of town: Gulf Stream Shores, low-rise oceanfront buildings from the early 1970s on North Ocean Boulevard with a pool on the beach, Bellamar House, a boutique oceanfront building from 1979 next door, and Hillside House on Little Club Road overlooking the Little Club's course, each with a small association. Ask each for its budget, reserves, milestone inspection status and leasing rules before you offer.

Neighborhoods

Gulf Stream buyers think in four parts. The oceanfront estates along North Ocean Boulevard, from the Delray Beach line to the golf club and beyond, are the top of the market. The core, between A1A and the Intracoastal around the Gulf Stream Golf Club and Gulf Stream School, holds the Bermuda-style and Mizner-era houses on Gulf Stream Road, Polo Drive and Golfview Drive, with Hidden Harbour on its basin off the waterway. Place Au Soleil, across the Intracoastal off Federal Highway, is the waterfront neighbourhood of ranches, rebuilt homes and new construction with docks. The Gulf Stream Shores and Hillside House condominiums are the way to own here without a house. The Place Au Soleil and Hidden Harbour pages carry their live listings and recent sales, and the oceanfront, Intracoastal, dock, condo and luxury pages below cut the town the way buyers search it.

Selling a Home in Gulf Stream

A Gulf Stream home is priced by its water, its lot and what the town will let the next owner build. An oceanfront estate is measured by its feet of beach, its depth to the dune and the state permit on file; a core house by its street, its lot size and whether the design manual allows the house the buyer has in mind; a Place Au Soleil or Hidden Harbour home by its frontage on the Intracoastal or the basin, its seawall, its dock and the clear run to the Boynton Inlet. Buyers at this level compare Gulf Stream with Manalapan, the Estate Section of Palm Beach and the beach streets of Delray Beach rather than with the mainland, and there are few closed sales in any year, so we price from the ones that truly match your frontage and lot, and from the land sales when the house is not the value. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.

Investing in Gulf Stream

Investment in Gulf Stream means land, rebuilding and the occasional condominium rather than rental yield. The usual plays are an older house in Place Au Soleil or the core bought to replace, an oceanfront house in disrepair bought for its lot and its permit, and a new house bought before it is finished. Each turns on approvals: the design manual and the Architectural Review and Planning Board, the town's rules on lot coverage and height, Florida's coastal construction control line and the state permit for anything seaward of it, the flood zone and the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought up to current standards once the work passes half its value. Seasonal leasing of the oceanfront condominiums and furnished houses exists but is small, and the town and each association set their own limits on lease length, so confirm them before you count on rent. The new construction page tracks houses being built, the price-reduced page shows sellers who have cut the price, and the rental pages show live Gulf Stream rents.

Gulf Stream Real Estate FAQ

Where is Gulf Stream, Florida?
Gulf Stream is a town in Palm Beach County on the barrier island between the Atlantic Ocean and the Intracoastal Waterway, directly north of Delray Beach and south of Briny Breezes and Ocean Ridge, along State Road A1A, which is called North Ocean Boulevard inside the town. It also includes Place Au Soleil on the west bank of the Intracoastal, off Federal Highway. Atlantic Avenue in Delray Beach is a few minutes south, Boca Raton about twenty minutes south, and Palm Beach International Airport about half an hour north.
How much does a home in Gulf Stream cost?
Gulf Stream is one of the most expensive addresses in Palm Beach County, and the range inside it is wide: a unit at Gulf Stream Shores or Hillside House, an older house in Place Au Soleil bought for its lot, a rebuilt Intracoastal home, a Bermuda-style house in the core and an oceanfront estate on North Ocean Boulevard are five different markets. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS, and the luxury page shows the top of the market.
What is Place Au Soleil?
Place Au Soleil is the neighbourhood of Gulf Stream that lies west of the Intracoastal Waterway, between Federal Highway and the water, with its own entrance and its own homeowners association. Its streets, among them Avenue Au Soleil, Orchid Lane and Cardinal Circle, hold fewer than a hundred homes, from 1960s ranches to new custom houses, many on the Intracoastal or the canal basin with seawalls and docks and no fixed bridge between them and the Boynton Inlet. It is policed by the town and shares its schools, rules and address with the rest of Gulf Stream.
Can I buy an oceanfront home or a home with a dock in Gulf Stream?
Yes, though rarely both on one deed. The oceanfront estates on North Ocean Boulevard run from the road to the dune with private beach, and the oceanfront condominiums at Gulf Stream Shores sit on the sand. Docks are on the Intracoastal side: homes in Place Au Soleil on the waterway and its canal basin, and homes in Hidden Harbour and on the core's western streets on the Intracoastal, with the Boynton Inlet a short run north and no fixed bridge on the way. Dock rights, water depth, the seawall and the coastal construction control line vary lot by lot, so we confirm them for every waterfront home we show.
Is Gulf Stream part of Delray Beach?
No. Gulf Stream is its own town with its own police department, town hall, building permits and architectural review, and it shares the 33483 ZIP code with Delray Beach, which is why listings and tax records sometimes show the wrong city. The town line runs just north of George Bush Boulevard on the barrier island, and Place Au Soleil on the mainland side is also inside Gulf Stream. Check the municipality on the property tax record before you compare prices or rules, because the design manual and the lease rules differ from Delray Beach's.
What does the Gulf Stream design manual mean for a buyer?
The Gulf Stream Design Manual is the town's code for what a house may look like: it sets preferred styles, among them the Gulf Stream Bermuda style, along with roof forms, colours, wall and hedge heights, driveways, windows and landscaping, and the Architectural Review and Planning Board reviews new houses, additions and many exterior changes against it. A buyer who plans to renovate or rebuild should read the manual and the property's review history before offering, because what the manual allows on a given street decides what the lot is worth.
What is my Gulf Stream home worth?
Request a free valuation and we build it from the closed sales that match your home's water, lot size, street, dock and what the town and the state would allow to be built, rather than a townwide median, which means little in a town with so few sales a year. Where the lot is the value, we price from the land and tear-down sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
