Renting in Gulf Stream

Gulf Stream has a small rental market that follows the winter season. Furnished units at the Gulf Stream Shores and Hillside House condominiums lease for the season or by the month to winter residents, subject to each association's approval, and houses in Place Au Soleil and the core lease furnished for the winter or, less often, unfurnished for a year, frequently to people deciding whether to buy in town. Many are leased privately through the listing brokers without ever being advertised, so renters do best by telling us the dates, the water and the bedrooms they want early.

Houses, Condos and Apartments

Rentals in Gulf Stream range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.

How Renting With BreakThru Works

Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Own a Home in Gulf Stream?

A Gulf Stream landlord is usually choosing between a furnished winter lease and an annual tenant, and the choice is narrowed by the rules: the town sets a minimum on how short a lease may be, and the Gulf Stream Shores and Hillside House associations each approve tenants, charge their own fees and set their own minimum terms. For a house, the decisions are what the rent includes, from the pool service to the dock and the grounds, and how the house is protected during the lease. We check those rules first, then price your home from live Gulf Stream and Delray Beach rents and the leases that actually closed.

Renting in Gulf Stream: What to Know Before You Apply

Where renters live

Renters in Gulf Stream live in one of three places. At the north end of North Ocean Boulevard, the Gulf Stream Shores and Bellamar House condominiums lease furnished units with the pool on the beach and the Atlantic below the balcony. In the core between A1A and the Intracoastal, houses on streets such as Old School Road and the stretch across the road from the beach lease for the winter or, now and then, for a year, a short walk from the Gulf Stream Golf Club and Gulf Stream School. Across the waterway, Place Au Soleil offers houses with a pool and a dock. The town has no shops of its own; Atlantic Avenue in Delray Beach is a few minutes south.

Annual or seasonal

Gulf Stream is a seasonal rental town first. Oceanfront condos and furnished houses lease for the winter months, sometimes from early autumn, and owners who have leased before tend to re-let to the same families, so a home that suits you this year may be yours again next year if you ask before the season ends. A tenant who wants a Gulf Stream address for the whole year usually finds it in a house across from the beach or in Place Au Soleil whose owner prefers a twelve-month tenant to an empty summer, and should look in late spring. Winter renters in Gulf Stream should be searching by September.

What to have ready

A Gulf Stream rental application is reviewed by an owner or a manager who wants to know who will live in the home, so bring more than the standard file. Photo identification, proof of income or assets, bank references, references from previous landlords and consent to credit and background checks are expected, and for a furnished estate or waterfront house the owner may ask about pets, boats, guests and how many people will stay. Many Gulf Stream owners spend the summer up north or abroad, so a complete packet sent before the showing shortens the wait for an answer and puts you ahead of the next applicant.

Association approval

Association approval applies to the condominiums in Gulf Stream, where the boards at Gulf Stream Shores, Bellamar House and Hillside House each review the tenant, charge an application fee and set a minimum lease term, with the review often handled by a manager when the board is away for the summer. Houses in the core, across from the beach and in Place Au Soleil have no association approval beyond the Place Au Soleil homeowners association, but the town sets its own rules on how short a lease may be, and an owner decides whether any golf club privileges extend to the tenant. Ask about both before you commit to dates in Gulf Stream.

Deposits and move-in costs

Deposits on a Gulf Stream rental reflect what is in the home. A furnished oceanfront condo or a furnished house usually asks for the season in advance plus a security deposit sized to the furnishings, and the lease states who pays for utilities, the pool service, the landscaping and the dock. The condominiums add the association's application fee and sometimes a separate deposit for the building, and an estate may ask for a deposit against the grounds. Florida law sets how a security deposit must be held and returned, and a Gulf Stream tenant should ask for the inventory of a furnished home to be attached to the lease before moving in.

Gulf Stream Rentals FAQ

How much is rent in Gulf Stream?
The median asking rent in Gulf Stream is $20,000 a month across 6 active rentals in BeachesMLS. Houses and townhomes ask a median $24,500 and condos and apartments $16,500. These figures update daily on this page.
Do I pay a fee to rent a home in Gulf Stream through BreakThru Realty?
In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
What do I need to apply for a rental in Gulf Stream?
Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
How long does rental approval take in Gulf Stream?
Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in Gulf Stream, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
Can I rent a pet-friendly home in Gulf Stream?
Yes. The pet-friendly page lists every current Gulf Stream rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
Are there seasonal rentals in Gulf Stream?
Yes. Furnished homes and condos in Gulf Stream are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
