- Coconut Grove has the highest median asking rent of the 44 cities measured, at $12,000 a month. That is a median over only 13 active rentals, a small sample that will move a lot month to month.
- Oakland Park has the lowest, at $1,975 a month.
- The midpoint across all 44 cities is $3,125 a month.
- The table covers 23,301 active rentals in BeachesMLS.

Asking Rent and Leased Rent Are Different Numbers
Most published rent figures are asking rents: what owners are currently advertising. This table reports both, because they answer different questions. The asking rent tells a renter what they will be shown this week. The median leased rent, taken from leases that actually closed in the last 90 days, tells an owner what tenants agreed to pay, which is the figure a rental valuation is built on. Where the two diverge in a city, the market is moving, and the direction is usually visible in the year-over-year column beside them.
Why Houses and Condos Are Reported Separately
A citywide median mixes a studio apartment with a five-bedroom house on the water, so it describes neither. Every city here is split into houses and townhomes on one side and condos and apartments on the other, the same two segments each city rental page reports, because those are the two markets a renter is actually choosing between and they price very differently in the same postcode.
What This Table Leaves Out
Seasonal and one-time quotes are excluded from every median. A furnished Coconut Grove house let for the winter is quoted as a season total rather than a monthly rent, and dropping those in with monthly leases would lift a median without anything in the market having changed. Barns, boat slips and parking spaces are filed as residential leases in the MLS and are left out for the same reason. Rents outside $300 to $100,000 a month are treated as data-entry errors.

- Excluded: seasonal, weekly and one-time quotes, which are stay totals rather than monthly rents; barns, boat slips, parking and storage; and amounts outside $300 to $100,000 a month.

We report medians rather than averages because a handful of very expensive leases pulls an average away from what a typical renter pays.
