Renting in West Palm Beach
West Palm Beach has become one of the busiest rental markets in Palm Beach County as financial firms and their staff have moved into the city. Downtown and the waterfront along Flagler Drive hold new apartment towers and condos, historic neighborhoods such as El Cid and Flamingo Park offer houses, and Palm Beach Atlantic University adds steady demand near downtown.
Houses, Condos and Apartments
Rentals in West Palm Beach range from studio apartments to furnished estate homes. The market table on this page splits the median rent between houses and townhomes on one side and condos and apartments on the other, because the two markets price very differently, and the pages below narrow the search by home type, monthly rent, furnishing, pets and lease length.
How Renting With BreakThru Works
Tell us your budget, move-in date and must-haves, and a licensed rental agent builds a shortlist, schedules tours and helps you apply with a complete file. In most South Florida rentals the landlord pays the agent commission, so our help costs a renter nothing.

Renting in West Palm Beach: What to Know Before You Apply
Where renters live
Renters in West Palm Beach sort themselves by commute and budget. Professionals at the financial firms on Flagler Drive and staff who ride the Brightline lease in the downtown towers around Rosemary Square and Clematis Street, or in the condos along Flagler Drive facing the island. People who want a house with a yard look to the historic districts of Flamingo Park, Grandview Heights and El Cid, or to SoSo and Northwood, where rents track the renovation of each block. Families and anyone priced out of the east side head west of I-95 to RiverWalk, Bear Lakes and the sections around Ibis, and renters over 55 find condos in Century Village, Golden Lakes and the Lands of the President.
Annual or seasonal
West Palm Beach is mostly an annual market, which sets it apart from the island across the bridges. The downtown office growth and Palm Beach Atlantic University keep 12-month leases turning over in every month of the year, so a renter arriving in August finds nearly as much choice as one arriving in January. The seasonal exception is the Flagler Drive waterfront and the historic streets of El Cid and Prospect Park, where some furnished homes and condos lease for the winter to people who want the view of Palm Beach without the island rents. If you need one of those, start looking in the fall, before the winter residents arrive.
What to have ready
Have the standard South Florida file ready before you tour in West Palm Beach: government ID, recent pay stubs or an offer letter, bank statements, references from a previous landlord and permission for a credit check, with income of roughly three times the rent. Many downtown and Flagler Drive condos are owned by investors who live elsewhere and rely on a manager to screen tenants, so a complete, legible file moves faster than a promise to send documents later. Relocating employees should bring the offer letter with a start date, because that is what a manager reads first when the pay stubs are from another state.
Association approval
Association approval in West Palm Beach depends on where you are renting. The apartment towers downtown and near the Brightline station run their own leasing offices with no separate association step. Condos on Flagler Drive, at the Lands of the President and in every 55+ community from Century Village to Golden Lakes require the board's application on top of the owner's, and some sections limit leasing altogether. The gated clubs in the west, Ibis, Breakers West, Ironhorse and Bear Lakes, add a club or association review that can take several weeks. The historic districts are the exception: most houses in Flamingo Park, El Cid and Northwood have no association, so approval is the landlord's alone.
Deposits and move-in costs
Expect first month, last month and a security deposit at signing for most West Palm Beach rentals, and a pet deposit or monthly pet rent where pets are accepted. Condos on Flagler Drive and in the western club communities often add a move-in fee, an association application fee and sometimes an elevator or damage deposit set by the building. Furnished seasonal leases in the historic districts may ask for the whole season in advance. In West Palm Beach, as everywhere in Florida, the landlord must tell you in writing within thirty days how the deposit is held and return it within fifteen days of move-out if no claim is made.

West Palm Beach Rentals FAQ
- How much is rent in West Palm Beach?
- The median asking rent in West Palm Beach is $2,178 a month across 1,003 active rentals in BeachesMLS. Houses and townhomes ask a median $2,750 and condos and apartments $1,900. Leases signed in the last 90 days closed at a median $2,600 for houses and townhomes and $1,850 for condos and apartments. These figures update daily on this page.
- Do I pay a fee to rent a home in West Palm Beach through BreakThru Realty?
- In most South Florida rentals the landlord pays the agent commission, so working with a BreakThru rental agent costs a renter nothing. If a specific listing works differently, we tell you before you tour it.
- What do I need to apply for a rental in West Palm Beach?
- Most landlords ask for a government-issued photo ID, recent pay stubs or an offer letter showing income of roughly three times the monthly rent, recent bank statements, a credit report and rental references. Having these ready before you tour lets you apply the same day.
- How long does rental approval take in West Palm Beach?
- Landlord approval usually takes one to three business days. If the home is in a condo or HOA community, which is common in West Palm Beach, the association runs its own application and approval, and that can take two to four weeks in many buildings. We start the association paperwork the moment you are accepted.
- Can I rent a pet-friendly home in West Palm Beach?
- Yes. The pet-friendly page lists every current West Palm Beach rental whose listing says pets are allowed. Most still set limits, such as breed or size restrictions, a maximum number of pets and a pet fee or deposit, and condo associations often add rules of their own, so we confirm the policy for your pet before you apply.
- Are there seasonal rentals in West Palm Beach?
- Yes. Furnished homes and condos in West Palm Beach are let by the month or the season, with the strongest demand from January through April. Seasonal rents run higher than annual leases and the best winter rentals book months ahead, so start early; the seasonal and furnished pages show what is available now.
