Living in Tequesta

The Village of Tequesta, incorporated in 1957, sits at the north end of Palm Beach County, with the Loxahatchee River to the south and west, the Intracoastal Waterway and a short stretch of Beach Road on the barrier island to the east, and County Line Road and Martin County to the north. U.S. 1 runs up the east side of the village and Tequesta Drive is its main street, with small shops, cafes, galleries and the village recreation center close by, and the village keeps its own hall, police and fire rescue. The beaches are a few minutes away: Coral Cove Park on Beach Road, Blowing Rocks Preserve just north on Jupiter Island, and the Jupiter beaches across the inlet. Recent listings on the Palm Beach County side name Limestone Creek or Jupiter Elementary, Jupiter Middle and Jupiter High, and the restaurants on the Jupiter riverfront, Jonathan Dickinson State Park and Interstate 95 are each within about fifteen minutes, and the drive south to Palm Beach International Airport takes about forty.

The Loxahatchee River, the Intracoastal and the Jupiter Inlet

Water surrounds Tequesta on three sides. To the south and west the Loxahatchee River and its North Fork wind past Tequesta Country Club, where houses on River Drive and the canals of Country Club Point sit behind seawalls with private docks, and past riverfront condominiums on Tequesta Drive such as Whitehall, which offers dockage to owners. To the east the Intracoastal Waterway runs past Key West Village and the condominiums on Waterway Road, Tequesta Cove and Waterway Beach among them. From either side boats reach the Atlantic through the Jupiter Inlet, a short run south, and many listings record no fixed bridge on the route, while some homes farther up the river pass a fixed bridge that limits the height of the boat. The river is shallow in places and carries slow speed zones, so for every waterfront home we check the depth at the dock at low tide, the route and its bridges, the seawall and dock permits, and the flood zone and elevation.

Beach Road Condos and Village Condominiums

The Tequesta address reaches across the Intracoastal to the barrier island that listings call Jupiter Island, south of the town of that name, where condominium buildings line Beach Road north of Jupiter Inlet Colony. Island House from 1968, La Mar, Ocean Towers, Ocean Villas, Tequesta Towers and Seamist date from the late sixties and seventies, Seawatch from 1984, and Seaglass is a boutique building completed in 2022. Some stand on the sand; others sit on the Intracoastal side of Beach Road with deeded access to the beach across the road, a pool on the water and, in several, boat slips. In the village, the condominiums run from the sixties buildings on Tequesta Drive, Blair House and Whitehall among them, and the Tequesta Gardens community for residents 55 and over, to Lighthouse Cove and Tequesta Trace from around 2000, while Tequesta Cove and, just outside the village line, Sandpointe Bay sit on the Intracoastal itself. Two units with the same view can sit far apart in price once the building's age, its reserve funding, its milestone inspection and its leasing rules are on the table, so we read those documents for every Tequesta building we show.

Neighborhoods

Tequesta is small enough to know street by street. In the village, Tequesta Country Club holds the golf course and Loxahatchee River homes, Jupiter in the Pines the ranch houses of the village center, Riverside the houses of Riverside Oaks and a new estate on the river, and Tequesta Gardens the garden condominiums for residents 55 and over. Around U.S. 1, Lighthouse Cove, Tequesta Trace, Tequesta Cay and Tequesta Oaks are the condominium and townhouse communities built from the late nineties, Reserve at Tequesta is the new townhome community by DiVosta, and Key West Village is a small enclave of houses by the Intracoastal. On Beach Road, Seawatch at Jupiter Island and Island House are the condominium communities with their own pages. North of the county line in Martin County, under a Tequesta address, North Passage, Tropic Vista, Heritage Oaks and Jupiter Hills each have a page with live listings and recent sales.

Selling a Home in Tequesta

Your Tequesta buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A Tequesta home is priced first by its water and its street. A house on the Loxahatchee in Tequesta Country Club with a deep water dock, a fairway house in the same neighborhood and a ranch house in Jupiter in the Pines are three different markets, and in each the renovated and newly built houses now trade far above the originals, so the comparable sales have to match the frontage, the lot and the condition. A Beach Road condominium is priced by its building, its exposure and its floor, and buyers ask for the milestone inspection, the reserve study and any assessment before they ask about the kitchen. A home north of the county line is compared with sales in its own Martin County community. We price from those matched sales: request a free valuation for a first number, a full comparative market analysis when you are ready to list, or a cash offer if you need to sell quickly and as is.

Investing in Tequesta

Investors in Tequesta usually buy for one of three reasons. The first is the winter rental: furnished condominiums on Beach Road and pool houses in the village lease for the season to families from the Northeast, the Midwest and Canada, and many owners advertise the same home annually or seasonally and let the demand decide. The second is renovation or replacement, where a sixties house in Tequesta Country Club or Jupiter in the Pines is bought for its lot, rebuilt in concrete block with impact glass and sold or kept, subject to the flood elevation, the village permits and, on the water, the seawall. The third is the older condominium bought below the price of newer construction, which works only where the milestone inspection is done and the reserves are funded. Duplexes and small apartment buildings barely exist in the village. Before you offer, we model the rent from current Tequesta leases and the resale from the closed sales that match the property.

Tequesta Real Estate FAQ

Where is Tequesta, Florida?
Tequesta is a village at the north end of Palm Beach County, on the north side of the Loxahatchee River and the west side of the Intracoastal Waterway, directly north of Jupiter. County Line Road marks the Martin County line to the north, Jupiter Inlet Colony and the beaches on Beach Road lie to the east across the Intracoastal, U.S. 1 runs through the village, and Palm Beach International Airport is about forty minutes south.
How much does a home in Tequesta cost?
The range is wide for a small village: a two bedroom condominium in Tequesta Gardens or a sixties building on Tequesta Drive, townhomes in Tequesta Oaks, Tequesta Cay and the new Reserve at Tequesta, ranch houses in Jupiter in the Pines, then golf and river houses in Tequesta Country Club and oceanfront condominiums on Beach Road. For current figures, use the market table on this page, which the MLS refreshes daily with median asking and sold prices for houses and condos; the luxury, waterfront and price pages break the market into its parts.
Is every Tequesta address inside the Village of Tequesta?
No. The Tequesta mailing address covers the village, which itself reaches across the Intracoastal to buildings on Beach Road such as Ocean Towers, Island House and Seaglass; a few buildings nearby, Seawatch and Sandpointe Bay among them, that sit in unincorporated Palm Beach County; and communities north of County Line Road in unincorporated Martin County such as North Passage, Tropic Vista, Heritage Oaks, Turtle Creek and Jupiter Hills. Taxes, permits, schools and flood rules follow the municipality and county on the tax record, not the mailing address, so we check it for every home before we compare prices.
Can I keep a boat in Tequesta?
Yes. Houses on the Loxahatchee River and the canals of Tequesta Country Club have private docks behind seawalls, riverfront condominiums such as Whitehall offer dockage to owners, and several Beach Road and Intracoastal buildings have slips. Boats reach the Atlantic through the Jupiter Inlet a short run south, and many listings record no fixed bridge on the way. The river is shallow in places, so we confirm the depth at the dock at low tide, the slip or dock size, the lift and the route for every boater we represent.
Which schools serve Tequesta homes?
It depends on the county. Recent listings on the Palm Beach County side name Limestone Creek or Jupiter Elementary, Jupiter Middle and Jupiter High, while homes north of County Line Road with a Tequesta address are in Martin County schools, with Hobe Sound Elementary, Murray Middle and South Fork High on recent listings. Assignments change, so confirm the school for the specific address with the school district before you rely on it.
What is my Tequesta home worth?
A free valuation from us starts with the closed sales that truly match: the same frontage, dock and lot for a house on the river or a canal in Tequesta Country Club, the same street and condition for a house in Jupiter in the Pines, or the same building, exposure and floor for a Beach Road condominium, adjusted for renovation and for the building's inspection and reserve position. When you are deciding whether to list, ask for a full comparative market analysis; if speed matters more than price, ask for a cash offer.
Do you already have buyers looking for homes in Tequesta?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
