Real Estate Brokerage for Florida Home Builders and Developers

You focus on building. We focus on positioning, marketing and selling your project.

Every home you finish should already have a buyer in the pipeline, at a price the closed sales support, with a closing that lands when the construction loan needs it. That is what a builder hires a brokerage for, and it is what BreakThru Realty is organized to deliver: pricing argued from the comparables, a buyer and cooperating-agent pipeline, MLS and new-construction exposure, contracts written and administered, and reporting in the form the owner and the lender expect. BreakThru Realty is an independent brokerage that works with many builders rather than one. Choose the program written for your kind of company, or ask for a development sales strategy review and the broker of record replies within one business day.

Your first step: Development Sales Strategy Review

Start With a Development Sales Strategy Review

Great construction deserves a sales plan written before the first home is finished, not after inventory sits. The review covers local demand, positioning, pricing, the marketing plan and how buyers would be handled, for your project specifically.

What you receive

  • Demand in the submarket: what is selling, at what price per square foot and how fast, from the MLS
  • Positioning and pricing strategy for your product: condominium, single-family, custom or remaining inventory
  • The marketing plan: MLS exposure, this site's new-construction pages, the broker network and buyer alerts
  • How buyer inquiries, contracts and closings would be handled and reported to you
  • A proposed representation structure, agreed in writing

What happens next

  1. Tell us about the project, the product and where it stands.
  2. Our broker of record reviews the submarket and prepares a preliminary proposal.
  3. We reply within one business day with the proposal and a time to talk.
  4. You decide whether to engage us for the project.

Free and without obligation. What you send is used only to prepare the proposal.

A Brokerage Built for the Company That Builds

A builder hiring a brokerage is not buying a listing; it is handing over the revenue side of a project to someone else. BreakThru Realty is organized for that responsibility. It is independent, so no builder is competing with the brokerage’s own construction partner for the buyers it finds. It works for the company, so its advice on plan, price and release is given to the owner and the lender, not softened for the sales floor. And it is accountable in writing: every engagement names the broker who signs the agreement, the reports the builder will receive, and the standard the brokerage will be measured against.

Choose the Program for Your Kind of Building

A custom builder on scattered teardown lots, a developer presold on a condominium tower, and a company releasing a subdivision in phases do not need the same brokerage and should not be sold the same page. BreakThru Realty keeps a program for each, with its own sales process, intake questions and proposal. Pick the one that matches your company below. Each page explains how the brokerage finds buyers for that product, markets it, prices the inventory and gets the homes closed, and each ends with the questions that company’s owners ask before signing.

  • Custom home builders: lots, buyers who want to build, and the occasional spec
  • Spec home builders: one house or a dozen a year, sold before the carrying costs bite
  • Single-family home builders: an outsourced sales team for builders delivering homes every month
  • Subdivision developers: phases, lots, models and absorption in a planned community
  • Condominium developers: presales, launches and sales under the Florida Condominium Act
  • Townhome developers: attached homes sold against both condos and houses
  • Land acquisition: buyer-side representation when the next site has to be found

The Sales Lifecycle, Start to Finish

A project needs different work at different stages, and the expensive mistakes are the early ones: a plan sized for the wrong buyer, an opening price that has to be walked back, a launch that spends its budget before the interest list exists. BreakThru Realty organizes everything it does for a builder around that sequence, so a developer can bring it in at the stage the project has reached and know exactly what the brokerage will do next. A builder should leave this page understanding every step the brokerage would take on its project.

  • Project planning: who the buyer is and what the product should be before drawings are final
  • Competitive market analysis: the resale homes and rival projects the buyer will also tour
  • Pricing: a price list by plan, floor, stack or lot, argued from closed sales
  • Presales: reservations, contracts and deposits before or during construction
  • Launch marketing: interest list, broker preview, public release and the sales gallery
  • MLS exposure: every home entered with its true status, documents and completion date
  • Buyer acquisition: paid and organic channels measured by appointments and contracts
  • Contracts: the builder’s own purchase agreement, written and administered on its deadlines
  • Closings: walk-throughs, punch lists, the title company and the closing statement

Evidence Before Opinions

Every recommendation the brokerage makes to a builder is argued from data the builder can check. Pricing comes from closed and active sales in BeachesMLS for the submarket, sorted the way a feasibility study reads them: which sizes and bedroom counts sell, how fast, at what price per square foot, with which features. Competing projects are mapped by price, product, delivery date and incentives. Absorption is tracked by plan, elevation and position rather than community-wide. The reasoning is written down and shared, so a builder’s partners can challenge it before it is published, not after.

Buyer Acquisition You Can Audit

Marketing is measured by what it produces, not by what the ad platforms report. Each channel is tracked from spend to inquiry to appointment to contract using the brokerage’s own call records, form submissions and appointment log, and the builder sees what every appointment and every contract cost from every source. Inquiries route to an agent assigned to the project with a written response standard, and every response time is recorded. Cooperating agents are reached directly, with inventory updates, plan sheets and the builder’s written broker program, because they bring a large share of new construction buyers.

Contracts and Closings Without Surprises

New construction closes on the builder’s own contract, on deadlines buyers rarely remember and on documents a resale never needs. BreakThru Realty learns the builder’s form before selling on it, explains its terms to buyers and their agents, keeps a calendar for every deposit, selection and change-order cutoff, and coordinates the walk-through, the punch list and the closing with the builder’s title company. Financing questions go to a mortgage lender; legal questions go to the builder’s attorney; and the brokerage’s job is to make sure nobody learns a term for the first time at the closing table.

One Accountable Broker, in Writing

Every builder engagement is supervised by Tyson E. Sam, founder and broker of record, who signs the agreement and takes the call when something goes wrong. Before any agreement is signed, the builder receives a written proposal for the specific project: the sales strategy, the marketing program, the reporting schedule and format, the proposed representation structure and who will staff it. If the project falls outside what the brokerage can do well, the broker says so at the first conversation. A written proposal a builder can judge on its merits is the whole pitch; there is no track record claimed in its place.

Florida, County by County

BreakThru Realty is based in Fort Lauderdale and a member of BeachesMLS, which covers Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties, and it takes builder engagements elsewhere in Florida where it can staff the work it advertises. The counties are not one market. Miami-Dade new construction leans to condominiums and urban infill with international and second-home buyers; Broward mixes infill townhomes, coastal condominiums and teardown rebuilds; Palm Beach runs from coastal luxury to large western communities; the Treasure Coast is largely newer single-family development. The product, the price and the plan change with the county, and the brokerage says so from the start.

Questions you may be asking

We already have an in-house sales team.
Then the review is about what a brokerage adds: MLS and broker-network exposure, buyer alerts, this site's new-construction audience, and representation for the buyers your team does not reach. Many builders use both.
How are you paid?
A commission agreed in writing in the representation agreement, usually per closing. The review and the proposal cost nothing.
Our project is not finished.
That is the right time. Pre-construction positioning, pricing and reservations are set before the first closing, and the plan changes as the project does.

Questions Builders and Developers Ask

What does BreakThru Realty do for a home builder or developer?
It provides the sales side of a project: market evidence and pricing, presales and contract administration, launch and ongoing marketing, MLS listing and cooperating-agent outreach, community or sales-center operation, closeout of the final inventory, and the sale of land or of the project itself. A builder can use the whole program or only the stage its project has reached.
Is BreakThru Realty tied to a particular construction company?
No. BreakThru Realty is an independent real estate brokerage that works with many builders and developers and has no exclusive construction partner. A builder hiring it is not sharing its buyers with a competitor, and buyers introduced to any builder are told plainly about any relationship between that builder and the brokerage.
Which kinds of builders does the division serve?
Custom and infill builders, spec home builders, single-family builders delivering homes on scattered lots or in small groups, subdivision and master-planned community developers, condominium developers and townhome developers, plus builders and developers who need buyer-side representation to acquire land. Each has its own program page and its own intake.
Can BreakThru Realty act as a builder’s outsourced sales team?
Yes. For a builder without in-house sales staff, the brokerage can be the sales team: staffing a model or sales gallery or meeting buyers by appointment, qualifying them, writing the builder’s contract and administering it through closing. Where a builder already has a sales manager, the brokerage works beside that team on the MLS, cooperating agents and marketing, and the agreement records which arrangement applies.
How many projects has BreakThru Realty sold for builders?
BreakThru Realty launched in 2025 and does not publish project or unit counts, because a builder should be able to verify any figure a brokerage quotes. What it publishes instead is how it works and who answers for it, and what it offers is a written proposal for your specific project that you can judge on its merits before signing anything.
What happens after I request developer representation?
The broker of record reads what you sent and replies within one business day, usually with a short call to confirm the project’s stage and what you need. A written preliminary proposal follows, covering sales strategy, marketing, reporting and the representation structure. Nothing you send is used for anything other than preparing that reply.
