Living in Pinecrest
The Village of Pinecrest was incorporated in 1996 and sits in south Miami-Dade County, with South Miami and Coral Gables to the north and east, Palmetto Bay to the south, and US-1 along its western edge with Kendall beyond it. It is almost entirely residential: single-family homes on large, tree-shaded lots, with shops and offices along US-1 and a small group of condominiums near Dadeland. Pinecrest Gardens, the village's botanical garden and cultural park on the original Parrot Jungle grounds on Red Road, hosts concerts and a farmers market, and the village runs neighborhood parks such as Coral Pine, Evelyn Greer and Suniland. Dadeland Mall and the Dadeland North and Dadeland South Metrorail stations are a few minutes away at the village's north-west corner, and Fairchild Tropical Botanic Garden and Matheson Hammock Park lie along Old Cutler Road to the east.
Estate Lots, Rebuilds and New Construction
Land is what Pinecrest buyers pay for. Many lots are close to a builder's acre, a little under a full acre, and some estates are larger, so houses sit back from the street under oaks with room for a pool, a guest house, a tennis court or a summer kitchen. Much of the village was first built with ranch houses in the 1950s and 1960s, and those houses are steadily being renovated or replaced by new custom homes. Many families look at Pinecrest for its schools and its space. Miami-Dade County Public Schools assigns students by address, and Pinecrest listings on the MLS most often name Pinecrest Elementary, Palmetto Elementary or Howard Drive Elementary, Palmetto Middle and Miami Palmetto Senior High; boundaries change from time to time and neighboring streets can be zoned differently, so we confirm the assigned schools for the exact address before you offer. Several private schools are also a short drive away. Outside school hours, village life runs through Pinecrest Gardens and the neighborhood parks, and Old Cutler Road, under its tree canopy, leads to Fairchild Tropical Botanic Garden and Matheson Hammock Park just east of the village.
Condos, Lakes and Gated Enclaves
Pinecrest has few condominiums, and nearly all of them are 1960s and 1970s garden buildings east of US-1 near Dadeland, such as Villas of Pinecrest, Dadeland Grove, Palms of Pinecrest and Monterey Gardens, with Sunrise Point further south near US-1. They are the most attainable way to own in the village, close to Dadeland Mall and Metrorail, and several are gated. For buildings three stories and taller, Florida's milestone inspection and structural integrity reserve study apply, so ask for them along with the reserves and any special assessment, and compare what each association fee covers. Water in Pinecrest usually means a lake or a canal rather than Biscayne Bay: a small number of homes back onto lakes and canals, in pockets such as the gated Silvercreek enclave and the guard-gated Pinecrest by the Sea, and buyers who want a dock on the bay usually look east along Old Cutler Road.
Neighborhoods
Pinecrest buyers search by part of the village and by plat. North Pinecrest, closest to Dadeland, South Miami and Coral Gables, mixes cul-de-sac streets with acre estates, and takes in Helms Country Estates, a plat of acre lots and new custom homes west of Red Road.
