Living in Highland Beach
The Town of Highland Beach was incorporated in 1949 and occupies about three miles of barrier island along State Road A1A, called South Ocean Boulevard here, from the Boca Raton line at the south to the Delray Beach line near Linton Boulevard at the north. There is no commercial district: the town is residential from end to end, with a town hall, its own police department, a public library and, since 2024, its own fire-rescue service, and a resort hotel at the north end is the one business on the road. Shops, restaurants and the Boca Raton and Delray Beach downtowns are a few minutes away over the Spanish River and Linton bridges, Interstate 95 is about ten minutes west, and Palm Beach International and Fort Lauderdale-Hollywood airports are each about forty minutes. Residents walk and cycle A1A, which the town has lined with a landscaped path, and they cross to the beach from the oceanfront buildings or through the deeded access points that serve the homes on the Intracoastal side.
Oceanfront Condos on A1A
Most of Highland Beach is condominium, and the buildings on the east side of South Ocean Boulevard stand directly on the sand. They range from the mid-1970s Ambassadors buildings, the Penthouse Highlands and the Highland Beach Club through the 1980s Coronado, Trafalgar, Casuarina and Villa Magna to the gated towers of Toscana completed in the early 2000s and the boutique Le Sanctuaire. Across the road, buildings on the Intracoastal side such as Regency Highland Club, Seagate of Highland, Clarendon, Villa Costa and the Boca Highland community look west over the waterway and keep deeded beach access or a private beach club on the ocean side. Floor plans here are generous, many units have been rebuilt to the studs, and a corner residence often sees both the sunrise over the ocean and the sunset over the Intracoastal. For every building we read the budget, the reserve study, the structural milestone inspection and the leasing rules, because the age of the building and the state of its reserves move the price as much as the view does.
Intracoastal Homes, Docks and the Inlets
The houses of Highland Beach stand on the west side of A1A along the Intracoastal Waterway. Bel Lido Isle is a subdivision of waterfront streets such as Bel Lido Drive, Tranquility Drive and Intracoastal Drive, laid out around a basin and canals off the waterway, where mid-century houses have steadily been replaced by new two-storey homes with seawalls and docks. Grand Cay Estates is a small gated enclave of larger houses on Grand Court directly on the Intracoastal, and Byrd Beach and the lots along South Ocean Boulevard hold the town's oceanfront estates and ocean-to-Intracoastal parcels, including new houses under construction on the sand. Boats leave for the Atlantic through the Boca Inlet to the south, with the Spanish River, Palmetto Park and Camino Real bridges all opening on request, or north to the Boynton Inlet, and the marinas at Regency Highland Club and Boca Highland give condominium owners a slip without a house. We check the seawall, the dock and lift permits, the depth at low tide, the flood zone and elevation and, on the ocean side, the coastal construction control line for every waterfront home we show.
Neighborhoods
Highland Beach is a town of buildings rather than subdivisions, and buyers shop it building by building. On the ocean side, Toscana is the gated community of three towers with the largest floor plans, Coronado at Highland Beach, the Ambassadors and Trafalgar of Highland Beach are the established oceanfront buildings with ocean and Intracoastal corners. On the Intracoastal side, Regency Highland Club has a marina with private slips and deeded beach access, Boca Highland is the gated community of Aberdeen Arms, Braemar Isle, Carron House and Dalton Place with its own marina and beach club, and Seagate covers the fifty-five-and-over Seagate of Highland buildings and the boutique 3200 South Ocean next door. Each has its own page with live listings and recent sales, and the houses of Bel Lido, Grand Cay Estates and Byrd Beach appear on the waterfront, dock, Intracoastal, beachfront and single-family pages below.
Selling a Home in Highland Beach
A Highland Beach condominium is priced by its building, its exposure and its floor before anything else: a direct-ocean corner in Toscana, an Intracoastal unit with a slip at Regency Highland Club and a one-bedroom in the Ambassadors are three different markets, and within one building the renovated units and the original ones trade far apart. Buyers now ask for the milestone inspection report, the reserve study and any assessment before they ask about the kitchen, so we assemble those documents with the listing. A house on Bel Lido or Grand Cay is priced on its frontage, its seawall and dock, its elevation and whether it will be kept or replaced, and an oceanfront estate is priced against the handful of sales on the sand from here to Gulf Stream and Manalapan rather than against the town. Start with a free valuation built on recent MLS sales in your building or on your street, ask for a full comparative market analysis, or request a cash offer if you need a fast, as-is sale.
Investing in Highland Beach
Investment in Highland Beach takes two forms. The first is the seasonal condominium: furnished units in the oceanfront buildings and at Boca Highland lease for the winter to families from the Northeast and abroad, and some buildings allow annual leases as well, so the rental rules, the minimum term and any waiting period after purchase decide whether a unit can be let at all. The second is the renovation or replacement of an older home on the Intracoastal side, where seventies houses on Bel Lido are bought for the lot and rebuilt, subject to the flood elevation, the seawall and the town's building review, and where an oceanfront lot needs a state permit for anything seaward of the coastal construction control line. There is no multifamily market here. Older buildings with completed milestone inspections and funded reserves are the sounder buys, and the price-reduced page shows the sellers who have cut the price; our team underwrites rents from the live Highland Beach leases before you offer.

Highland Beach Real Estate FAQ
- Where is Highland Beach, Florida?
- Highland Beach is a town in south Palm Beach County on the barrier island between Boca Raton and Delray Beach. It runs about three miles along State Road A1A, South Ocean Boulevard, with the Atlantic Ocean on the east and the Intracoastal Waterway on the west, and it is reached from the mainland over the Spanish River Boulevard bridge in Boca Raton or the Linton Boulevard bridge in Delray Beach. Interstate 95 is about ten minutes west and Palm Beach International and Fort Lauderdale-Hollywood airports are each about forty minutes away.
- How much does a home in Highland Beach cost?
- Highland Beach is mostly condominium, and the range inside it is wide: a one-bedroom in a seventies building on the Intracoastal side, a renovated two-bedroom oceanfront corner, a large residence in Toscana or a penthouse, and then the houses on Bel Lido and Grand Cay and the oceanfront estates on South Ocean Boulevard. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS, and the luxury, oceanfront and price pages show each part of the market on its own.
- Can I keep a boat in Highland Beach?
- Yes. Houses on Bel Lido Isle and Grand Cay Estates sit on the Intracoastal, a basin or canals with seawalls and private docks, and boats reach the Atlantic through the Boca Inlet a few miles south, passing only bridges that open, or through the Boynton Inlet to the north. Condominium owners can keep a boat at the marinas at Regency Highland Club and Boca Highland, where a limited number of slips are assigned to units or leased. We confirm the slip, the depth at the dock, the lift permit and the route to the inlet for every boater we represent.
- Is Highland Beach part of Boca Raton or Delray Beach?
- No. Highland Beach is its own municipality with its own town hall, police department, fire-rescue service, library and building department, incorporated in 1949. It shares the 33487 ZIP code with the north end of Boca Raton, and its mail reads Boca Raton on some records, so check the municipality on the property tax record before comparing prices, taxes or building rules. Boca Raton is south of the town line and Delray Beach is north of it, and both downtowns are a few minutes away by car.
- What should I check before buying a condo in Highland Beach?
- Most Highland Beach buildings date from the 1970s and 1980s and stand on the ocean or the Intracoastal, so the structural milestone inspection, the reserve study, the budget and any assessment already voted on matter as much as the unit. Ask about the leasing rules and any waiting period after purchase, the pet policy, the parking assignment, the storm protection on the unit and, for a marina building, how slips are assigned. We pull the documents for any building you are serious about and read them with you before you make an offer.
- What is my Highland Beach home worth?
- Request a free valuation and we build it from the closed sales that match your home: the same building, exposure and floor for a condominium, adjusted for renovation and for the building's reserve and inspection position, or the same water frontage, seawall, dock and elevation for a house on Bel Lido or Grand Cay. A townwide median means little in a town where one building can trade at several times another. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
