Real Estate for Broadcasters and Media Personalities
A base between the studio, the stadium and the airport
A broadcaster’s address is chosen by the clock. A morning show means leaving the house before four; a game means leaving for Miami Gardens, downtown Miami or Sunrise with the traffic and getting home after midnight; a network role means a flight out of MIA or FLL most weeks of the season. Add a contract that runs a year or a season at a time and a face that viewers recognize in the lobby, and the ordinary questions about a home change. BreakThru Realty finds homes for on-air talent, analysts, reporters and hosts on those terms.

Proximity Is Measured at Call Time
The commute that matters is the one at the hours you keep. A drive to a Doral or Miramar studio that takes twenty minutes before dawn can take an hour at nine, and a trip to the stadium in Miami Gardens on a game day is a different route from the same trip on a Tuesday. We time every shortlisted home to your actual call times and your actual return times, including the drive to the arena downtown, the rink in Sunrise and the soccer campus in Fort Lauderdale for talent who cover more than one venue, and we map the route to whichever airport the network uses most. A home that is five miles closer on paper is often ten minutes slower when the drawbridges and the school buses are counted.
Leases That Track a Contract
On-air contracts tend to run for a season or a year with an option, and a lease should follow the same shape. BreakThru Realty negotiates lease terms that end with the contract rather than the calendar, with an extension option that mirrors the network’s, a clause allowing early release with notice if the show is cancelled or the assignment moves, and a renewal window timed to when you will know. Furnished leases make sense for a first season; unfurnished for a second. Condominium buildings require tenant approval that can take weeks, so where a start date is fixed by a season opener, we favor buildings with a quick application or single-family homes with no board at all.
A Studio at Home That Actually Works
More broadcasting happens from home than it used to, and a spare bedroom with a ring light is not a studio. We look for a room that can be acoustically treated, has a neutral or controllable background, sits away from the street and the pool pump, and can be wired for two independent internet connections, because a remote hit cannot drop when a cable fails. Power matters as well: a whole-home generator keeps a home studio on air through the storm months when the rest of the street is dark. Condominium rules may restrict cabling in walls and equipment on balconies, and a home with existing fiber service and a wiring closet saves weeks of work.
Recognized in the Lobby
A face that appears on television every night is recognized by doormen, valets and neighbors, and that shapes the kind of building or home that suits. A tower with a staffed lobby and a private elevator landing keeps visitors at the desk; a single-family home behind a gate keeps them at the curb. Package rooms, parcel lockers and a service entrance mean deliveries do not arrive at the front door with your name on them. None of that is about the neighborhood. It is about how a particular property handles the moment between the street and your door, and we assess it on every showing rather than taking a listing’s word for it.
Buying When the Contract Is Longer
A multi-year contract or a permanent role changes the calculation from rent to buy, and the question becomes what happens if the role ends first. We look for homes that would lease readily to the next season’s hire or sell without a long marketing period, which usually means a well-located property in a building or community that allows leasing, rather than the most unusual house on the market. If the purchase is financed, consult a mortgage lender early, because a lender will read a broadcast contract as employment with a term, and the documentation they ask for differs from a salaried borrower’s. Florida’s homestead exemption applies only to a primary residence, and your CPA should confirm what a Florida domicile changes for you before it is claimed.
The Airport Is Part of the Address
Network talent who travel with a league or a tour spend as much time at the airport as the studio, and the home has to make that easy. From Brickell, Coconut Grove and Coral Gables, MIA is a short drive at most hours; from Fort Lauderdale, Las Olas Isles and the eastern Broward neighborhoods, FLL is closer still; from Jupiter and the Town of Palm Beach, PBI is the airport that matters. Fort Lauderdale Executive and Opa-locka serve charter and private flights. We note the drive to each from every home on the list, and we check parking and access for a car that leaves at five and returns after the last flight, because a building that locks its garage gate at night is a problem you only discover once.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.

Questions We Are Asked
- Can a lease be timed to end with a broadcast contract?
- Yes, if the owner agrees, and most will for a well-qualified tenant. BreakThru Realty negotiates a term that ends with the contract, an extension option that mirrors the network’s, early release with notice if the assignment ends, and a renewal window timed to when you will know. Buildings with slow approval processes are avoided when the start date is fixed.
- Which neighborhoods are closest to the South Florida studios and stadiums?
- It depends on which ones you serve. The stadium in Miami Gardens is reached from Aventura, Sunny Isles Beach and the northern Miami-Dade suburbs; the downtown arena from Brickell, Edgewater and Miami Beach; the studios around Doral and Miramar from Coral Gables, Doral and Pembroke Pines; the rink in Sunrise from Weston, Plantation and Davie. The drive is timed at your call time, not at noon.
- What does a home need for remote broadcasting?
- A room that can be treated for sound and kept quiet from the street and the pool equipment, a controllable background, two independent internet connections, adequate power and ideally a generator for the storm months. Condominium rules on cabling and balcony equipment are checked before a purchase or lease, and homes with existing fiber and a wiring closet save weeks.
- Should an on-air hire rent or buy for a one-season contract?
- Usually rent, furnished, with a lease that tracks the contract. A purchase makes more sense once the role is multi-year or permanent, and even then the home should be one that would lease or sell readily if the assignment moves. If financing is involved, consult a mortgage lender about how a contract with a term is documented.
- How do you handle a client who is recognized by building staff?
- By choosing property that handles it: a staffed lobby with a private elevator landing, parcel rooms so deliveries do not carry your name to the door, a service entrance, or a gated single-family home. Showings are booked without the client’s name, and the lease or contract can be signed through counsel where the client prefers.
