Living in Coral Springs

Coral Springs was planned before it was built. Coral Ridge Properties laid out the city, it was incorporated in 1963, and it grew through the 1970s, 1980s and 1990s as a city of separate neighbourhoods set between wide main roads: Wiles Road, Sample Road, Royal Palm Boulevard and Atlantic Boulevard running east to west, and University Drive, Riverside Drive, Coral Springs Drive and Coral Ridge Drive running north to south. Parkland borders it to the north, Coconut Creek to the east and Tamarac to the south, and the Everglades begin at its western edge. Coral Square mall, Downtown Coral Springs at University Drive and Sample Road, Broward Health Coral Springs and the Coral Springs Center for the Arts are all inside the city, and the Sawgrass Expressway links it to I-75, I-595 and I-95.

Schools, Parks and Planned Neighbourhoods

Schools and parks are the reasons most buyers give for looking at Coral Springs. Public school assignment follows the address: Broward County Public Schools zones every home, and the high schools in the city include Coral Springs High, J.P. Taravella High and Coral Glades High, with Coral Springs Charter School as a public charter option. Boundaries are redrawn from time to time, so we confirm the zoned elementary, middle and high school for every home before you make an offer. The city runs its own parks, from neighbourhood playgrounds and athletic fields to Mullins Park, Cypress Park and the Sawgrass Nature Center, and many neighbourhoods were laid out around lakes and cul-de-sacs rather than through streets.

Gated, Golf and Lake Communities

The gated communities are in the newer parts of the city. Eagle Trace is guard-gated and built around a golf course and lakes; Heron Bay, on the Parkland line, has manned gates; Wyndham Lakes is a set of smaller gated enclaves; and Cypress Pointe and Eagle Lakes are compact gated communities of townhomes, condos and lake homes. Golf-course homes are found in Eagle Trace and around the Coral Springs Country Club, and estate homes on an acre or more, rare in the city, sit in the gated Whispering Woods and in Running Brook Hills. Waterfront in Coral Springs means a lake or a canal rather than the ocean: the city's waterways are part of its drainage system and do not give boats a route to the Atlantic, so water frontage buys a view and no rear neighbour. Before you offer, check the bank or seawall behind the house and the association's rules on docks, fences and pools.

Condos, Townhomes and No-HOA Homes

Coral Springs is largely built out, so its housing is sorted more by era than by new construction. The oldest single-family streets, built in the 1970s in neighbourhoods such as Ramblewood, Chevy Chase, Shadow Wood, Westchester and around the Coral Springs Country Club, often have no homeowners association, larger lots and pools, though the city's own codes still apply to additions, fences and driveway parking. Condominiums from the 1970s and 1980s, in Ramblewood East, Forest Hills, Coral Springs Tower Club and Savannah at Riverside, are the most attainable way to own, and townhomes range from 1990s communities such as Kensington Manor to the Sunset Trails townhomes built in 2023 and 2024 in Wyndham Lakes. For any condo, ask for the reserve study, recent inspection reports and any planned special assessment.

Neighbourhoods

Gated and golf: Eagle Trace, Heron Bay on the Parkland line and the enclaves of Wyndham Lakes. Communities from the 1980s and 1990s with homeowners associations: Kensington, Pine Ridge, and the Cypress Pointe condos and townhomes at Turtle Run. Established streets where many homes have no association: Ramblewood, Coral Springs Country Club, Forest Hills, Shadow Wood, Westchester, Chevy Chase and Cypress Glen. Each neighbourhood page carries its live listings, recent sales and a local guide from our agents, and the price, lifestyle and property-type pages below cut the whole city the way buyers actually search it.

Selling a Home in Coral Springs

Coral Springs sellers compete with listings in Parkland, Coconut Creek and Tamarac, so pricing starts from the closed sales that match your home's neighbourhood, school zone, lot and condition, not a citywide median. A no-HOA pool home in Ramblewood, a lakefront house in Kensington, a golf-course home in Eagle Trace and a condo in Forest Hills each have their own buyer and their own comparable sales. Start with a free valuation built on recent MLS sales, request a guaranteed cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis before you list.

Investing in Coral Springs

Investors buy in Coral Springs for steady annual rental demand from tenants who want the city's schools and parks and a commute to Fort Lauderdale or Boca Raton. Duplexes and half-duplexes in older neighbourhoods such as Chevy Chase and Forest Hills are the city's small income properties, and the 1970s and 1980s condominiums offer the lowest entry prices. Association rules decide what you can do: many communities require tenant approval, some require a period of ownership before a home can be leased and some cap the number of leases a year, so read them before you offer. The Coral Springs rental pages show live rents, and the price-reduced page tracks the listings that need a buyer.

Coral Springs Real Estate FAQ

How much does a home cost in Coral Springs?
It depends on the era and the community. Condominiums in the 1970s and 1980s complexes are the most attainable homes in the city, townhomes and the established no-HOA single-family streets sit in the middle of the market, and the larger lake and golf-course homes in gated communities such as Eagle Trace and Heron Bay carry the highest prices. The market table on this page shows the current median list and sold prices for single-family homes and condos, updated daily from the MLS.
Which schools serve homes in Coral Springs?
Broward County Public Schools assigns students by address. High schools in the city include Coral Springs High, J.P. Taravella High and Coral Glades High, and Coral Springs Charter School is a public charter option. Boundaries change from time to time, and a street can be zoned differently from its neighbour, so we confirm the zoned elementary, middle and high school for the exact address of any home you are considering.
Are there gated communities in Coral Springs?
Yes. Eagle Trace is guard-gated around a golf course and lakes, Heron Bay on the Parkland line has manned gates, Wyndham Lakes is made up of smaller gated enclaves such as Golden Bay, Bay Pointe and Pelican Trail, and Cypress Pointe and Eagle Lakes are compact gated communities. The gated communities page lists every home for sale now; compare association fees and what they cover, because they vary widely.
Can I buy a home with no HOA in Coral Springs?
Yes, mostly in the neighbourhoods built in the 1970s and 1980s. Many single-family homes in Ramblewood, Chevy Chase, Shadow Wood, Westchester, Cypress Glen and around the Coral Springs Country Club have no homeowners association. The city's own codes still cover additions, fences and driveway parking, so check them before you plan a project on a no-HOA home.
What is my Coral Springs home worth?
Request a free valuation and we build it from recent closed sales in your neighbourhood, adjusted for lot size, lake or golf frontage, pool, roof age, impact windows, condition and upgrades, rather than a citywide median. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
