Living in Lauderdale Lakes
Lauderdale Lakes, incorporated in 1961, covers a few square miles of central Broward County between Lauderhill, Tamarac, Oakland Park and Fort Lauderdale. State Road 7 runs through the middle of the city and Oakland Park Boulevard crosses it, Commercial Boulevard is close by to the north, and Interstate 95 and Florida's Turnpike are each a short drive, which puts downtown Fort Lauderdale, Fort Lauderdale Hollywood International Airport and the beach roughly twenty to thirty minutes away depending on traffic. Most of the houses date from the early sixties to the early seventies, built in sections that still carry names such as East Gate, West Gate and North Gate, and canals and lakes run between several of them. Shopping and services line State Road 7 and Oakland Park Boulevard. Broward County Public Schools assigns schools by address, so confirm the schools for the exact home before you rely on a listing.
Sixties Houses, Canal Lots and Efficiencies
The typical Lauderdale Lakes house is a single story home from the sixties on a street with no homeowners association, and many are larger than their age suggests, with four bedrooms and more than two thousand square feet in Oriole Estates and Oakland Estates. Pools are common, canals run behind houses in North Gate and Oriole Estates, and on some lots a garage has been turned into an efficiency with its own entrance. Those features are worth checking rather than assuming: an efficiency adds value only when it was permitted, a canal here is inland water whose route and rules come from the drainage district and the city, and the roof, the electrical panel and the plumbing in a house of this age may be original. We read the permit history and ask for the survey on every Lauderdale Lakes house before you offer.
Cassia Estates and the Newer Homes
New construction is rare in a city built out in the sixties, which is why Cassia Estates stands apart: a gated community of single family houses completed in 2022 and 2023, with four and five bedroom plans, two car garages, impact windows and doors and, on several lots, the community lake behind the house. Nearby on the Somerset Plaza plat, a group of two story townhouses was completed in 2024, some facing the water. Newer homes bring current code and lower near term repairs, and an association fee with them, so ask what the fee covers, what is left of the builder warranty and how the association approves buyers and tenants. Older condominium communities stand in the city as well, and we can pull their listings and association documents on request.
Neighborhoods
Lauderdale Lakes is small enough to know section by section. Oriole Estates holds the mid sixties houses around NW 35th Avenue and, in Section 8, the five unit income buildings. West Gate carries the early sixties pool houses around NW 37th Street, North Gate the sixties houses with canals behind some yards, and East Gate the late sixties houses, several sold with tenants in place. Oakland Estates holds the larger houses of 1970 and 1971, and Cassia Estates the gated new houses on the lake. Every neighborhood page carries live listings and recent sales, and the lifestyle pages below cut the city by water, pool, gate and income property.
Selling a Home in Lauderdale Lakes
A Lauderdale Lakes owner deciding whether to sell usually weighs the same things: what a sixties house with its updates will bring, and whether to sell with a tenant in place or vacant. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Before you list, a broker checks your property against what the buyers already working with us have asked for, from the bedroom count, the pool and the canal lot to the price range and the income an efficiency or a small building produces, and contacts the buyers it fits; your home may be the one a buyer is waiting to find. If no buyer on file fits, the plan takes the home to the rest of the market through the MLS listing that cooperating agents search, priced from closed sales that match: an Oriole Estates house against houses of the same size and decade, a Cassia Estates house against sales inside the gate, a five unit building against its rents. Every step is built around your objectives, whether that is a date, a number or the purchase of your next home. See If We Already Have Your Buyer and Request Your Property Valuation; a full comparative market analysis comes before you list, and a cash offer is there when a fast, as is sale matters most.
Investing in Lauderdale Lakes
Investors in Lauderdale Lakes buy for income more than for resale. The first choice is a single family house to lease by the year, three or four bedrooms on a street with no association, sometimes with a permitted efficiency that adds a second rent. The second is a small apartment building: Oriole Estates Section 8 holds five unit buildings from the early seventies, each with four two bedroom apartments and a studio, and at five units the loan becomes commercial, underwritten on the building's income. Confirm that every unit is legal on the county record, read the leases and the rent roll, price the insurance on the roof as it stands and budget for a property tax that resets after the sale. Get Your Investment Property Analysis and we model the rent from current Lauderdale Lakes leases and the resale from the closed sales that match the property.

Lauderdale Lakes Real Estate FAQ
- Where is Lauderdale Lakes, Florida?
- Lauderdale Lakes is a small city in central Broward County, a few miles northwest of downtown Fort Lauderdale, between Lauderhill, Tamarac, Oakland Park and Fort Lauderdale. State Road 7 runs through it and Oakland Park Boulevard crosses it, Interstate 95 and Florida's Turnpike are each a short drive, and Fort Lauderdale Hollywood International Airport and the beach are roughly twenty to thirty minutes away by car.
- How much does a home in Lauderdale Lakes cost?
- It depends on the age, the size and whether the property earns income. Two and three bedroom sixties houses in East Gate and West Gate sit at the lower end, the larger houses of Oriole Estates and Oakland Estates and the pool and canal houses above them, the gated new houses of Cassia Estates higher still, and the five unit buildings trade on their rents. The market table on this page shows the current median list and sold prices from the MLS, refreshed daily.
- Is every Lauderdale Lakes address inside the city?
- No. Lauderdale Lakes shares its ZIP codes with Fort Lauderdale, Oakland Park and Lauderhill, and homes near its edges can carry a neighboring city's name in the MLS, or a Lauderdale Lakes name outside the line. Taxes, permits, city services and some rules follow the municipality on the property tax record, not the mailing address, so we confirm it for every home before we compare prices.
- Can I keep a boat on a Lauderdale Lakes canal?
- A small craft may be possible, but confirm before you buy for it. The canals behind Lauderdale Lakes houses are inland water and the listings do not mark ocean access; one listing in North Gate describes canal access suited to a personal watercraft. What may be launched, docked or driven on a canal is set by the drainage district and the city, so we confirm the rules, the bank or seawall and the flood zone for the exact lot.
- Which schools serve Lauderdale Lakes homes?
- Broward County Public Schools assigns each Lauderdale Lakes address to its schools, and the boundaries change, so confirm the elementary, middle and high school for the exact home with the district before you rely on a listing. Charter and magnet schools nearby run their own admission. We can pull the assigned schools for any listing you are considering.
- What is my Lauderdale Lakes home worth?
- Your Lauderdale Lakes home is worth what buyers have recently paid for homes that truly match it, and a free valuation from us starts there: the same section and decade, the same size and bedroom count, the same lot, canal or dry, with or without a pool. We then adjust for the roof, the impact windows, the air conditioning and any efficiency or enclosed garage, checking its permit; an income building is valued on its rents. Ask for a full comparative market analysis before you list, and a cash offer if timing matters more than price.
- Do you already have buyers looking for homes in Lauderdale Lakes?
- BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
