Living in Miami-Dade County
Miami-Dade is the largest market in South Florida and the most international. Downtown Miami, Brickell and Edgewater are a vertical city of condo towers on Biscayne Bay; Coral Gables, Coconut Grove, Pinecrest, Palmetto Bay and South Miami are the tree-lined single-family neighbourhoods south of the centre; Miami Beach, Surfside, Bal Harbour, Bay Harbor Islands and Sunny Isles Beach line the barrier island to the east; Aventura, North Miami and Miami Shores sit to the north; Doral, Miami Lakes and Hialeah to the west; and Kendall, Cutler Bay and Homestead run south toward the Keys. Miami International Airport, PortMiami, Brightline and a global banking and trade economy drive demand from buyers on every continent.
Waterfront, Biscayne Bay and the Islands
Miami-Dade's water is Biscayne Bay rather than a network of canals: bayfront homes in Coconut Grove, Coral Gables (Gables Estates, Cocoplum, Deering Bay), Miami Beach's Venetian, Sunset, Palm, Hibiscus and Star Islands, Key Biscayne and Bay Harbor Islands, with ocean access through Government Cut and the Haulover and Bear Cut channels. Oceanfront condos run from South Beach through Mid-Beach and Surfside to Bal Harbour and Sunny Isles Beach. Fisher Island, reached only by ferry, is the county's most exclusive address. Coral Gables and Miami Beach also have canal-front homes with docks at lower prices than the bayfront.
Condos, New Construction and the Skyline
Miami-Dade builds more new condominium towers than the rest of South Florida combined: Brickell, Downtown, Edgewater, Miami Beach, Sunny Isles Beach, Aventura and Coconut Grove all have pre-construction and newly delivered buildings. New towers carry current hurricane code and fresh reserves; older buildings on the beach offer more space for the money but come under Florida's milestone inspection and reserve requirements, so the association documents decide the real cost. Gated Communities, Golf and the South Dade Acreage
Gated enclaves such as Cocoplum, Gables Estates, Hammock Oaks and Deering Bay in Coral Gables, and the gated sections of Pinecrest, Palmetto Bay and Doral, hold the county's largest single-family lots inside the urban core. Golf-course homes surround Doral, Deering Bay, Miami Shores and the Crandon course on Key Biscayne. South of Kendall, the Redland and Homestead offer acreage, equestrian property and agricultural land within an hour of downtown, the closest thing Miami-Dade has to a countryside.
