Luxury Rentals for Professional Athletes in South Florida

Leases written around a playing contract, not a calendar year

A playing contract rarely lines up with a twelve-month lease. Seasons start and end mid-year, trades arrive without warning, and spring training fills a different part of the calendar again. BreakThru Realty finds luxury rentals across South Florida and negotiates the terms that matter to an athlete before anything is signed: the length, what is furnished, who approves the tenant, what tax applies, and what happens if you are traded.

Seasonal Lease or Annual Lease

South Florida’s rental market has a pronounced winter season, when demand for furnished homes and condos near the coast climbs and landlords can choose among tenants. A seasonal lease covers only the months you need and is usually furnished, but it costs more per month and the choice narrows as winter approaches. An annual lease opens far more inventory, including unfurnished homes, and is easier to renew. Players on in-season contracts, coaches arriving for a year, and families bridging to a purchase each land on a different answer. We lay out both routes against your contract dates, then search the one that fits, including the length of stay the building or association will actually permit.

What Furnished Should Mean in Your Lease

Furnished can mean anything from a staged showpiece to a fully equipped home with linens and cookware. The lease should carry an inventory of what is supplied, photographs of its condition at move-in, and a statement of who repairs or replaces an item that breaks through ordinary use. Athletes often need changes: longer beds, room for training equipment, blackout shades for sleep after travel, or furniture moved into storage. We ask the landlord for those changes in writing before signing, confirm who holds the internet, streaming and utility accounts, and check whether the owner keeps a locked closet or visits the home, because an owner with a key is a privacy question as much as a maintenance one.

Florida’s Tax on Leases of Six Months or Less

Florida treats a lease of six months or less as a transient rental, which means state sales tax and the county tourist development tax apply to the rent. Seasonal quotes are sometimes given with the tax included and sometimes without, and the difference is large enough to matter, so every quote we pass on states which it is. The landlord or the manager is responsible for collecting and remitting the tax, and the lease should say so. A lease longer than six months falls outside the transient rules, which is one reason some tenants choose a slightly longer term with an agreed early exit rather than a short seasonal lease. We compare both on paper so the decision is made on the real cost.

Tenant Approval in Condominium Buildings

Renting a condominium unit means passing the association as well as satisfying the owner. Applications typically ask for identification, a background screening, sometimes an in-person or video interview, and approval by the board or its manager, and the process can run for weeks. Many buildings set a minimum lease term, cap how many times a unit may be leased in a year, or bar leasing in the owner’s first year. Pets, vehicles and move-in times are regulated too, and freight elevators are booked in advance. Before you commit to a unit, BreakThru Realty obtains the building’s leasing rules and application, confirms the lease you want is allowed, and submits your paperwork complete and by secure link.

Signing Through a Representative or a Company

Some athletes prefer that their own name does not appear on a lease. A lease can be signed by the player, by an agent or manager acting under a power of attorney, or by a company the player controls, and each option changes who is liable and what the landlord will require. A power of attorney is for your attorney to draft, and whether a company should be the tenant, and which entity, is your attorney’s call as well. Landlords and associations will still want to know who is occupying the home, and screening applies to the occupants, so complete anonymity is rarely possible. What can be controlled is who sees the documents, and we limit that to the people who must approve the lease.

Deposits, Advance Rent and Move-In Records

Luxury leases usually ask for a security deposit and, for seasonal terms, a large part of the rent in advance. Florida’s landlord-tenant law sets how a landlord must hold a deposit, requires a written notice of where it is held, and sets deadlines after the lease ends for returning it or giving written notice of a claim against it. The protection you have in practice comes from the move-in record: a dated walk-through with photographs and video of every room, appliance and exterior surface, signed by both sides. We arrange that walk-through and keep a copy, so a dispute over a scratch or a stain months later is settled by the record rather than by memory.

Trade and Early-Exit Terms, Agreed Before You Sign

The most useful clause in an athlete’s lease is the one that deals with leaving early. Standard Florida leases allow for an early-termination option, and beyond that almost anything can be negotiated while the landlord still wants the tenant: a release on written notice of a trade, waiver or release from the club, a defined notice period, a set early-exit charge in place of open-ended liability for the remaining rent, or a right to assign the lease to a replacement tenant the association approves. Every one of those is far easier to agree before signing than after a trade call. We draft the request with your representative, put it to the landlord in writing and make sure the final lease says exactly what was agreed.

A Lease as a Trial Run for Buying

Renting is also the cheapest way to test a neighborhood, a building or a commute before buying. We keep a note through the lease of what works and what does not: noise from a flight path or a nightlife district, the drive at report time, how the building staff handle deliveries and visitors, and how the home held up in summer storms. Where the rental itself is a home you might buy, a right of first refusal or a purchase option can sometimes be negotiated into the lease. When you are ready to buy, the search starts from real experience of the area, and BreakThru Realty can run it for you as well.

Our Privacy Standard

Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
Your name stays out of our marketing
BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.

A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.

Questions We Are Asked

Is sales tax charged on a seasonal rental in Florida?
Yes, when the lease is for six months or less. Florida treats those leases as transient rentals, so state sales tax and the county tourist development tax apply to the rent. Ask whether a seasonal quote includes the tax; BreakThru Realty states it on every quote it passes on.
Can a lease include a clause for being traded during the season?
It can, if it is negotiated before signing. Common approaches are a release on written notice of a trade or release, a defined notice period, a fixed early-exit charge, or the right to assign the lease to an approved replacement tenant. The final lease should state the agreed terms exactly.
How long does a condominium association take to approve a tenant?
Anywhere from a few days to several weeks, depending on the building’s screening, whether an interview is required and when the board meets. Some buildings also impose minimum lease terms or limit leasing in an owner’s first year, so the rules should be checked before choosing a unit.
Can a lease be signed by a player’s company or manager?
Yes, a company or a representative holding a power of attorney can sign, but your attorney should decide which structure to use and draft any power of attorney. Landlords and associations still screen the people who will live in the home, so the occupants will need to be disclosed to them.
Are furnished luxury rentals available for just one season?
Yes. Furnished homes and condos are leased for the winter season and for shorter periods across South Florida, subject to each building’s minimum lease rules. Availability tightens as the season approaches, so it helps to start the search a few months ahead where the calendar allows.
What protects a tenant’s security deposit in Florida?
Florida’s landlord-tenant law governs how deposits are held and sets deadlines for returning them or giving written notice of a claim after the lease ends. A dated, signed move-in inspection with photographs is the tenant’s best evidence if a claim is disputed, and BreakThru Realty arranges one.
