What to have ready

Applying in Boca Raton means a full file: ID, recent pay stubs or an offer letter, bank statements, a credit report and references, with income around three times the rent as the usual test, and many corporate relocations bring an employer's letter that landlords weigh heavily. Students at Florida Atlantic University and Lynn University are commonly asked for a guarantor. A large share of the condos east of Federal Highway and in the club villages are owned by seasonal or out-of-state owners and handled by a manager or a listing agent, so the file is reviewed by someone who has never met you and completeness decides it. Be ready to pay an application fee to the owner's side and a second one to the association, and to give a move-in date that allows for the association's review.

Association approval

Association approval shapes almost every Boca Raton lease outside the apartment buildings and the non-club streets. The country clubs, including Boca West, Broken Sound, St. Andrews, Woodfield, Boca Grove, Boca Woods and Bocaire, review each tenant and set their own rules on lease length, the number of leases a year and what a renter may use; some limit leasing altogether. Guard-gated communities such as Royal Palm Yacht & Country Club, The Sanctuary and The Oaks do the same, and the condo buildings downtown and on A1A run their own boards with fees and interviews. Century Village and Boca Lago add age rules in their 55-and-over sections. Expect one to four weeks for the review, and ask before you tour whether the community allows leasing in the owner's first year.

Deposits and move-in costs

In Boca Raton expect first month, last month and a security deposit at signing, plus an application fee from the association and, in the condo towers and the clubs, a move-in fee that can cover the elevator, the gate pass or a club registration for the tenant. Seasonal leases east of Federal Highway are often prepaid in full for the stay, with a separate deposit against damage and a cleaning fee. Pet deposits or pet rent apply wherever pets are allowed. Florida law gives the landlord 30 days to notify you in writing of how the deposit is held and 15 days after you vacate to return it if there is no claim. Ask whether the deposit is held by the owner or by the manager, because on a Boca Raton condo owned from out of state it matters who you chase.
