Living in Brickell
Brickell is a neighbourhood of the City of Miami on the south bank of the Miami River, named for William and Mary Brickell, who settled at the mouth of the river in the 1870s. Today it is Miami's financial district and its densest residential district: condominium and office towers line Brickell Avenue and Brickell Bay Drive from the river south toward the Rickenbacker Causeway, with Biscayne Bay on the east and I-95 on the west. Daily life runs on foot and by rail. Brickell City Centre, the Swire Properties complex on South Miami Avenue that opened in 2016, and Mary Brickell Village hold the shops, restaurants and groceries; the fare-free Metromover loops through the district and on to Downtown; Metrorail's Brickell station runs to Miami International Airport and to Dadeland; and The Underline, the park and trail beneath the Metrorail tracks, starts here by the river. Key Biscayne is across the Rickenbacker Causeway and Coconut Grove is a short drive south.
Biscayne Bay, the Miami River and Brickell Key
Brickell's water is Biscayne Bay and the Miami River. The bayfront towers on the east side of Brickell Avenue and along Brickell Bay Drive look out over the bay toward Key Biscayne. Brickell Key, the island reached by a short bridge off Brickell Avenue, is ringed by a waterfront walkway and holds towers from the 1980s to the 2000s such as Brickell Key One, Isola, One and Three Tequesta Point, Courvoisier Courts, Asia and Carbonell. On the north edge, Brickell on the River, Latitude on the River and Neo Vertika face the Miami River. A waterfront or ocean-access flag in the MLS usually describes the building's position and view rather than a boat slip that comes with the unit: dockage belongs to some buildings and not others, and many owners keep a boat at a marina on Virginia Key, at Bayside or in Coconut Grove. Condos and New Construction
Almost every home in Brickell is a condominium. The oldest bayfront buildings date from the late 1960s to the 1990s, among them Four Ambassadors, Brickell Place, The Palace, Villa Regina and Bristol Tower. A wave of towers was finished between 2001 and 2009, including The Metropolitan, The Club at Brickell Bay, Jade at Brickell Bay, The Emerald, Icon Brickell, Infinity at Brickell and The Axis on Brickell; a second between 2014 and 2019 brought BrickellHouse, Nine at Mary Brickell Village, Reach and Rise at Brickell City Centre, Brickell Heights, Echo Brickell, SLS Lux and Brickell Flatiron. The newest, recently delivered or still under construction, include UNA Residences, 2200 Brickell, Viceroy Brickell, The Standard Residences and Domus Brickell Park. Units run from studios to full-floor penthouses, and association fees change with each building's staffing, amenities and age. For older towers, Florida's milestone inspection, the structural integrity reserve study, reserve funding and any special assessment decide the real cost of owning; for a new tower, the deposit schedule and the developer's contract do.
Neighborhoods
Brickell buyers think by stretch of the district. North Brickell runs from the Miami River to Brickell City Centre, with the river-view towers and the shortest walk to Downtown. The Brickell Avenue corridor through the Financial District holds the bayfront towers and the office buildings, with Brickell Key across its bridge. Mary Brickell Village and the blocks west of South Miami Avenue toward I-95 hold the towers closest to Metrorail. South of Coral Way, Brickell Avenue passes the older bayfront buildings on its way to the Rickenbacker Causeway and ends among single-family houses near Vizcaya, while west of South Miami Avenue the houses of the Brickell Hammock and Brickell Estates plats line the numbered Roads.
