Living in Boynton Beach

Boynton Beach stretches from the Intracoastal and the Boynton Inlet west past the Turnpike, and most of its housing was built for two buyers: families and retirees. East of I-95 are the marina district, the Intracoastal condos, the canal homes of Golfview Harbour and the older subdivisions near the beach at Ocean Ridge. West of I-95 the city is a sequence of gated communities: the country clubs of Hunters Run, Quail Ridge, Aberdeen and Indian Spring, the GL Homes family communities of the Canyons and the 55-plus Valencias, and the older active-adult communities of Leisureville, Village Royale, Palm Isles and Platina. Prices sit below Delray Beach and Boca Raton for comparable homes, which is why buyers who start their search in either often finish here.

55+ Living

No city in Palm Beach County has more age-restricted communities. The Valencias, Valencia Lakes, Isles, Reserve, Cove and Grand, are the newest, with resort clubhouses and single-family homes; Majestic Isles, Venetian Isles and Palm Isles are gated communities of single-storey homes from the 1990s and 2000s; Palm Beach Leisureville has a golf course and detached homes at the most affordable prices; and Village Royale on the Green, Sterling Village and Platina are condominium communities with clubhouses and theatres. Rules on rentals, occupancy and financing differ in each, and we match buyers to the right one.

Country Clubs, Gated Family Homes and Waterfront

Hunters Run, with three courses and more than twenty villages, Quail Ridge and Aberdeen are the mandatory- and optional-membership clubs, and Indian Spring offers club living without a mandate in most sections. Families choose the Canyons, Nautica Sound and Boynton Lakes for newer homes on lakes and the schools. On the water, Golfview Harbour and Lake Eden hold canal and lakefront homes with a route to the Intracoastal and the Boynton Inlet, and the condos along Federal Highway face the marina.

Neighborhoods

Country clubs: Hunters Run, Quail Ridge, Aberdeen and Indian Spring. 55+: Valencia, Majestic Isles, Venetian Isles, Palm Isles, Palm Beach Leisureville, Village Royale on the Green, Sterling Village and Platina. Family: The Canyons, Nautica Sound and Boynton Lakes. Waterfront: Golfview Harbour and Lake Eden. Condos and attainable: Renaissance Commons and Rolling Green. Each has its own page with live listings.

Selling a Home in Boynton Beach

Boynton Beach buyers compare homes community by community, so pricing has to reflect your specific club or association, its fees and age rules, and on the east side the water access, rather than a citywide average. Start with a free valuation built on recent BeachesMLS sales, request a cash offer for a fast as-is sale, or ask for a full comparative market analysis and a marketing plan before you list.

Investing in Boynton Beach

Investors buy in Boynton Beach for entry prices below Delray Beach and Boca Raton, for the rental demand from families in the western communities and from seasonal tenants near the marina, and for condos in the 55-plus communities where leasing is allowed. Association rental rules decide the strategy here, so we check them first. We track price reductions, new listings and days on market daily.

Boynton Beach Real Estate FAQ

How much does a home cost in Boynton Beach?
Less than in Delray Beach or Boca Raton for a comparable home. Condos in Village Royale, Sterling Village and Platina start at the lowest prices in the city, detached homes in Leisureville, Rolling Green and Boynton Lakes sit below the citywide median, the gated family communities and the Valencias run through the middle of the market, and the country club estates and the canal homes of Golfview Harbour set the top. The market table on this page shows current medians for single-family homes and condos.
Which Boynton Beach communities are 55 and over?
The Valencia communities, Majestic Isles, Venetian Isles, Palm Isles, Palm Beach Leisureville, Village Royale on the Green, Sterling Village, Platina and several sections of Aberdeen and Indian Spring are age-restricted. They range from condominium apartments with clubhouses and theatres to gated single-family communities with resort pools, and each has its own rules on rentals, occupancy and financing. The 55+ page on this site lists the current inventory across all of them.
Can I keep a boat at a home in Boynton Beach?
Yes, on the east side. Golfview Harbour and the canal streets near Lake Eden and the Intracoastal have docks with a route to the Boynton Inlet, and the marina district on Federal Highway has slips and condos on the water. Bridge clearance and water depth vary by canal, so we verify the route to the inlet for every waterfront home we show. The ocean-access page on this site lists the current inventory.
What is my Boynton Beach home worth?
Request a free valuation and we will build it from recent closed sales in your community, adjusted for club or association terms, age restrictions, lot position, water access, condition and upgrades. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
How does Boynton Beach compare with Delray Beach and Lake Worth?
Boynton Beach offers most of what west Delray Beach offers, clubs, gated family communities and 55-plus living, at lower prices, without the walkable downtown on Atlantic Avenue. Delray Beach has the beach downtown and the historic neighbourhoods and higher prices. Lake Worth Beach, to the north, is smaller, older and more eclectic, with a historic downtown and lower prices still. We cover all three and can compare specific homes side by side.
