Someone you know is buying, selling, renting or investing in South Florida and asked whether you know anyone. This page explains how to introduce them to BreakThru Realty: ask them first, tell us what they need, and we take it from there and let you know once we have reached them. It is written for past clients and friends, and for the attorneys, CPAs, financial planners, lenders and insurance agents people turn to first.
How to Introduce Someone
There is no wrong way to make an introduction, only a few that work more smoothly. The form on this page is quickest and reaches our broker of record directly. An email to sales@breakthrurealty.com with the person copied works just as well, because it tells them who we are and tells us they are expecting to hear from us. You can also call (786) 914-1017 and simply tell us who they are and what they are trying to do. Whichever you choose, a sentence about their situation helps: whether they are selling a parent’s condo, looking for a first home, or weighing a rental property, the right agent depends on it.
Ask Their Permission First
Before you pass on anyone’s phone number or email, ask whether they want to hear from us. It matters for them, because an unexpected call from a real estate brokerage feels like a sales pitch even when it isn’t, and it matters for you, because your recommendation is only as welcome as the way it arrives. Tell them to expect a call from BreakThru Realty and roughly what it will be about. If they would rather make the first move themselves, give them our number instead and let them mention your name. An introduction is not a sign-up for marketing: we contact the person about what they asked for, and nothing else.
What We Do Next, and How You Will Know
We contact the person you introduced within one business day. The broker of record assigns someone who knows that part of South Florida and the kind of property involved, and that agent’s first conversation is about their plans, not ours. Then we let you know we have been in touch, so you are not left wondering whether your introduction went anywhere. From that point, the person is our client and their details are theirs: we tell you what they are comfortable with us sharing and nothing more. Many people are happy for you to hear how it went; some would rather tell you themselves, and we respect that either way.
We Say Thank You, and That Is All
Florida law allows a real estate brokerage to pay a referral fee only to someone who holds a real estate license, so we don’t pay friends, past clients or advisers for introductions. We also don’t offer gift cards, closing bonuses or anything else that depends on whether a sale happens, because a reward tied to a closing is a referral fee by another name. What you get from us is a sincere thank-you, and the knowledge that the person you cared enough to introduce was looked after properly. If you hold a real estate license yourself, in Florida or elsewhere, the agent referral program is the right place for you, where a fee can be arranged between our broker and yours in writing.
For Attorneys, CPAs and Financial Planners
Advisers often bring us clients at difficult moments: an estate that includes a home, a divorce that requires a sale, a probate property that must be marketed while the court process runs, or a client whose finances depend on a sale happening quietly. We handle these discreetly. We work through you if your client prefers, confirm with the attorney who has authority to sign before anything is listed, and agree with you and the client what the marketing says and what it leaves out. In a divorce, both parties receive the same information at the same time. If an estate needs a formal appraisal for tax or court purposes, that comes from a licensed appraiser; we can provide a market analysis alongside it.

A lender with a pre-approved borrower who has no agent, or an insurance agent whose client is about to buy or sell, often sees the need before anyone else. When you introduce someone, we keep their timeline in mind from the first call. For insurance agents, we bring up four-point and wind-mitigation inspections early, and we remind buyers that flood insurance is a separate policy and that an NFIP policy usually has a thirty-day waiting period, so it is ordered in time. The client chooses their own lender and insurer; we don’t steer anyone away from the professional who introduced them, and if a question about financing reaches us first, our answer is to consult a mortgage lender, starting with you if you are one.

When Someone Is Not Ready Yet
Plenty of introductions are early. The person may be a year from selling, unsure whether to rent or buy, or simply curious what their home would fetch. That is a fine time to introduce them, and they will not be pressured. The agent answers the questions they have now, perhaps with a home value estimate or a look at rentals in the area, and then checks in only as often as they ask. When they are ready, they already know who to call, and you can be confident the person you introduced was treated with patience rather than hurried toward a transaction.

Questions About Referrals
- Will you pay me for referring a friend?
- No. Florida law allows a brokerage to pay referral fees only to people who hold a real estate license, and we don’t offer gifts or bonuses that depend on a closing either. We thank you sincerely, and we look after the person you introduced the way you would want them looked after.
- Will you tell me what happens with the person I introduced?
- We let you know once we have been in touch. Beyond that, the person is our client, so we share only what they are comfortable with. Many are glad for you to hear how things went; some prefer to tell you themselves, and we follow their wishes.
- I am an attorney handling an estate. Can you work through me rather than the family?
- Yes. We can route communication through your office, confirm with you who has authority to sign before anything is listed, and keep heirs informed only as you direct. If the estate needs a formal appraisal, that comes from a licensed appraiser, and we can provide a market analysis alongside it.
- Does it cost the person I introduce anything to talk to you?
- No. A first conversation, a home value estimate or a look at the market costs nothing. If they decide to go ahead, the terms are set out in a written agreement they review and sign before the work it covers begins, so there are no surprises later.
- What if the person I want to refer lives outside South Florida?
- Tell us anyway. We work across six counties from Miami-Dade to Indian River, and if what they need is somewhere else, we say so plainly and can introduce them to a licensed agent in the area they are moving to or selling in.
- I am a licensed real estate agent. Is this the right page?
- Probably not. Licensed agents refer through the agent referral program, where our broker and yours sign a referral agreement before anyone contacts the client, with any fee going to your brokerage. Agents licensed outside Florida have their own page explaining how that works.
