Living in Golden Beach
The Town of Golden Beach was incorporated in 1929 and has stayed what its founders planned: about a square mile of single-family houses at the north end of Miami-Dade County, with no condominiums, no hotels and no shops inside the town limits. State Road A1A runs through it as Ocean Boulevard, and every other street is residential: Golden Beach Drive and the Parkways west of A1A, and the three islands on the Intracoastal. The town has its own police department with officers at the entrances around the clock, its own town hall and building department on Golden Beach Drive, a civic centre with tennis courts, and parks at North Park, South Park and the oceanfront, where the residents' beach pavilion stands on the sand. Aventura Mall and Gulfstream Park are a few minutes away, Bal Harbour Shops is a short drive south on Collins Avenue, Fort Lauderdale-Hollywood International Airport is about twenty minutes north and Miami International about thirty-five minutes southwest.
Oceanfront Estates, the Intracoastal and the Canals
Golden Beach has three kinds of water. On the odd-numbered side of Ocean Boulevard the lots run from the road to the dune and the beach, and these oceanfront estates, from Mediterranean houses of the 1930s to glass houses finished this decade, are what the town is known for; the even-numbered side carries deeded beach access rather than frontage. West of Golden Beach Drive, North Island, Center Island and South Island reach into the Intracoastal Waterway, with wide-water lots on the outside of each island and canal lots between them, seawalls and private docks behind the houses, and the Parkways run along canals as well. Boats leave for the Atlantic through Haulover Inlet to the south or Port Everglades to the north, and several listings claim no fixed bridge on the way, which depends on the route and the height of the boat, so we confirm it for the exact lot. For every waterfront house we check the flood zone and elevation, the seawall and dock permits, the water depth and, on the ocean side, Florida's coastal construction control line.
Lots, Teardowns and New Construction
Because the town allows only single-family houses and the lots are fixed, Golden Beach renews itself one house at a time. Older ranches and Mediterranean houses on Ocean Boulevard, the Parkways and the islands are bought for the land, and the listing often describes the lot, the water frontage and the approved plans rather than the house. Oceanfront lots and canal lots come to market cleared or with a house still standing, sometimes with a state permit already issued for work seaward of the coastal construction control line, and new houses are offered before completion with the architect and builder named. The town's building code sets height, setback and lot coverage limits and reviews the design of every new house, so the permit history and the survey are the first documents we read, along with the elevation certificate and the age of the seawall on a water lot.
Neighborhoods
Golden Beach is small enough that buyers describe it by the water rather than by neighbourhood names. Ocean Boulevard is the oceanfront strip, with the estates on the beach side and the houses with deeded beach access across the road, and the plats run from the Sunny Isles Beach line in the south to the Hallandale Beach line in the north. Golden Beach Drive runs parallel to it through the middle of town past the town hall, the civic centre and the parks, with North Parkway and South Parkway on their canals. The islands, North Island, Center Island and South Island, are the Intracoastal neighbourhood: wide-water lots facing west across the waterway, canal lots on the inside, and the largest new houses in town. None of these has a name the MLS records, so the waterfront, beachfront, Intracoastal, canal, dock and luxury pages below cut the town the way buyers search it.
Selling a Home in Golden Beach
A Golden Beach house is priced by its water and its lot before anything else: ocean frontage or deeded beach access on Ocean Boulevard, Intracoastal or canal frontage on the islands and the Parkways, feet of seawall, dock and water depth, lot size, elevation and what the town and the state will allow to be built. Two houses on the same street can be worth very different amounts if one lot can be redeveloped and the other cannot, and buyers at this level compare Golden Beach with the oceanfront streets of Bal Harbour, the islands of Miami Beach and the estates of Fort Lauderdale rather than with the condo towers next door. Few houses sell in any year, so we price from the closed sales that truly match your frontage and lot, and from the land sales when the house is not the value. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a guaranteed cash offer if you need a fast, as-is sale.
Investing in Golden Beach
Investment in Golden Beach means land and redevelopment rather than rental yield. The usual plays are an older house on an oceanfront or canal lot bought to replace, a lot with approved plans bought to build and resell, and a new house bought before completion. Each depends on the permit: the town's building regulations and design review, Florida's coastal construction control line and the state permit for anything seaward of it, the flood zone, and the FEMA substantial-improvement rule, which requires an older home below flood elevation to be brought up to current standards once the work passes half its value. Leasing exists but is a small market of furnished houses, and the town limits how short a lease may be, so confirm the rules before you count on rent. The land page lists the lots for sale, the new construction page tracks houses being built, and the price-reduced page shows sellers who have cut the price.

Golden Beach Real Estate FAQ
- Where is Golden Beach, Florida?
- Golden Beach is a town in Miami-Dade County on the barrier island at the county's northern end, between Sunny Isles Beach to the south and Hallandale Beach, across the Broward County line, to the north. The Atlantic Ocean is its eastern edge and the Intracoastal Waterway its western edge, and State Road A1A runs through it as Ocean Boulevard. Aventura is across the Intracoastal to the west, Fort Lauderdale-Hollywood International Airport is about twenty minutes north and Miami International Airport about thirty-five minutes away.
- How much does a home in Golden Beach cost?
- Golden Beach is one of the most expensive addresses in Miami-Dade County, and the range inside it is wide: a house on Golden Beach Drive or the Parkways bought for its lot, a canal house on one of the islands, a new Intracoastal estate and an oceanfront estate on Ocean Boulevard are four different markets, and lots sell on their own as well. The market table on this page shows the current median list and sold prices, updated daily from the MLS, and the luxury and land pages show the top of the market and the lots.
- Are there condos in Golden Beach?
- No. The town's code allows only single-family houses, with no condominiums, apartment buildings, hotels or commercial buildings inside the town limits, which is what separates it from Sunny Isles Beach and Hallandale Beach on either side. Buyers who want an oceanfront condo near Golden Beach look at the towers on Collins Avenue in Sunny Isles Beach or the buildings of Bal Harbour; buyers who want the town itself buy a house, or a lot to build one.
- Can I buy an oceanfront home or a home with a dock in Golden Beach?
- Yes, both. The estates on the beach side of Ocean Boulevard have the sand behind them, and most houses on the islands and the Parkways have a seawall and a private dock on the Intracoastal Waterway or a canal, with the ocean reached through Haulover Inlet to the south or Port Everglades to the north. Some listings claim no fixed bridge on the way, which depends on the route and the height of the boat, and dock permits, water depth, the seawall and the coastal construction control line vary lot by lot, so we confirm them for every waterfront home we show.
- Is Golden Beach a gated community?
- Not in the usual sense. Golden Beach is an incorporated town with its own police department, and the entrances to its residential streets from A1A are watched by officers around the clock, which is why listings describe it as guard-gated. There is no homeowners association that owns the streets or sets rules; the town council does, through its building code and ordinances, and there is no mandatory association fee. The beach, the parks, the civic centre and the beach pavilion are for residents and their guests.
- What is my Golden Beach home worth?
- Request a free valuation and we build it from the closed sales that match your home's water, lot size, dock, elevation and what the town and the state would allow to be built, rather than a townwide median, which means little in a town with so few sales a year. Where the lot is the value, we price from the land sales as well. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a guaranteed cash offer.
