Living in Hollywood

Hollywood sits between Fort Lauderdale and Miami with seven miles of coast, the Intracoastal Waterway running its length and the two-and-a-half-mile Broadwalk along the sand. It is one of the few South Florida beach cities where a buyer can still choose between an oceanfront condo, a historic estate on a lake, a canal home with ocean access and a mid-century house on a wide inland lot, all within the same city limits and mostly below Fort Lauderdale prices. Downtown Hollywood, the Hollywood commuter rail station and both major airports are minutes away.

The Beach and the Broadwalk

Hollywood Beach is the city's best-known address: a barrier island between the Intracoastal and the Atlantic where the Broadwalk replaces the strip-mall beachfront of other cities. Inventory is mostly condominiums, from small older buildings a block from the sand to new oceanfront towers, and the seasonal rental market is a large part of why investors buy here. We list the beach by building type, from oceanfront to under $500,000.

Waterfront and Boating

Away from the beach, Hollywood has an extensive canal network with ocean access through Port Everglades, plus the lakes that give the Hollywood Lakes section its name. Canal homes here cost meaningfully less than the equivalent street in Fort Lauderdale, which is what draws boat owners south. We list waterfront by what matters: ocean access and docks, no fixed bridges, Intracoastal and canal frontage.

Neighborhoods

On the water and downtown: Hollywood Beach, Hollywood Lakes and Hillcrest. West of Dixie: Hollywood Hills, Emerald Hills, Orangebrook, Driftwood, Carriage Hills, Hollywood Little Ranches and historic Liberia. Each neighborhood page carries its live listings and a local guide.

Selling a Home in Hollywood

Hollywood sellers need an agent who can price three different markets: the beach condo market, the historic Lakes and Hills streets, and the canal homes. Start with a free valuation built on recent BeachesMLS sales, request a cash offer if you need a fast, as-is sale, or ask for a full comparative market analysis before you list.

Investing in Hollywood

Investors buy in Hollywood for the seasonal rental demand along the Broadwalk, the price gap with Fort Lauderdale and Hallandale, and the steady redevelopment of downtown and the beachfront. We track price reductions, new listings and days on market daily so our clients see the openings first.

Hollywood Real Estate FAQ

How much does a home cost in Hollywood, Florida?
Hollywood covers a wide range. Condos on and near the beach start well under $500,000 and run into the millions in the newest oceanfront towers; inland single-family homes in Driftwood or Hollywood Hills are among the more attainable detached homes in eastern Broward County; and the historic Hollywood Lakes estates and canal homes with ocean access sit at the top of the market. The table on this page shows current median list and sold prices for single-family homes and condos, updated daily from BeachesMLS.
Is Hollywood Beach a good place to buy a condo?
It is one of the most active condo markets in Broward County, helped by the Broadwalk and a strong seasonal rental season. The things to check before you offer are the monthly fee, reserve funding, the milestone structural inspection, any pending assessment and the building's rental rules, which decide whether short-term letting is even allowed.
Can I keep a boat at a home in Hollywood?
Yes. Hollywood has a large canal network with ocean access through Port Everglades, and homes in the Lakes section and along the eastern canals have private dockage. Bridge clearance and water depth vary by canal, so we check the route to the inlet for any waterfront home we show you.
What is my Hollywood home worth?
Request a free valuation and we will build it from recent closed sales in your neighborhood, adjusted for waterfront features, condition and upgrades. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
How is Hollywood different from Fort Lauderdale?
Hollywood is smaller, quieter and generally less expensive, with a beachfront built around the pedestrian Broadwalk rather than a high-rise strip, and it sits closer to Miami. Fort Lauderdale has the deeper luxury and yachting market and the bigger downtown. Buyers often compare a canal home in Hollywood with one in Fort Lauderdale and find the same water for less here, and we are happy to run that comparison for you.
