Where renters live
Hollywood renters choose between the beach and the neighborhoods behind it. On Hollywood Beach, condos along the Broadwalk and A1A house seasonal visitors and annual tenants who want to walk to the sand. Hollywood Lakes, between downtown and the beach, has the historic houses and a few waterfront rentals with dockage. West of Dixie Highway, Hollywood Hills, Driftwood and Emerald Hills supply the houses families rent for the yards, the pools and the schools, and Carriage Hills and Hillcrest offer villas, townhomes and condos with the exterior looked after. Commuters to Miami or Fort Lauderdale like Liberia and the streets near the Hollywood commuter rail station. Rents fall as you move west from the ocean, so budget usually picks the neighborhood for you.
Annual or seasonal
Hollywood runs on two calendars. The beach follows the season: furnished condos on Hollywood Beach and along the Broadwalk fill from January through April with winter residents, and the towers on South Ocean Drive book months ahead. Everything west of the Intracoastal, from Hollywood Lakes to Hollywood Hills, Emerald Hills and Driftwood, leases on annual terms and turns over year-round, with a bump in summer as families move before school starts. If you want to live on Hollywood Beach for a full year, the window is late spring, when owners who did not book a winter tenant take a 12-month lease instead. Arrive in December looking for a furnished beach condo and you will be choosing from what the returning tenants left behind.
What to have ready
A Hollywood landlord will want a photo ID, recent pay stubs or an offer letter, bank statements, consent to a credit and background check and a reference from your last landlord, and most look for income of about three times the rent. On Hollywood Beach many condos belong to owners who live out of state or abroad and lease through a manager, so your file is judged on paper before anyone meets you, and a complete packet gets ahead of a stronger one that trickles in. Applicants commuting between Miami and Fort Lauderdale often rent in Hollywood on a new job, so an offer letter with a start date and salary is accepted in place of pay stubs. Retirees and the self-employed should bring tax returns or proof of assets.
Association approval
Association approval in Hollywood centers on the beach and the condo communities. The buildings along the Broadwalk and A1A, the towers on South Ocean Drive and the large Hillcrest community all run their own tenant screening with a fee and often an interview, and several Hillcrest buildings are 55+ and check the age of every occupant. Emerald Hills has gated enclaves and condo associations that approve tenants too, and Carriage Hills approves through its villa association. The process adds one to four weeks after the owner accepts you, and some buildings limit how many leases a unit can have in a year. Houses in Hollywood Hills, Driftwood and the Lakes section mostly have no association, which is the quickest way to keys in Hollywood.
Deposits and move-in costs
In Hollywood, first month, last month and a security deposit at signing is the standard for annual leases, and a pet deposit or monthly pet rent is added in the houses that allow animals. Beach condos add association move-in fees, elevator deposits and sometimes a separate deposit held by the building, and seasonal owners on Hollywood Beach usually want the whole winter paid ahead with a cleaning fee on top. Florida requires a Hollywood landlord to tell you in writing within 30 days how your security deposit is held and to return it within 15 days after you leave if no claim is made. Ask for every deposit and fee itemized in the lease and photograph the unit on move-in day so the return is straightforward.
