Living in Hallandale Beach

Hallandale Beach sits in the southeast corner of Broward County, with Hollywood to the north and the Miami-Dade County line to the south, where Aventura and Golden Beach begin. Hallandale Beach Boulevard is the main street, running from Interstate 95 east across Dixie Highway and Federal Highway to the Intracoastal bridge and A1A, and much of daily life happens along it: grocery stores, restaurants, banks and the newer towers at its eastern end. Gulfstream Park, with its racetrack, casino and the shops and restaurants of the Village at Gulfstream Park, stands on Federal Highway at the south end of town, Aventura Mall and the Brightline station in Aventura are a few minutes beyond it, and the Shell Bay golf club lies north of the boulevard along Diplomat Parkway. The beach runs along A1A for about a mile between the Hollywood line and Golden Beach, lined with condominium towers. Children are zoned for Gulfstream Academy of Hallandale Beach, which runs from kindergarten through eighth grade, and Hallandale High School. The Fort Lauderdale airport is about twenty minutes north and Miami International Airport about forty minutes south.

Oceanfront Condos on South Ocean Drive

Most of what sells in Hallandale Beach is condominium, and the buildings on South Ocean Drive, the stretch of A1A south of Hallandale Beach Boulevard, carry the city's beachfront. On the ocean side stand the Beach Club towers at the boulevard, La Mer Estates, the Hemispheres, 2000 Ocean, Parker Plaza Estates and Parker Dorado at the Golden Beach line; across the road on the Intracoastal side are Plaza Towers, Ocean Marine Yacht Club, Avant Garde and the Intracoastal towers of the Hemispheres, a short walk from the sand. The buildings span five decades, from the early 1970s complexes with large floor plans and modest prices to the Beach Club towers of the mid 2000s and the half floor residences of 2000 Ocean, completed in 2022. Florida's milestone inspection and structural integrity reserve laws now apply to every condominium building three stories and taller, and on this road the inspection report, the reserve study, the assessment history and the leasing rules decide the real cost of a unit as much as the view does. We read them for every building we show.

Golden Isles, Three Islands and the Intracoastal

West of the bridge, Hallandale Beach meets the water in two neighborhoods. Golden Isles, south of Hallandale Beach Boulevard, is a gated neighborhood of canal streets where single family houses with seawalls and docks share the gate with condominium and cooperative buildings from the 1960s and 1970s, and its waterfront houses are most of the city's luxury market outside the towers. Three Islands, north of the boulevard, is a neighborhood of condominium towers and townhouses from the mid 1970s on, built around waterways off the Intracoastal, with the marina at Anchor Bay Club among them. Boats from both reach the Atlantic north through Port Everglades or south through Haulover Inlet, and some listings note no fixed bridge on the route; we confirm the route, the bridge clearances, the depth at the dock and the dock permit for the boat you keep. Every waterfront home here also needs a look at the seawall, the flood zone and the elevation certificate, because most listings in this part of the city sit in flood zone AE and those on the ocean partly in VE.

New Towers and Shell Bay

The eastern end of Hallandale Beach Boulevard and the land around the old Diplomat golf course hold the city's newest homes. Duo opened in 2007 and Beachwalk, a condominium hotel on the Intracoastal, in 2015; 2000 Ocean added half floor and full floor residences on the sand in 2022; Oasis Hallandale, designed by Arquitectonica, delivered its towers above shops and restaurants in 2026; and Shell Bay replaced the Diplomat course with a private club, a Greg Norman course, a marina and The Residences at Shell Bay by Auberge Resorts Collection, scheduled for completion in 2026 and 2027. New construction is built to the current hurricane code and starts with young reserves, but its fees reflect its services, so we compare the budget, what the fee includes and the leasing rules with the older buildings nearby, and we can represent you on a purchase from the developer as well as on a resale.

Neighborhoods

Buyers in Hallandale Beach shop by building and by side of the Intracoastal. On the ocean, the Beach Club, La Mer Estates, the Hemispheres, 2000 Ocean and Parker Dorado each have a page, and across A1A so do Plaza Towers and Ocean Marine Yacht Club. On the mainland side of the bridge, Golden Isles is the gated waterfront neighborhood south of the boulevard and Three Islands the neighborhood of towers and townhouses north of it, Beachwalk is the condominium hotel on the Intracoastal, and Duo and Oasis Hallandale are the newer towers on Hallandale Beach Boulevard. Around the golf course, Shell Bay covers the Auberge residences and the houses of Diplomat Golf Estates, and Fairways the older buildings that face the course. Meadowbrook and El Dorado are the condominiums of the 1960s and 1970s north of the boulevard, Atlantic Shores the single family streets of the northeast, and Hallandale Park the central blocks where duplexes and development sites trade. Every one of those pages lists the homes for sale there now and the sales that closed recently.

Selling a Home in Hallandale Beach

Your Hallandale Beach buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A Hallandale Beach condominium is priced by its building first: a corner in the Beach Club, a one bedroom in the Hemispheres and a new residence at Oasis Hallandale are three different markets, and within one building the line, the floor, the view and the renovation move the price. Hallandale Beach buyers now request the milestone inspection, the reserve study, the budget and any pending assessment before they ask about finishes, so we gather those documents before the listing goes live. A house in Golden Isles is priced on its water frontage, its dock and seawall, its elevation and whether it will be kept or replaced, and a house in Atlantic Shores on its lot, its condition and the permits behind any addition. Request a free valuation drawn from recent MLS sales in your building or on your street, a full comparative market analysis when you are ready to list, or a cash offer if speed and an as is sale matter more than price.

Investing in Hallandale Beach

Investment money in Hallandale Beach goes into three kinds of property. The first is a condominium to lease: furnished units in the oceanfront towers and Three Islands let for the winter to residents from the Northeast, Canada and abroad, older units on both sides of the Intracoastal lease all year to people who work in Aventura and Miami, and condominium hotels such as Beachwalk and the Diplomat Golf and Racquet Club allow shorter stays under their own programs. The second is a small income property: duplexes, triplexes and fourplexes in the central and western neighborhoods, Hallandale Park, Rolen Acres, Oak Acres and Golden Heights among them. The third is land, where the city's Regional Activity Center zoning in the center of town can allow more units than stand on a parcel today. Each depends on rules, the association's leasing limits, the city's rules on short term rentals and the zoning for the parcel, so we confirm them before you offer, and we underwrite rents from the live Hallandale Beach leases.

Hallandale Beach Real Estate FAQ

Where is Hallandale Beach, Florida?
Hallandale Beach is a city in the southeast corner of Broward County, between Hollywood to the north and the Miami-Dade County line to the south, where Aventura and Golden Beach begin. It runs from Interstate 95 east to the Atlantic, with the Intracoastal Waterway between the mainland and the oceanfront towers on A1A. Fort Lauderdale is about twenty minutes north, downtown Miami about forty minutes south, and Aventura Mall a few minutes away.
How much does a home in Hallandale Beach cost?
The range is wide. Studios and one bedroom units in the cooperatives and condominiums of the 1960s and 1970s are the most attainable way in, two bedroom units in Three Islands and the older oceanfront buildings sit in the middle, and the Beach Club towers, 2000 Ocean, Oasis Hallandale, Shell Bay and the waterfront houses of Golden Isles carry the highest prices. For today's median asking and sold prices for houses and condos, see the market table on this page, which refreshes daily from the MLS.
What should I check before buying a condo in Hallandale Beach?
Read the association's documents as carefully as the unit itself. Many Hallandale Beach buildings date from the 1960s and 1970s, and Florida now requires milestone structural inspections and structural integrity reserve studies for condominium buildings three stories and taller, so ask for the inspection report, the reserve study, the budget, the assessment history and the rules on leasing and pets. Check too whether the building is restricted to residents aged 55 and over and how long the board takes to approve a buyer.
Can I keep a boat in Hallandale Beach?
Yes. The canal houses of Golden Isles and Diplomat Golf Estates have seawalls and private docks, and several condominiums on the Intracoastal and in Three Islands, among them the Hemispheres and Anchor Bay Club, have marinas or slips. From here a boat heads north on the Intracoastal to Port Everglades or south to Haulover Inlet to reach the ocean. Dock permits, depth at low tide and the bridges on the route vary from lot to lot, so we confirm them for every waterfront home we show.
Are there 55 and over communities in Hallandale Beach?
Yes. Several of the condominiums and cooperatives built in the 1960s and 1970s are restricted to residents aged 55 and over, among them buildings at El Dorado, the Fairways buildings on Atlantic Shores Boulevard, Rolen Lake Gardens and some of the cooperatives inside Golden Isles. Rules differ from building to building, so we confirm the age restriction, the approval process and the leasing rules for each one before you offer.
What is my Hallandale Beach home worth?
A free valuation from us starts with the closed sales that match your home: the same building, line, floor and view for a condominium, adjusted for renovation and for the building's reserve and inspection position, or the same water frontage, dock and elevation for a house in Golden Isles. A citywide median means little in a city where one building trades at several times another. A full comparative market analysis follows for owners weighing a listing, and a cash offer is available to those who would rather trade price for speed.
Do you already have buyers looking for homes in Hallandale Beach?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
