Living in North Miami Beach

North Miami Beach began in the 1920s land boom as the town of Fulford and took its present name in 1931, and despite the name it does not reach the ocean: the beach is across the Intracoastal in Sunny Isles Beach, a few minutes over the NE 163rd Street bridge. The city runs from the Intracoastal Waterway west past Biscayne Boulevard and West Dixie Highway toward Interstate 95, between North Miami to the south, Aventura to the northeast and unincorporated Miami-Dade to the north and west. NE 163rd Street, which addresses also give as North Miami Beach Boulevard, is the main commercial street, with the Intracoastal Mall at its eastern end and Aventura Mall a short drive north. Oleta River State Park, with its mangrove trails, kayak launches and bike paths, lies along the city's eastern edge, Greynolds Park and the Snake Creek Canal trail lie to the north, and the Ancient Spanish Monastery, a twelfth century cloister brought from Spain and rebuilt here, stands on West Dixie Highway. The city is home to Haitian, Caribbean, Latin American and Orthodox Jewish families, with synagogues, kosher markets and schools across the neighborhoods west of Biscayne. Brightline's Aventura station, the Golden Glades Interchange and Florida's Turnpike put Fort Lauderdale and downtown Miami within easy reach.

Waterfront and Boating

The water in North Miami Beach is on the east side of Biscayne Boulevard. Maule Lake, the open water between the boulevard and Eastern Shores, connects to the Oleta River and the Intracoastal Waterway, and from there boats run south to Haulover Inlet and the Atlantic. Eastern Shores, the guard gated neighborhood between NE 163rd Street and about NE 172nd Street, is where the city's waterfront houses are: canal and lake lots with seawalls and private docks, many listed with no fixed bridges on the route to the inlet. Homes range from original houses of the 1960s and 1970s to rebuilt contemporary estates, and oversized lots are sold as sites for new homes. Marina Palms adds a full service marina whose slips are bought and sold on their own. Before you offer on a waterfront home we confirm the route and the bridge clearances for your boat, the depth at the dock, the seawall's condition and the dock permit, and we read the elevation certificate, because Eastern Shores lies mostly in flood zone AE and insurance follows the elevation.

Condos on Maule Lake and Biscayne Boulevard

Most homes for sale in North Miami Beach are condominiums, and they fall into three groups. The newest are the towers on the water along Biscayne Boulevard: The Harbour at NE 163rd Street, completed in 2018, and the two Marina Palms towers from 2015 and 2017, with the new Nexo Residences at 13899 Biscayne Boulevard in the city's southern strip. Around them, along NE 163rd Street, NE 26th Avenue and the streets of Eastern Shores, stand low and mid rise buildings from the late 1960s through 1980, such as Stratford House, Island Shores, the Reef buildings, Coral Isle and Bayview Point, many on canals or Maule Lake. West of Biscayne, garden buildings and cooperatives from the 1960s and early 1970s, among them Woodside, Crestview Towers and Floridian Arms, are the most attainable homes in the city. Florida's milestone inspection and structural integrity reserve study laws apply to every building three stories and taller, so the inspection report, the reserves, any special assessment and the leasing and pet rules decide the real cost of a unit here.

Houses West of Biscayne Boulevard

West of Biscayne Boulevard, North Miami Beach is a city of single story houses from the 1950s on lots of about five to eight thousand square feet, laid out on the Fulford by the Sea plats and the smaller plats around them, from Washington Park in the south to Pickwick Lake Estates and Sky Lake in the north. There is no homeowners association on most of these streets. Houses come to market three ways: remodelled with impact glass, new roofs and open kitchens, as originals to renovate, or as lots for a new home, and many have a converted garage or an efficiency that a buyer should check against the permits. A good share of the older streets are still on septic, flood zones change from block to block, and the school assignment varies, with some southern streets zoned to North Miami schools. We confirm all three for the exact address before you make an offer.

Neighborhoods

East of Biscayne Boulevard, Eastern Shores is the guard gated waterfront neighborhood, with Koya Bay's new townhomes inside its gate, and Marina Palms and The Harbour are the condominium towers on the water at the boulevard. West of Biscayne, Fulford by the Sea covers much of the original city; Monticello Park and Windward Manor sit within a walk of the synagogues of central North Miami Beach; Highland Manor and Panuleta Gardens are 1950s plats on the western streets near Interstate 95; Washington Park holds starter homes in the south; and in the north, Sky Lake has large lots and remodelled houses and Pickwick Lake Estates surrounds a private lake. Each neighborhood page carries its own live listings and recent sales, and the waterfront, condo, gated, luxury and price pages below cut the whole city the way buyers search it. Some addresses that read North Miami Beach, among them Ojus and several cooperative buildings, are in unincorporated Miami-Dade, so we check the municipality on the tax record.

Selling a Home in North Miami Beach

Your North Miami Beach buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A North Miami Beach home is priced by its side of Biscayne Boulevard first. East of it, a waterfront house in Eastern Shores is priced by its frontage, its dock and the route to the inlet, and a condominium by its building, line, view and the state of its association, from the reserves to the milestone inspection. West of it, a house is priced by its lot, its condition, sewer or septic and whether the extra rooms are permitted. Your buyers compare the city with Aventura, Sunny Isles Beach and North Miami, so we price from closed sales that match your street or your building rather than a citywide median. Request a free valuation built on the latest North Miami Beach closings, ask for a full comparative market analysis when you are ready to list, or request a cash offer if a fast, as is sale suits you better.

Investing in North Miami Beach

Investors in North Miami Beach usually buy one of four things: a house west of Biscayne with an efficiency or a converted garage to lease as two units, a duplex, triplex or fourplex on the Fulford by the Sea streets, a condominium in an older building to lease to a year round tenant, or a unit at The Harbour or Marina Palms to lease furnished. Each has its own checks. A house with an extra unit depends on whether that unit is permitted and on the city's rules for rentals, a small multifamily building on its rent roll, its leases and its insurance, and a condominium on the association's rules on minimum lease terms, how often a unit may be leased and tenant approval. The rental pages show live North Miami Beach rents, the investment pages list the income property for sale, and the price reduced page tracks sellers who have cut the price.

North Miami Beach Real Estate FAQ

Where is North Miami Beach, Florida?
North Miami Beach is a city in northeast Miami-Dade County, between North Miami to the south and Aventura to the northeast, with the Intracoastal Waterway on its eastern edge and Interstate 95 near its western edge. NE 163rd Street runs east across the city and over the bridge to Sunny Isles Beach, and Fort Lauderdale is a short trip north on Interstate 95 or by Brightline from the Aventura station.
How much does a home cost in North Miami Beach?
The range is wide. Cooperatives and condominiums in the 1960s and 1970s buildings west of Biscayne Boulevard are the most attainable way to own in the city, 1950s houses on the single family streets and the newer condos at The Harbour sit in the middle, and Marina Palms, Koya Bay, Sky Lake and the waterfront houses of Eastern Shores carry the highest prices. The market table on this page shows the current median list and sold prices for houses and condos, updated daily from the MLS.
Is North Miami Beach on the beach?
No. Despite its name, the City of North Miami Beach does not touch the ocean. Its eastern edge is the Intracoastal Waterway and Maule Lake, where Eastern Shores and the condominium towers stand, and the nearest beach is across the bridge in Sunny Isles Beach, a few minutes away on NE 163rd Street. Waterfront homes here are on canals, Maule Lake and the Intracoastal, many with docks and ocean access through Haulover Inlet.
Is North Miami Beach the same as North Miami or Aventura?
No. North Miami Beach is its own city with its own government, police and building department, separate from North Miami to the south and Aventura to the northeast. Some homes with a North Miami Beach mailing address, such as those in Ojus, are in unincorporated Miami-Dade, and some towers inside the city are marketed as Aventura. Check the municipality on the property tax record before you compare taxes, permits or rules.
Can I keep a boat at a home in North Miami Beach?
Yes, on the east side of the city. The houses of Eastern Shores sit on canals and Maule Lake with seawalls and docks, and many listings describe a route through the Intracoastal to Haulover Inlet with no fixed bridges. Marina Palms has a full service marina whose slips are sold separately. Depth, seawall condition, dock permits and bridge clearances vary lot by lot, so we confirm them for the boat you keep before you offer.
What is my North Miami Beach home worth?
Request a free valuation and we build it from recent closed sales that match your home: for a house, your street, lot, condition, sewer or septic and any permitted extra unit; for a waterfront home, the frontage, dock and route to the inlet; for a condo, the building, line, floor and view. When you are deciding whether to list, we prepare a full comparative market analysis, and an owner who needs a quick sale can request a cash offer.
Do you already have buyers looking for homes in North Miami Beach?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
