BreakThru Realty · Private Client
Private Real Estate for Athletes, Entertainers & High-Net-Worth Clients
Your time, privacy and property deserve thoughtful representation.
BreakThru Private Client is the private client division of BreakThru Realty, serving professional athletes, entertainers, executives and founders, high-net-worth families and family offices, and the agents, managers and advisors who act for them, across South Florida. Your time, your privacy and the property itself each need a plan before anything is searched, shown or signed: who is told, who speaks for you, how quickly it has to happen, how the purchase is held, and who looks after the home when you are elsewhere. The division works through those questions with you, or with the people who manage your affairs, using the same licensed Florida brokerage, broker of record and MLS access every BreakThru Realty client has. A public profile or a substantial fortune changes how the work is done, never whether it is done carefully.

Your first step: Private Consultation
Start With a Private Consultation
For an athlete, entertainer, executive or family office, a real estate decision touches privacy, timing, security and the people who manage your affairs. The consultation is structured around your circumstances, with the advisor who would handle the work, before anything is searched or listed.
What you receive
- A confidential conversation with the advisor who would handle your matter, not an intake desk
- How privacy, showings, ownership structure and press would be handled for you
- The options that fit your timing: on-market, off-market or a quiet acquisition
- Coordination with your agent, business manager, attorney or family office
- A written summary of the approach, if you want one
What happens next
- Tell us, in as little or as much detail as you like, what you need and how to reach you.
- The advisor who would handle it reviews what you sent.
- We reply within one business day to arrange the conversation on your terms.
- Nothing is searched, listed or shared until you say so.
Confidential and without obligation. What you tell us is seen by the advisor handling your matter and nobody else.
Who the Division Serves
The division began with people whose work puts them in public and keeps them moving: professional athletes above all, and alongside them the coaches, coordinators and front-office staff who move with a club, performers and broadcasters whose calendars are set by tours and production schedules, and senior executives relocating to South Florida with a board and a press office watching. It now serves a second kind of client as well, whose name may mean nothing to the public but whose purchase would draw attention if it were known: founders, private investors, families with several residences and the family offices that run their affairs. Just as often the first call comes from someone acting for them, so the division is built to work with representatives from the first conversation rather than treating them as a go-between.
- Professional athletes, from rookies renting a first place to veterans buying a permanent base
- Coaches, coordinators and club staff who relocate with a team
- Musicians, performers, broadcasters and creators with touring or production calendars
- Executives and founders whose moves draw attention, and private individuals who simply want none
- Families with more than one home, and the single- and multi-family offices that look after them
- The agents, managers, business managers, attorneys, wealth advisors and trustees who act for all of them
Four Groups Under One Standard
The division is organized as four groups, because an athlete traded in midseason, a touring musician, a founder selling a company and a family office rebalancing a portfolio ask different questions even when they end up buying similar houses. Each group has its own hub and its own pages, written for what that reader actually needs to know, and each hands its clients to the same small team working under the same privacy standard. The shared services, luxury rentals, private and off-market property, in-house management and the concierge, are written once and linked from every group rather than rewritten with the audience’s name swapped in.
- Sports & Entertainment: professional athletes, coaches and club staff, by league and by service
- Celebrities & Entertainment: musicians, actors, producers, crews, broadcasters and their managers
- High-Net-Worth Private Clients: executives, founders, private investors and families with no connection to sports
- Family Offices: acquisition, disposition, diligence and oversight for the office and its advisors
Why a Private Client Group
Most of what a buyer or seller does is the same whoever they are. What changes with a recognizable name is everything around the transaction. A showing becomes a security question. A listing photograph can reveal the layout of a family home. A county property record can put an owner’s name beside an address for anyone who looks. A move can go from possible to urgent in an afternoon because of a trade or a signing, and the person with authority to decide is often an agent or a business manager in another state. The private client group handles those differences deliberately, so the ordinary part of the deal stays ordinary.
What We Do
Six services, each with its own page and each run by the same small team, so a client who rents first, buys later, sells after a move and keeps the old house as a rental deals with one set of people who already know the file. The service strip at the foot of every page in the division links straight to each of them.
- Buy: primary homes, estates, waterfront and condominium residences across six counties
- Rent: furnished, seasonal and annual luxury leases, including rent-first moves
- Sell: discreet listings, verified-buyer showings, and sales run while you are playing elsewhere
- Relocate: the whole move to South Florida, from temporary housing to a permanent address
- Invest: rental and long-hold property chosen with your advisors, not around them
- Manage: in-house property management for homes you keep but do not live in
How an Engagement Works
Every engagement starts the same way, whoever makes the first call, and nothing in it requires the client’s name until the client or their representative is ready to give it. The order matters: authority and confidentiality are settled before anything is searched, shown or listed, because both are much harder to put right afterwards.
- A first conversation with you or your representative, without names if you prefer
- A mutual confidentiality agreement, ours or your office’s
- A written brief: purpose, timing, areas, budget range held privately, and who may give instructions
- A written brokerage agreement that sets out the relationship and how the brokerage is paid
- The search, the lease or the listing, reported in the format your office uses
- Contract to closing, with wires confirmed by phone and signatures arranged wherever you are
- After closing: management, a later sale, or the next move, handled by the same team
Discretion Is the Service
The division never names a client, never confirms whether someone is one, and never uses a client’s transaction in its marketing unless the client asks it to in writing. That rule also shapes how the brokerage talks about itself: you will not find a list of famous names here, because a brokerage that advertises its high-profile clients is telling you what it will do with yours. What discretion cannot do is make public records private. In Florida an owner’s name normally appears on the county property appraiser’s website, and whether to hold a home through an entity or a trust is a decision for the client’s attorney, which the brokerage then works within.
Where We Work
BreakThru Realty is licensed in Florida and works Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River counties from its Fort Lauderdale office, as a member of BeachesMLS. For this division that footprint covers the downtown Miami arena and the Miami Gardens stadium, the Broward rink and the Fort Lauderdale soccer campus, the spring training ballparks of Jupiter, West Palm Beach and Port St. Lucie, three commercial airports and a string of executive airfields. It also takes in the markets most often asked about by name: Miami Beach, Brickell, Coral Gables, Fort Lauderdale, Boca Raton, the Town of Palm Beach and Jupiter.
Beyond Sports
The division grew out of sports and entertainment on purpose, because those clients taught it the habits every private client needs. A touring musician needs a home that can sit empty for months and still be ready the night they land. A broadcaster or producer may need a lease that follows a production schedule rather than a calendar year. An executive moving a company’s headquarters may want the house found and the family settled before any announcement. A family office may want three sales sequenced so none of them disturbs the market for the others. The work is the same work, carried out under the same privacy standard, by people used to calendars that are not their own.
One Brokerage, Accountable by Name
The division is part of BreakThru Realty LLC, not a referral arrangement or a separate company, and every file in it is supervised by the brokerage’s broker of record, Tyson E. Sam, whose Florida license can be checked on the state’s public license search. That matters more for this client group than most. When the person deciding is a representative in another city and the client is on a road trip, somebody has to be identifiably responsible for what happens next, and here that is a named broker rather than a call center or an anonymous team inbox.
Our Privacy Standard
- A confidentiality agreement before the first conversation
- Ask and a mutual non-disclosure agreement comes to you or your representative before any detail is shared, and it covers everyone at the brokerage who works on the file.
- Your name stays out of our marketing
- BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.
- Showings by appointment with verified buyers only
- When you sell, your home is shown only to buyers whose identity and proof of funds or pre-approval have been checked, by appointment, with personal items and photographs put away beforehand.
- Address withheld from internet display where the MLS allows
- A seller can ask for a listing’s address to be kept off consumer websites within the rules of the multiple listing service, and for interior photographs to leave out anything personal.
- One point of contact
- A single named contact at the brokerage runs the file, so your details are not passed around an office.
- We work through your people
- If you would rather we deal with your agent, manager, business manager, attorney or family office, that is the channel we use, and nothing is sent anywhere else.
- Documents by secure link, wires confirmed by phone
- Files are shared by secure link rather than as open email attachments, and wiring instructions are always confirmed by a phone call to a known number before any money moves.
Questions you may be asking
- Can my representative handle this for me?
- Yes. Agents, business managers, attorneys and family offices contact us on behalf of clients every week, and the client is involved only as much as they wish.
- How is privacy protected?
- Showings by appointment with vetted buyers, no public marketing unless you choose it, ownership through the structure your attorney advises, and no press from us at any point. Our privacy standard is published on the Private Client page.
- Is there a fee for the consultation?
- No. Compensation, where we go on to represent you, is agreed in writing before any work begins.

Questions We Are Asked
- Which athletes and entertainers has BreakThru Realty worked with?
- We do not name clients, past or present, and we do not confirm or deny whether any particular person is one. That is the standard you would be relying on, so it has to apply to everyone. What we publish instead is how we work: the privacy standard on this page, the written process, and a broker of record whose license you can verify with the State of Florida before you ever call.
- Is the private client group a separate company from BreakThru Realty?
- No. It is a division of BreakThru Realty LLC, a licensed Florida real estate brokerage, with the same broker of record, the same MLS membership and the same office. The division exists so that clients with public profiles get a process built around privacy, representatives and short notice, not a different company with different accountability.
- Do I have to give my name before you can help?
- No. A first conversation can be about the brief alone: the kind of home, the areas, the timing and who will be giving instructions. Names come once there is a confidentiality agreement in place, and if you would rather everything run through your agent or business manager from start to finish, that can be arranged in writing.
- Does the division only work with athletes?
- No. Athletes were the first group and remain a large part of the work, but the division has four groups: sports and entertainment, celebrities and entertainers, high-net-worth private clients, and family offices. The pages for athletes go into the particular problems of a playing career, the other groups’ pages into theirs; the process and the privacy standard are the same for everyone.
- What does it cost to use the private client group?
- The brokerage is paid the way a Florida brokerage is normally paid, on terms set out in a written agreement you sign before we show homes or list one, so the cost is known before any work starts. There is no separate charge for the privacy standard. Property management and leasing are quoted separately, in writing, when you ask for them.
