Homestead Real Estate & Homes for Sale

Your next move in Homestead deserves a better strategy: buy, sell or invest with the numbers in front of you.

Homestead is the southern end of mainland Miami-Dade County, where Florida's Turnpike and US 1 meet the road to the Florida Keys: gated planned communities such as Keys Gate and Waterstone, new construction townhomes, older neighborhoods with no association, and the acreage, groves and estates of the Redland, between Everglades National Park and Biscayne National Park.

Living in Homestead

Homestead was incorporated in 1913, which makes it the second oldest city in Miami-Dade County, and its historic downtown along Krome Avenue still has the Seminole Theatre and the old Town Hall. Hurricane Andrew struck in 1992 and much of the city was rebuilt afterward, so a large share of its homes were built to the stricter Miami-Dade code that followed. The Homestead address on a listing covers far more than the city limits: Leisure City, Naranja and Princeton to the north, Keys Gate and the planned communities to the east and south, and the Redland to the west. Homestead Air Reserve Base, Baptist Health Homestead Hospital and the Homestead Miami Speedway are the large employers and landmarks, Miami Dade College has a campus downtown, and Everglades National Park, Biscayne National Park and US 1 south to the Florida Keys all begin a short drive away. Florida's Turnpike ends just south of the city, and US 1 and the busway run north toward Kendall and Miami.

The Redland: Acreage, Groves and Estates

The top of the Homestead market is land. West and north of the city, the Redland is a farming district of tropical fruit groves, plant nurseries, horse farms and estate homes on one to ten acres and more, on the limestone of the Miami Rock Ridge. Much of it lies outside the county's Urban Development Boundary and is zoned agricultural, where the rule for a new home is one per five acres, although older lots of an acre or two are common. Many homes run on a private well and a septic tank, many have a guest house or a second dwelling, and some carry an agricultural classification on the tax roll because the grove or nursery is still working. For every Redland property we check the zoning, the boundary, the permits for every barn, guest house and addition, the well and septic reports, the survey and any lease to a farmer, because two estates of the same size on the same road can be worth very different amounts once those are known. Groves and nursery parcels are also sold as land on their own, from a few acres to working farms of seventy acres and more.

New Construction, Townhomes and Planned Communities

New construction is a steady part of what is for sale in Homestead, and most of it is townhomes. The east and south sides are filled with gated planned communities, from Keys Gate, Waterstone, Malibu Bay, the Isles at Oasis and Baywinds to newer ones such as The Riviera, Towns at Seascape, Siena Reserve and Corsica, and builders including Lennar are still adding more: Altamira inside Keys Gate, Terra Sol, Aria Park, Parker Pointe and the plats south of Palm Drive. Most carry an association with a gate, a pool and a clubhouse, and some carry a Community Development District assessment on the tax bill as well. New construction brings the current hurricane code, impact windows and a builder warranty, and builders often offer closing cost help or a rate buydown that never appears in the MLS. A BreakThru agent can represent you on a builder contract; builders typically compensate the buyer's agent, so our representation usually adds nothing to the price.

Neighborhoods

East and south: Keys Gate and the sections inside it, Altamira, The Riviera and Towngate; Keys Cove, Venetia Gardens and Venetia Grove, and Towns at Seascape nearby; the Isles at Oasis, Baywinds, Malibu Bay, Waterstone, Portovita and the new Parker Pointe and Sunstone in east Homestead; Lakeshore, Terra Sol and Aria Park in the south; and, south of Palm Drive, Century Park Square, Jinama South and the 55 and over Gateway West. North: Leisure City, Seapines, Paradise Pines, Cedar Pointe, Naranja, Princeton, Mandarin Lakes, Silver Palm, Coco Palm Estates, Hemingway Point, Siena Reserve and Sunrise Estates. West: the Redland, its groves, nurseries and acreage estates, and Bonanza Ranch Estates within it. Each neighborhood page carries its live listings and recent sales, and the acreage, horse property, new construction, townhome, gated, lakefront and luxury pages below cut the whole market the way buyers search it.

Selling a Home in Homestead

Your Homestead buyer may already be looking. BreakThru Realty works with hundreds of prequalified buyers searching for properties. Each one tells us the areas, the price range, the property type and the features they want, and we keep that on file. Before you list, a broker checks your home against those requests and prices it from recent MLS sales near it, and if no buyer on file fits, the plan reaches the rest of the market. A Homestead seller usually competes with a builder as well as with other resales. A townhome in The Riviera or Coco Palm Estates is measured against the new townhomes going up a few miles away, with their incentives, so pricing starts from the closed sales in your community and the builder's current price on a comparable new home. A house with no association in Leisure City or Naranja draws a different buyer, often someone who wants room for a boat or a trailer, and a Redland estate is priced by its land, its zoning and its improvements rather than by the square foot. Buyers ask early about the roof, the insurance, the flood zone, the association and any CDD, so we assemble those before the listing goes live. Start with a free valuation built on recent MLS sales, ask for a full comparative market analysis, or request a cash offer if you need a fast, as is sale.

Investing in Homestead

Investors buy in Homestead for newer housing at entry level prices and for a deep annual rental market of townhomes and houses, leased to families, to staff at the air base and the hospital, and to people who work in the Keys or on the Redland farms. Townhomes in the gated communities are the core of the rental stock, so the association's leasing rules, its approval process and its fees come first, and some communities limit leasing in the first year of ownership. Houses with no association in Leisure City, Naranja and Princeton leave those decisions to the owner, and a few duplexes and small multifamily buildings trade near downtown. Land is its own investment: groves, nurseries and development tracts along the Urban Development Boundary, where the zoning and the boundary decide what the parcel can become. Insurance, the CDD and the association fees set the carrying cost, and the Homestead rental pages show what is leasing now.

Homestead Real Estate FAQ

What areas does a Homestead address cover?
More than the city limits. Listings with a Homestead address include the City of Homestead itself, the unincorporated communities of Leisure City, Naranja and Princeton to the north, Keys Gate and the planned communities to the east and south, and the Redland, the farming district to the west. Florida City, just south, is a separate city with its own address. Taxes, utilities and some services depend on whether a home is inside the city or in unincorporated Miami-Dade, so we confirm which for every property.
How much does a home cost in Homestead?
It depends on the kind of home. Condominiums in Naranja Lakes, Lakeshore and Venetia Gardens sit at the entry level, townhomes in the gated communities make up the middle of the market, newer single family homes in Keys Gate, Waterstone and Baywinds come next, and Redland estates on acreage carry the highest prices. The market table on this page shows the current median list and sold prices, updated daily from the MLS.
Can I buy acreage, a grove or a farm in the Redland?
Yes. The Redland has homes on one to ten acres and more, working groves of longan, lychee, mango and avocado, plant nurseries and horse property, and the land page lists the parcels for sale. Before you offer, confirm the zoning, whether the parcel is inside or outside the Urban Development Boundary, how many homes the zoning allows, any agricultural classification on the tax roll, the well and septic, and any farm lease in place. Lenders treat acreage and agricultural parcels differently, so consult a lender early.
Should I buy new construction or a resale in Homestead?
Compare them side by side. A new home brings a builder warranty, the current hurricane code and often a lower insurance quote, and builders offer incentives such as closing cost help or a rate buydown. A resale a few years old in the same area may come with upgrades, landscaping and window treatments already in place. Check the association fee and any CDD assessment on both. We can represent you on a builder contract, and builders typically compensate the buyer's agent.
What should I know about flood zones and insurance in Homestead?
East Homestead is low ground near Biscayne Bay, while the Redland sits higher on the rock ridge, so the flood zone changes from one community to the next. Insurers price the roof age, the windows and the wind mitigation features, and many homes here were built or rebuilt to the stricter Miami-Dade code after Hurricane Andrew. We ask for the elevation certificate, the wind mitigation and four point reports and an insurance quote before you commit.
What is my Homestead home worth?
Request a free valuation and we build it from recent closed sales in your community, adjusted for the lot, the view of a lake or the golf course, the roof, the condition and the upgrades, and compared with the builder's current price on a comparable new home nearby. For acreage in the Redland we price the land, the zoning and the improvements separately. For a listing decision we prepare a full comparative market analysis, and homeowners who need a fast sale can request a cash offer.
Do you already have buyers looking for homes in Homestead?
BreakThru Realty works with hundreds of prequalified buyers searching for properties. We keep each buyer's requirements on file: the neighborhoods, the price range, the property type and the features they are waiting for. Whether one of them fits your home is something a licensed broker checks for your property specifically, before the call. Your home may be the one a buyer is waiting to find; we confirm it before we call it a match, and a potential match is a conversation, not an offer.
