Real Estate for Actors, Producers and Film Crews

Housing that follows a production schedule, not a lease form

A production arrives in South Florida with a start date that is firm until it is not, a cast that needs privacy, a crew that needs beds within a reasonable drive of the location, and a production company that wants one contact and one invoice. BreakThru Realty arranges housing on those terms: fully furnished homes and apartments leased to the schedule, written so a pushed start or an added week does not become a dispute, and set up so the people who must not be found are not.

Brief Us on the Production · Our privacy standard

The Lease Follows the Call Sheet

A production lease has to survive the one thing every shoot has in common: the dates change. We draft around that from the start. The term is tied to the schedule with a window either side, there is an option to extend at a stated rent, an early-wrap clause with defined notice, and a holdover rate agreed in advance so an extra week of pickups does not turn into a negotiation at midnight. Rent, deposits and the furnished inventory are set out in the document. Florida taxes residential leases of six months or less, which catches most production stays, so the tax is budgeted rather than discovered on the first invoice.

Who Signs: The Company or the Person

Whether the tenant is the production company, a performer’s personal services company or the individual decides more than who pays. An owner leasing to a corporate tenant usually wants the lease to name the people who will occupy the home and to limit subletting, and the production’s insurance has to respond correctly: the owner may ask to be named as an additional insured on the production’s liability policy, while the occupants’ own belongings fall under renters coverage that the company policy may not provide. Whether a personal services company or any other entity should be the tenant is a question for the production’s attorney and accountant, and BreakThru Realty drafts to whatever they decide.

Housing a Crew Across Several Homes

A crew of forty does not fit in one house, and a producer does not want forty leases. The usual shape is a block: a number of furnished apartments in one or two buildings for the crew, a few houses for department heads, and a separate, quieter arrangement for principal cast. We assemble the block from furnished inventory, corporate housing and private owners willing to lease short term, keep the paperwork consistent across all of it, and give the production office one point of contact for keys, parking passes, maintenance and move-out inspections. The block is sized to the schedule with a margin, because crews grow during prep and shrink after wrap, and the leases allow for both.

Where the Shoot Is, and Where to Sleep

Miami and Fort Lauderdale are shot more than any other part of the state, and each location has its own geography. A production working the Miami Beach hotels, the causeways and Brickell is served by housing in Miami Beach, Edgewater, Brickell and Coconut Grove. A shoot on the Fort Lauderdale beaches, the canals of Las Olas Isles or the yards along the river is served from Fort Lauderdale, Rio Vista, Harbor Beach and Lauderdale-by-the-Sea. Soundstage work around Doral and the airport corridor points toward Doral, Coral Gables and the western suburbs. We time the drive from each housing option to the base camp at call time and again at wrap, because a crew that spends two hours a day on I-95 is not a rested crew.

Cast Housing Is a Different Problem

Principal cast need something the crew does not: a house that nobody can find. That means a property chosen for its gate, its setback and its sightlines from the street and the water, a lease signed by a company or counsel rather than in the actor’s name, deliveries and drivers handled through a staff entrance, and a short list of people who know the address. The house itself needs to work for someone who leaves before dawn and returns after dark: blackout bedrooms, a gym, a kitchen a private chef can use, and somewhere a trainer or a dialect coach can work. We look at those homes separately from the crew block and show them without the client present until the shortlist is down to two or three.

Fully Furnished Means Turnkey

A furnished home that is missing a coffee maker, a working internet connection and the second set of linens is not furnished for a production. Turnkey here means the home is ready to live in from the first night: utilities and internet on, television and streaming working, kitchen stocked with equipment, bedding and towels for the number of occupants, cleaning scheduled, and a maintenance contact who answers the same day. The inventory is photographed at move-in and move-out so the deposit is not argued over. Where a home falls short, we arrange what is missing before the keys change hands rather than leaving the production office to solve it from a trailer.

Condominium Rules Decide What Is Possible

Many of the most suitable furnished apartments in Miami and Fort Lauderdale sit in condominium buildings, and the building’s documents decide whether a production stay is allowed at all. Some set minimum lease terms of three, six or twelve months, some cap the number of leases per year, and most require the association to approve each occupant, which can involve an application, a background check and a board vote that takes weeks. A building that will not approve in time is not an option whatever the apartment looks like. We check the leasing rules and the approval timeline of every building before it goes on the list, and we use single-family homes and purpose-built furnished rentals where the calendar cannot wait for a board.

Our Privacy Standard

BreakThru Realty does not use a client’s name, likeness, team or transaction in its advertising, social media, website or press, before or after closing, unless the client asks for it in writing.

Questions We Are Asked

What happens to the lease if the shoot is pushed or wraps early?
A production lease drafted by BreakThru Realty builds in a start window, an option to extend at a stated rent, an early-wrap clause with defined notice and an agreed holdover rate, so a schedule change is handled by the document rather than by argument. The owner knows the terms before signing and the production knows its exposure.
Can the production company be the tenant rather than the actor?
Usually, if the owner agrees and the lease names the actual occupants. The owner may ask to be an additional insured on the production’s liability policy, and the occupants need their own coverage for belongings. Whether the company, a personal services company or the individual should sign is for the production’s attorney and accountant to decide, and the lease is drafted to match.
How many homes can be arranged for one production?
As many as the schedule needs, assembled as a block of furnished apartments for crew, houses for department heads and a separate arrangement for cast, with one point of contact for the production office. The block is sized with a margin because crews grow during prep and shrink after wrap, and the leases allow for both.
Why are some furnished apartments unavailable for a six-week shoot?
Because the condominium association’s documents set a minimum lease term or require an approval process that takes longer than the stay. BreakThru Realty checks every building’s leasing rules and approval timeline before offering it, and uses single-family homes and purpose-built furnished rentals where the calendar cannot wait for a board meeting.
Is sales tax charged on a short production lease in Florida?
Yes. Florida applies sales tax, and in some counties a local surtax, to residential leases of six months or less, which covers most production stays. The tax is itemized on the lease and budgeted from the start. Longer leases are generally exempt, and the production’s accountant can confirm how it applies to a particular arrangement.
