Residential Sales Division

Residential Sales Division

Buying or selling a home in South Florida, with a specialist for the kind of home and the kind of move.

The Residential Sales Division represents people buying and selling homes across Miami-Dade, Broward, Palm Beach and the Treasure Coast. Its seven departments split the work by the decisions that actually differ: a first purchase, a condominium, a waterfront lot, a move from another state, an estate or a move to a smaller home.

Departments in the Residential Sales Division

Homebuyer Representation Department

Buyer's agents who search with you, pull the recent sales, negotiate the offer and manage inspections, appraisal and closing.

First-Time Homebuyer Department

Help for a first purchase: the Florida and county assistance programs, what you need saved, and each step explained before you take it.

Condominium & High-Rise Department

Condo specialists who read the association budget, reserves, milestone inspection and rental rules before you buy, and who know the buildings by name.

Residential Listing Specialists Department

Listing agents who price from closed sales, prepare and market the home, and negotiate every offer through to closing.

Waterfront & Beachfront Properties Department

Specialists in ocean, Intracoastal, canal and lake property: dockage, bridges, seawalls, flood elevation and insurance, the things a waterfront price depends on.

Relocation & Corporate Relocation Department

Buying from another state, moving a family, or moving employees: the plan, the remote buying process and the employer programs.

Estate, Probate & Downsizing Department

Selling a home after a change in the household: an estate, a trust, an inheritance, or a move from a larger home to a smaller one, with the sale and the next move planned together.

Who the Division Serves

Anyone buying or selling a house, townhome, villa or condominium to live in or to keep: first-time buyers using a state program, families moving up, owners selling to move on, buyers relocating from another state, and families settling an estate. Investors buying two to four units are welcome here too; larger income property belongs to the Investment & Institutional Division.

How the Work Is Done

Every engagement starts with a conversation about the decision in front of you, not a sales pitch. Buyers get a written search plan, the recent sales behind any home they are serious about, and the inspection, insurance, condominium and flood questions answered before an offer. Sellers get pricing built from closed comparable sales, a marketing plan in writing, and every offer explained side by side. Consult a lender early about what you qualify for; we work with whichever lender you choose.

Frequently Asked Questions

What does the Residential Sales Division do?
It represents buyers and sellers of homes and condominiums in South Florida and the Treasure Coast, through seven specialist departments: homebuyer representation, first-time buyers, condos and high-rises, listing specialists, waterfront and beachfront, relocation, and estate, probate and downsizing sales.
Does it cost anything to talk to a buyer's agent?
No. The first conversation is free. How a buyer's agent is compensated, and by whom, is set out in a written agreement before we show you homes, as the MLS rules now require.
Can the same agent help me sell and buy?
Yes. Most sellers are also buying, and the same agent can handle both sides of your move, with the timing of the sale and the purchase planned together.
Do you work with my lender?
Yes, with whichever lender you choose. Consult a lender early about what you qualify for, so your search starts at the right price.
