New Homes on Their Own Lots

Hundreds of new custom houses are for sale on single lots in established neighborhoods, without a community behind them. Search every new construction home in South Florida, or open the new construction page for a city below.

How This Page Is Built

A community appears here when the MLS lists new homes in it: a subdivision where a builder is selling, or where an association exists and more than one home is new. The condo developments come from the same feed, plus the announced projects we track that have not reached the MLS yet. Everything is measured against the feed, not copied from a brochure, so a project that only sells from its own sales office appears the day its first home is listed. Ask us about any development you do not see.

New Homes, Townhomes or Condos

A new single family home gives you the lot, the plan and the finishes, and a homeowners association that usually covers the common areas only. A new townhome shares walls and often a roof, costs less per square foot to buy and insure, and comes with an association that maintains the exterior. A new condo is a unit in a building whose association owns the structure; the deposit schedule, the reserves and the rental rules matter as much as the floor plan. We help you compare the three on the full monthly cost, not the price alone.

Buying From a Builder or a Developer

The sales office works for the builder or the developer, and most will compensate a buyer's agent only when the agent is registered at your first visit or inquiry. Contact us before you go. We review the builder's contract, which differs from the standard Florida contract on deposits, deadlines and the completion date, compare the price list with the closings nearby, and in a condo read the offering documents and the budget with you before you reserve.

New Homes on Their Own Lots

Hundreds of new custom houses are for sale on single lots in established neighborhoods, from Rio Vista and Coral Ridge to Miami Shores, Pinecrest and Jupiter Farms. They are new construction without a community behind them, so they are not listed above; search them live below or on the new construction page for any city.

New Developments: Frequently Asked Questions

What is a new development?
A named project where a builder or developer is selling new homes: a community of single family homes, a community of townhomes, or a condominium building. Each has a sales office, a price list that moves with every release and a contract written by the builder or developer.
Does a builder charge more if I bring my own agent?
Usually not. Most builders set the price the same with or without a buyer's agent and pay the agent from their marketing budget, but they only recognise an agent registered at your first visit or inquiry. We confirm in writing how our fee is paid before we register you.
What is a CDD and does every new community have one?
A community development district is a special taxing district that financed the community's roads, drainage and amenities; its assessment is added to the property tax bill, separate from the association fee. Many master planned communities carry one and many smaller developments do not. We confirm it for the specific address.
Can I negotiate a new home price?
Builders rarely cut the base price, because every sale sets the comparable for the next one, but they negotiate on closing costs, upgrades, rate buydowns through their lender and the lot premium, especially on completed inventory. We bring the recent closings in the community to that conversation.
How current is this list?
The homes, prices and counts on each page come from the MLS and refresh daily. The list of developments is measured against the feed again as new communities and towers reach it, and a community whose homes are all sold leaves the list on its own.
