Buy a Teardown and Build a New Home in South Florida
When the best house on the street is the one not built yet
BreakThru Realty helps buyers find a home in the right location that needs work, then coordinates the architects, designers and licensed contractors who turn it into the home they wanted. Build is the largest size of project: buying a property for its land, removing the house and building a new custom home designed around you, in a neighborhood where an empty lot almost never comes up for sale.
Buying the Lot, Not the House
In South Florida’s established neighborhoods nearly every lot already has a house on it, so the way to build new is to buy an old one. The house is then judged differently: its rooms and finishes do not matter, and its lot is everything. Width and depth, orientation to the sun and the breeze, elevation, the flood zone, trees, utilities and what the zoning allows are the features you are paying for. A home other buyers avoid because of its condition can be the best lot available.
What the Zoning Allows
Before an offer, the question is what can be built. The city’s zoning sets the setbacks, the lot coverage, the height and often the total floor area, and some neighborhoods add design rules of their own. A historic designation, on the house or the district, can restrict or prevent demolition altogether. An architect reads those rules against the survey to tell you the size and shape of home the lot can hold, and that reading belongs inside the inspection period.
Demolition Is a Permitted Project of Its Own
A house cannot simply be knocked down. Demolition needs its own permit, utilities have to be disconnected and capped first, older homes may need to be checked for asbestos, and many cities protect certain trees and require a permit or mitigation to remove them. A licensed contractor handles the demolition, and its cost and timing belong in the budget and the schedule alongside the new home.
The New Home Meets Today’s Code
A new home is built to the current Florida Building Code from the ground up. In a flood zone that means the lowest floor is set at or above the required flood elevation, which can raise the house well above its neighbors and shapes the design of the entry, the garage and the yard. In Miami-Dade and Broward the High-Velocity Hurricane Zone rules apply to the structure, roof, windows and doors. Those requirements add cost, and they are also why a new home is typically stronger and less expensive to insure than the house it replaced.
The Team and the Timeline
A custom home needs an architect, a structural engineer, a civil engineer or surveyor for drainage and elevations, an interior designer and a licensed general contractor or custom builder, with a landscape architect and a pool contractor where the plan calls for them. Design and permitting come before any construction and take months on their own. We introduce professionals suited to the project, and you choose and contract with them directly.
How a New Build Is Financed
Buying a teardown and building is usually financed differently from buying a finished house. Construction loans release money in stages as the work is inspected, and some convert to a permanent mortgage when the home is complete. Lenders typically want the plans, the builder’s contract and the budget before they commit. Consult a mortgage lender who offers construction loans before you make an offer on a property you intend to rebuild.

Frequently Asked Questions
- How do I find a teardown property?
- Teardowns are rarely advertised as such. They are older homes on good lots, often listed in as-is condition, where the land carries most of the price. An agent searching by lot size, location, zoning and elevation rather than by rooms finds them, including some that are sold before reaching the wider market.
- Can any house be torn down?
- No. A house that is individually designated historic or sits in a historic district may be protected from demolition or need a review board’s approval. The city’s historic preservation office confirms the status of a specific property, and that should be checked before the offer.
- Is building new more expensive than renovating?
- It is usually a larger total, but not always a worse value. When a renovation would replace most of the house or would trigger flood elevation requirements, a new home built to current code can be the more sensible use of the same money. Written bids for both routes are the only fair comparison.
- Does BreakThru Realty build the home?
- No. BreakThru Realty finds and negotiates the property and coordinates the journey. The home is designed and built by the licensed architect, engineers and contractor or custom builder you select, under your contracts with them.
- Where can I see new construction that is already for sale?
- The new construction pages on this site list newly built and under-construction homes across South Florida, for buyers who want a new home without building it themselves.
BreakThru Realty is a licensed Florida real estate brokerage. Design and construction are performed by licensed, insured professionals you choose, under your own agreements with them.
