What a vendor onboarding review asks for, published where it can be, and sent on request where it cannot
BreakThru Realty provides local brokerage, valuation, marketing, and disposition support for institutional property owners. This is the public part of the package an asset manager, broker network or vendor management team reviews before adding a listing broker: the verified qualifications, the service territory, the procedures an assignment follows, and sample deliverables you can read before ordering any work. The W-9 and the insurance documentation are sent on request.

Your first step: Broker Capability & Disposition Package
Request Our Broker Capability Package
Every asset needs a plan and every decision needs a name beside it. The package sets out how BreakThru Realty values, preserves, markets, reports on and disposes of an assigned asset, with the coverage, credentials and workflow your vendor management needs to onboard us.
What you receive
Capability statement: services, coverage area and the broker of record's credentials
Assignment workflow from receipt to closing, with the turnaround at each step
BPO and valuation methodology
A sample of the status report an asset manager receives
Licensing, insurance and W-9 documentation for vendor onboarding
What happens next
Tell us the organization, your role and the asset types and counties you cover.
Our broker of record assembles the package for your platform.
We reply within one business day with the package and the onboarding documents.
You decide whether to add us to your broker network.
Capability and process, not claimed volume: the package describes what we do and how, and you decide whether it fits your panel.
Before an institution assigns property to a listing broker, someone has to qualify that broker: a vendor management team, an asset manager, or the administrator of a broker network or asset management platform. That review asks for the same things almost everywhere, and this page is built to answer it in one place. It is written for the person carrying out that review, and it is meant to be read before any contact is made, so that a request for the full package is a request to proceed rather than a request for basic information.
What Is Published Here and What Is Sent on Request
The package has two parts. Everything that can responsibly be public is on this page or linked from it. The documents that carry tax and policy detail are released to an identified institutional contact, by the broker of record, in answer to the request form on this page; that keeps them out of general circulation and lets the brokerage send the versions your onboarding actually requires.
Published — verified qualifications: legal name, broker of record, Florida license number and where to verify it, MLS membership, office and hours
Published — service territory: the six counties covered and the principal cities in each
Published — assignment procedures, from receipt to closing, with the turnaround standards
Published — a sample broker price opinion and a sample weekly asset report
Published — the biography of the broker of record
On request — Form W-9
On request — insurance documentation, in the form your onboarding requires
On request — the Florida brokerage license record
Verified Qualifications
BreakThru Realty LLC is a licensed Florida real estate brokerage, founded in 2025, with one named broker of record whose Florida real estate license number is in the credential table on this page. The license can be checked independently on the Florida Department of Business and Professional Regulation’s public license search, and the brokerage’s membership of BeachesMLS, the multiple listing service for its footprint, can be confirmed with the MLS. The brokerage does not list approvals, platform registrations or institutional clients it cannot document, so an approval is named on this page only once the institution or network concerned has confirmed it.
Service Territory
BreakThru Realty takes REO, valuation and inspection assignments in six Florida counties, worked from its office in Fort Lauderdale and covered by its BeachesMLS membership. Assignments outside this territory are declined rather than accepted and worked from a distance, because local presence is the service an institutional owner is paying for. The principal cities in each county are listed below; the brokerage publishes live-MLS guides and daily housing-market reports for cities and counties across this territory on this website.
Miami-Dade County — Miami, Miami Beach, Coral Gables, Hialeah, Homestead, Aventura
Broward County — Fort Lauderdale, Hollywood, Pompano Beach, Coral Springs, Pembroke Pines, Deerfield Beach
Palm Beach County — West Palm Beach, Boca Raton, Delray Beach, Boynton Beach, Jupiter, Palm Beach Gardens
Martin County — Stuart, Jensen Beach, Palm City, Hobe Sound
St. Lucie County — Port St. Lucie, Fort Pierce
Indian River County — Vero Beach, Sebastian
Assignment Procedures, From Receipt to Closing
Every assignment follows the same steps in the same order, so that an asset manager knows what happens next without asking, and so that the weekly report can show where each asset stands. The timings are the brokerage’s published standards: commitments about process that a client can hold it to from the first assignment. Where a standard cannot be met on a particular asset, the brokerage says so when the assignment is received rather than when it falls due.
Acknowledgment — the same business day, stating whether the deadline on the file is achievable
First visit — inspection and occupancy verification with date-stamped photographs, on the timeline the assignment sets
Securing — where the property is vacant, a re-key and secure recommendation the same day, with an itemized bid
Valuation — broker price opinion within 24 to 48 hours of access, with as-is and market-ready values and a repair schedule
Strategy — a written recommendation to repair or sell as-is, argued from net figures, for the client’s decision
Listing — BeachesMLS listing with photography and the seller addenda attached, syndicated and sent to the investor list
Reporting — a weekly report on every asset, in the client’s system, and same-business-day answers to status requests
Offers — every offer verified and compared on one sheet by net proceeds, then submitted in the client’s format
Closing — title, association estoppel, lien and permit searches opened early, and the closing statement checked against the contract
Sample Broker Price Opinion
The sample below shows what a BreakThru Realty interior broker price opinion contains and how it is laid out: the subject property, the closed comparable sales with their adjustments, the competing active listings, the repair schedule, the as-is and market-ready opinions of value, and the net comparison that leads to the recommendation. It is a format sample on an illustrative property. Where a client has its own BPO form or platform, the same content is delivered on that form.

Sample Weekly Asset Report
The sample below shows the weekly report an asset manager receives for each listed asset, in the order it is always written: status, the week’s activity, offers compared by net proceeds, price position against the competition, property work, open issues with who each is waiting on, and the recommendation for the coming week. It follows the same illustrative property as the sample valuation. It is delivered in the client’s platform or format, and a portfolio receives one of these per asset plus a roll-up.

How Vendor Onboarding Works With BreakThru Realty
Send the request form on this page with the counties you need covered, the vendor platform or network you use, and the documents and insurance minimums your onboarding requires. The broker of record replies the same business day with the W-9, the insurance documentation and the license record, completes your vendor application or platform registration, and works within your vendor agreement and addenda rather than asking you to accept the brokerage’s own paperwork. If your process starts with a test assignment, a broker price opinion is the usual one, and it can be ordered from the valuation page on the same terms.
Single-family homes; Condominiums and townhomes; Small multifamily and residential income property; Land; Commercial property; Businesses with real estate
Assignments accepted
REO and bank-owned listing assignments; Institutional and portfolio disposition; Broker price opinions and valuation-only assignments; Occupancy verification and property inspections; Property preservation and make-ready coordination
Vendor capability
Licensed and insured trades coordinated by the brokerage; itemized bids approved in writing before work begins; before-and-after photographs on every job
Reporting
Weekly per asset by default, delivered in the client’s platform or format
The documents a broker network, asset management platform or approved vendor list registration normally asks for. The ones that can be public are published and linked here; the W-9, the insurance documentation and the license record are sent by the broker of record on request.
Yes. Assignments, BPOs, status reports and offers are handled on the platform and the timelines your organization sets; the package lists the turnaround for each step.
Which counties do you cover?
Miami-Dade, Broward, Palm Beach, Martin, St. Lucie and Indian River for assignments; BPOs and valuations across those counties. The package states the coverage in detail.
Can we start with a single asset?
Yes. Many relationships begin with one assignment or one BPO; the package includes the assignment workflow so your asset manager knows what happens from day one.
Two Online Forms: Submit an Assignment or Request the Qualification Package
Request the Broker Qualification Package
For adding BreakThru Realty to a broker network, an asset management platform or an approved vendor list. Tell us what your onboarding requires and the package comes back from the broker of record, with the W-9 and insurance documentation.
This is an online form on this page. It asks for your name, work email and phone, then: Institution or company; Your role (optional); Type of organization; Coverage you need; Expected assignment volume; Vendor or asset management platform (optional); Onboarding requirements (optional).
Your request is with our broker of record, who replies the same business day with the qualification package and the documents your onboarding requires. The public part of the package, including the sample BPO and sample weekly report, can be read on this website now.
Submit an REO Assignment
For a property or a portfolio you are ready to assign: a listing, a valuation, an occupancy check or a disposition. This reaches the broker of record directly, and receipt is confirmed the same business day.
This is an online form on this page. It asks for your name, work email and phone, then: Institution or company; Your role (optional); Type of organization; Assignment type; Number of properties; Required timeframe; Property address or asset list; Reporting requirements (optional).
Your assignment is with our broker of record, who confirms receipt the same business day and states whether the deadline on the file is achievable before any work starts. If an asset list or assignment documents are to follow, reply to that confirmation with them attached.
Which documents are included in the BreakThru Realty broker qualification package?
Seven: the Florida brokerage license record, Form W-9, a certificate of insurance, the coverage map and county list, the biography of the broker of record, a sample broker price opinion and a sample weekly asset report. The coverage list, the biography and both samples are published on this page. The license record, the W-9 and the certificate of insurance are sent by the broker of record in answer to the request form, the same business day.
Can an asset manager see a sample BPO before onboarding BreakThru Realty?
Yes. A sample interior broker price opinion is published on this page, showing the subject property detail, the closed comparable sales and their adjustments, the competing active listings, the repair schedule, the as-is and market-ready values and the net comparison behind the recommendation. No request or contact is needed to read it. A sample weekly asset report is published beside it.
Are the sample BPO and sample weekly report based on a real property?
No. Both samples use an illustrative property, illustrative comparables and illustrative figures, and each is marked as a format sample. They show how the work is structured and what it contains, which is what a vendor review needs to see. They are not a record of a completed assignment, and BreakThru Realty does not publish client assets or client reports.
How do I request the W-9 and insurance documentation?
Use the broker qualification request form on this page and name the documents and the insurance minimums your onboarding requires. The request goes to the broker of record, who replies the same business day. These documents are sent to an identified institutional contact rather than published; if your process needs the insurance documentation in a particular form, say so in the request.
Is BreakThru Realty on the approved vendor list of a particular bank, agency or broker network?
BreakThru Realty names an approval or a platform registration only once the institution or network concerned has confirmed it, and none is listed on this page that cannot be documented. If you need to know whether the brokerage is registered with a specific network or platform, ask through the request form and the broker of record will answer directly, including where the answer is not yet.
