Residential Leasing Division

Residential Leasing Division

For renters, a shortlist and a lease you understand. For landlords, a qualified tenant and a well-run rental.

The Residential Leasing Division works both sides of a South Florida lease. Renters get a licensed agent who builds the shortlist, books the tours and steers the application and the association approval. Landlords get rent priced from real comparable leases, screened tenants, a Florida-compliant lease and, if they want it, full management.

Departments in the Residential Leasing Division

Residential Rentals Department

Rental agents who find, tour and apply for homes with renters; in most South Florida rentals the landlord pays the leasing fee.

Landlord & Rental Property Leasing Department

Leasing and optional full management for owners: pricing, marketing, screening, the lease, the association application and the day-to-day.

Who the Division Serves

People renting a home, condo or apartment anywhere from Miami-Dade to the Treasure Coast, and the owners who lease to them: individual landlords, owners leasing a condo for the first time, and owners who have inherited or moved out of a home and are deciding whether to sell or rent it.

How the Work Is Done

For renters: a search built from your budget, commute and move-in date, tours arranged with listing agents, and help with the landlord's and the association's applications. For landlords: the rent priced from leases that actually closed nearby, marketing to every agent and portal in South Florida, tenant screening on credit, income, background, evictions and references, and a lease that follows Florida law. Full management is optional, and the fee for either service is set out in writing before you sign.

Frequently Asked Questions

Do renters pay BreakThru a fee?
In most South Florida rentals the landlord pays the leasing fee, not the renter. When that is not the case for a home you want, we tell you before you apply.
Do you offer property management?
Yes. Landlords can lease with us and manage the home themselves, or add full management and hand us the day-to-day as well. The fee for either is set out in writing before you sign.
How do you screen tenants?
Credit history, verified income, criminal background, eviction history, prior landlord references and identity verification. We also manage the condo or HOA application when the community requires one.
What does Florida law say about security deposits?
Under section 83.49 of the Florida Statutes, a landlord must tell the tenant in writing, within 30 days of receiving the deposit, how and where it is held. After move-out the landlord has 15 days to return it if there is no claim, or 30 days to send written notice of a claim. This is a summary, not legal advice.
