What Decides a Waterfront Price
Two homes on the same canal can be worth very different amounts. The water the lot faces (ocean, Intracoastal, a wide canal or a lake), the feet of frontage, the depth at the dock at low tide, the age and condition of the seawall, whether a boat can reach the ocean without passing under a fixed bridge, and how far it is to the inlet all move the price, as do the flood zone, the elevation and the insurance.
How the Waterfront & Beachfront Department Helps
Waterfront specialists check the things a listing rarely states: the bridge clearances on the route out, the dock and lift, the seawall and any permits on it, the flood elevation certificate and an insurance quote, before you offer. Sellers get the frontage, the dockage and the route to the ocean documented and marketed to the buyers who search for exactly that.

Frequently Asked Questions
- What does "no fixed bridges" mean?
- That a boat can travel from the property's dock to the ocean without passing under a bridge that does not open. Fixed bridges cap the height of the boat you can keep at home, so sailboat and sport-fishing owners search for these homes first.
- Who is responsible for the seawall?
- Usually the owner of the lot. Seawall repair or replacement is expensive and some cities now set minimum seawall heights, so ask for the seawall's age and condition and any inspection or permit history before you buy.
- Do waterfront homes need flood insurance?
- A lender requires it for a home in a high-risk flood zone, and most waterfront homes are in one. Get a quote early: the elevation certificate and the flood zone decide the cost, and it can change what a home is worth to you.
