Scope of Work on an REO Assignment

What a BreakThru Realty REO assignment covers, from the day the property is assigned to the day it closes. Every item is performed by the brokerage or coordinated by it, which is the point: nothing on this list is a service the asset manager has to source separately and then supervise.

  • Initial property inspection — An interior and exterior inspection within the timeframe the assignment sets, with date-stamped photographs of every room, the exterior elevations, the roof where it can be seen safely, mechanical systems, and any damage, debris or hazard.
  • Occupancy verification — A physical check of whether the property is occupied, vacant or abandoned, with the evidence that supports the finding: utilities, mail, vehicles, personal property, neighbor contact where appropriate, and photographs.
  • Broker price opinion — An as-is and a market-ready opinion of value supported by MLS closed sales and active competing inventory, with a repair adjustment and an estimated marketing time.
  • Pricing recommendation and repricing — A list price recommendation with the reasoning behind it, then scheduled price reviews against showing activity, inquiry volume and what has closed since the listing went live.
  • Property preservation coordination — Coordination of lock changes and re-keys, securing, debris removal, personal-property handling, lawn and pool service, and utility activation, with before-and-after photographs and itemized bids submitted for approval before work begins.
  • Repair and make-ready coordination — Bids from licensed and insured trades for the repairs that change the outcome, presented with the value each one is expected to return, so the asset manager decides what is worth doing.

  • Weekly reporting — A weekly status report per asset: showings, feedback, inquiries, offers, price position, marketing activity, work completed, open issues and the recommendation for the coming week.
  • Closing coordination — Title ordered, association estoppel requested early, municipal lien searches, permit and open-violation research, buyer financing tracked to clear-to-close, and the closing statement reviewed before the client signs.
  • Disposition strategy — A recommendation on the route that nets the most: retail listing, investor sale, as-is versus repaired, auction, or holding for a season, argued from the asset’s own numbers rather than from a default.

Inspection, Occupancy and the First Visit

The first visit decides most of what follows, so it carries the tightest standard in the assignment. BreakThru Realty attends the property on receipt of the assignment and reports occupancy status, exterior and interior condition, and any immediate hazard or security problem, with date-stamped photographs supporting the finding. Where the property is occupied, the report states what the evidence is and stops there: the brokerage does not undertake eviction, cash-for-keys negotiation or any other action involving an occupant except on the client’s written instruction and within Florida law. Where the property is vacant, a re-key and secure recommendation goes out the same day, with an itemized bid rather than an invoice after the fact.

Valuation and Pricing

Every asset gets an as-is opinion of value and a market-ready opinion of value, each supported by closed sales from BeachesMLS and by the active inventory the asset would actually compete against, with a repair adjustment and an estimated marketing time at the recommended price. Pricing is then reviewed on a schedule against showing volume, inquiry volume, written feedback and what has closed since the listing went live, so a price change is argued from evidence rather than from the passage of time. Marketing an REO Asset

A bank-owned property is listed on the same MLS, read in the same search results and judged by the same buyers as every owner-occupied home around it, so it is marketed to that standard rather than to the lower standard REO inventory is often held to. The listing carries professional photography once the property is presentable, complete and accurate MLS data, the seller addenda attached from day one so a buyer’s agent is not surprised at contract, syndication to the national portals, and placement on the brokerage’s own website, which publishes live-MLS city, neighborhood, ZIP-code and housing-market pages across the counties it serves. The brokerage also works an investor buyer list for the assets where an as-is investor sale nets more than a retail campaign.

Offers, Negotiation and Closing

Offers are collected, verified and summarized on one comparison sheet showing net proceeds to the seller, financing type, proof of funds or pre-approval, inspection period, closing timeline and any contingency that carries risk, then submitted in whatever format or platform the client uses. After contract, the brokerage manages the file to closing: title ordered, association estoppel requested early because a late estoppel certificate is among the most common causes of a delayed Florida closing, municipal lien and open-permit searches run, survey and inspection access coordinated, buyer financing tracked to clear-to-close, and the settlement statement checked against the contract before the client is asked to sign.

Vendor Coordination

An REO asset touches trades, inspectors, association managers, municipal code officers, title agents, surveyors and utility companies. BreakThru Realty acts as the single point of contact for all of them, so the asset manager receives one thread per asset rather than nine. Work is quoted before it is done: itemized bids go up for written approval, approved work is photographed before and after, and invoices are reconciled against the approved bid. Trades used on institutional assignments are licensed and insured, and the brokerage will work with a client’s existing national vendor where the client prefers it.

Reporting

Reporting is weekly by default and per asset, and it says the same things every week so that it can be read quickly and compared across a portfolio: marketing activity, showings and feedback, inquiry volume, offers received and their status, current price position against competing inventory, work completed and work pending approval, open issues, and a recommendation. Reporting is delivered on the client’s schedule and in the client’s system — an asset management platform, a portal upload or a formatted email — rather than in a format the client has to translate. Ad-hoc status requests are answered the same business day.
